First I must say I am a full amenities hotel person. That being said, this place is amazing. It is a beautiful B&B, the owner great.. I had the Hill Suite and tried each of the beds, all soft and beautiful linens. Even the chairs can be slept in. The rooms and bathrooms are clean and the outside area by the pool is a perfect place to relax. Elizabeth serves a perfect breakfast (I used the waffle maker every day, need to get her batter recipe) and then in the pm she puts out red and white wine with glasses. A truly lovely place.

Staying at Mainstay was like staying with friends in a lovely old house in pretty surrounds complete with Tallulah the family poodle. The rooms are beautifully decorated, the beds are comfortable ,good breakfasts and Elizabeth is a wonderful hostess who went out of her way to make our stay enjoyable. The house is a good mile out of Southampton so a car is a plus.

We look forward to staying with Elizabeth in the future.

Room Tip: Our room was called Gin Lane and was excellent

We had a lovely stay at the Mainstay for 2 nights. We didn't take advantage of much of the facilities as we had other plans. Elizabeth, the owner, is very nice and quite accommodating. The breakfast is very simple (fruit, baked bread, yogurt, waffles, hard boiled eggs), so if you're expecting something elaborate, this is not for you. Our room, Hillside, was quite spacious and had a daybed and another room, so could accommodate 3 adults or a family with children. The bathrooms are simple, could use a bit of updating, but perfectly fine. The bedding was indulgent and quite cozy. If looking for a B&B in Southampton, I'd certainly recommend the Mainstay.

The Mainstay was fabulous, the services were excellent. The room was white glove clean. The hostess was the mostess! A yummy breakfast and then in the afternoon wine waiting for us by the pool and the lush gardens. If you are looking for the Best of Best go to Mainstay! I already booked two more trips this summer. Also Cooper’s beach is very close to the Mainstay, one of the most beautiful beaches I have ever seen!

We have stayed at the Mainstay at least 3 or 4 times over the past few years ( with and without kids) and have always had a wonderful experience. We usually stay in the Gin Lane room, which we love, but this time we stayed in the Coopers Beach Room, which is now our favorite room (actually its a 2 bedroom suite). Very spacious. Elizabeth is a fabulous host and knows how to make everyone feel comfortable and taken care of without being intrusive. You sense the feeling that she wants you to enjoy the home as if it is your own. We do just that!

It is a very clean, cozy and charming home and is close to Main Street and the beach. The saltwater pool and backyard are wonderful too. We spent a lot of time there, relaxing in the pool and eating our fresh-picked strawberries. Our gracious host brought us some wine and it really perfected the afternoon. It is a place full of rustic charm, lots of character and a considerate and very knowledgeable host. I highly recommend the Mainstay And we look forward to going back at the end of the month!

Me and my boyfriend stayed at The Mainstay for 6 nights. The first evening we arrived we had been travelling for 20 hours (we live in Finland), so we were really tired. Elizabeth made us feel very welcome and offered food and wine for us.

We were really happy to stay at The Mainstay. It was a beautiful old house and our room was really big and sweet. There was also a garden and a pool that we enjoyed spending our time in. In the mornings there was always really tasty breakfast with waffles, fresh fruit, coffee, granola, muffins and juice. Elizabeth even bought my boyfriend special gluten free bread, because he can't eat wheat. Elizabeth is a really friendly and warm person. She was very helpful and gave us a lot of tips what to do in The Hamptons. She was always there if we needed something.

We had an excellent week staying at The Mainstay and I would highly recommend this place :)

This place was recommended by my girlfriend's co-worker...and it did not disappoint. This was our first ever bed and breakfast. Elizabeth was very accommodating from the onset. By the phone conversation alone I knew that this would be an enjoyable stay. Upon our arrival she offered us a major upgrade to our room simply because it was available...I didn't even ask for it or tell her that it was our 1 year anniversary.

Once she found out about our anniversary a complimentary bottle of wine with bucket, ice, and glasses came to our possession presently. Additionally, she offered excellent advice about exploring Southampton.

As for the premises, it was vibrant, clean, and cozy. The backyard provided a nice hangout for anyone wanting to share a drink or meal outdoors. But, nothing beats the salt-water pool...it felt amazing; very good size and well-maintained, too. The only thing that didn't go so well was the bathtub. We were hoping for a romantic soak but it kept leaking and we had to scratch the whole idea.


Cooper Beach nearby is pricey and on windy days not worth it.
Main street offers some excellent shopping with a very European flair. I felt that the restaurants nearby were overpriced [Red Door & Cafe Plaza]. Next time I plan on visiting we will try Saint Ambrose - it looked like a great dining experience and has very good gelato. The movie theatre at night was a pleasant surprise. The bright lights just had this wonderful feeling of spectacle.

If you plan on visiting Southampton I strongly recommend you try the Mainstay. It is very close and a fantastic value with an incredibly gracious host.
