This place was fantastic!!! Location, parking, room, amenities and breakfast were all amazing. I didn't feel I was staying in a normal B&B, I felt like I was staying with extended family (but in a good way). The house is not a point of interest B&B, it's just a really nice house in a beautiful neighborhood with a huge lawn, garden, pool, movies and extremely friendly and accommodating owners. All of these things (including the breakfast, which was delicious) totally surpassed expectations.

Primrose had two drawbacks, however, one major, one minor. The serious drawback, and deal breaker for me for a return stay, was the bed. It was very hard and both my partner and I slept terribly the two nights we were there. I often sleep better in hotels and B&Bs because the mattresses in these places are usually softer than the one we have at home. I would not recommend this place if you need a soft bed (which I do). If you like a very firm mattress, you may find this place perfect.

The other drawback, which was minor, was that we could not close the blinds or curtains entirely against the morning light. The windows at the top of the room were very high, the blinds didn't reach and the curtains didn't quite keep out the light. It was bright in the room at 6:30am and this was early for us. We like it dark until it's time to get up. This one is not a deal breaker, but something they might consider amending, no biggie.

Room Tip: The room in the front of the house is where we stayed.

My wife and I had a wonderful few days at the Primrose Hill B&B. It is a new house, but looks like and is decorated like an older "farmhouse". The rooms are large, well-appointed, and comfortable, with plenty of natural light and plenty of amenties, including wi-fi, a small TV in each room, a pool, etc. The property is in a wooded, rural area but less than 10 minutes from the town of Rhinebeck itself - the best of both worlds. The setting is beautiful and quiet. Since there are just two rooms, our hosts provided a made-to-order breakfast at the time of our choosing, which worked great for us - not fancy but delicious. As long as you don't mind driving the windy, dark roads at night, you couldn't do much better than stay here if you are visting the area.

The Primrose Hill Bed and Breakfast is wonderful place to stay while visiting Rhinebeck. It’s located a short drive from town (within 10 minutes). Our room was the perfect size for the two of us; the bed was queen-size and very comfortable. There is a large closet, desk, small flat-screen TV with cable and a DVD/Video player (and many movies to choose from in the Inn’s collection, if you’re so inclined). The bathroom has a stall shower, and a hair-dryer, shampoo and conditioner, all amenities which are nice extras.

Breakfast is served at your requested time, and along with a dish of fresh fruit and homemade quick breads (including banana and zucchini— delicious!), we were offered eggs, bacon, French toast, pancakes — whatever we had in mind. There are several juice choices, and of course, there is fresh coffee and several types of tea from which to choose.

Most importantly, our warm and gracious hosts made us feel comfortable from the moment we arrived. We appreciated their hospitality and attention to detail. If we’re ever in the Rhinebeck area again, I know we’ll return to the Primrose Hill for our stay.

Located just a few miles outside of the center of Rhinebeck, Primrose Hill is a five-year old B & B situated on lovely grounds. The O'Riley's have outfitted their home well with spacious, clean rooms, and offer an excellent breakfast with a choice of eggs or pancakes along with fresh fruit. A large heated outdoor pool is another attraction.

We have just returned from a lovely stay at Primrose Hill. We were in the area to do some wedding planning and we were treated to a home away from home. Dave even had a cozy fire waiting for us when we returned after a rainy day. Good breakfast, clean and comfortable accommodations and friendly hosts - we will return.

Hosts Dave and Marian have done an amazing job. The location is perfect, just 10 min from Rhinebeck. The house itself is beautiful and the rooms were very spacious, nicely decorated and were very very clean. The beds are so comfortable, I wish I had one of those at home! Breakfast is a feast!
Dave and Marian are around to make your stay as comfortable as possible but they very much respect your privacy. This B&B is so much nicer than any B&B's we've ever been to. I would recommend any one to stay in this lovely home.

This B&B is an informal place -- people who built a large home with two extra guest rooms w/private bathrooms.

When we arrived, the family was in the backyard, using the pool. It was a hot day, so we opted to use the pool since it was offered. If you don't mind sharing the pool with the owners' young grandkids and sitting around the deck with family members who don't introduce themselves, then you will not feel out of place, as we did.

Some of the grandchildren were staying in the other extra bedroom that night and we found that the slamming of doors and running in the hallway until past 11 PM was annoying, especially since we were paying $175 per night -- not a bargain.

The hosts are very nice, well-meaning people. I'm sure that if we had been paying a price lower than a hotel rate, we would not have been quite so put off by the presence of grandchildren.

The house is nice enough. It is clean and modern, though without much charm.
