There is a very interesting story for this motel that guests should be aware of before they stay.

Exmouth was originally settled by the Americans during World War II (there are references to Operation Potshot throughout the town), and it is still the base for the submarine operations for the American navy in the southern hemisphere. The motel is on a military base that is owned by the US navy and post-September 11 leased by the Australian government. There is still activity on the base - so it's not abandoned as some has alluded to. The resort building was built by the US military in 1972 (not the golden age of American architecture) and was eventually left derelict until 1997 when Axel and his family moved to Exmouth and breathed new life into the building in the form of the Seabreeze Resort. Boy, am I glad they did.

What did this mean to my stay?

First, the building is built to US specification including electricity. There are US and Australian power points, which is unique and convenient for our North American gadgets. It also means that if there were any electricity issues, it is probably the culprit.

Second, the water supplied is different (better!) than town water. It does not have that chlorinated tinge that town water has.

Third, we could not hear another guest because of the thick, steel re-enforced walls. The place was very quiet in the evenings.

The location of the accommodation is the nearest resort to the Cape Range National Park. This is really where people spend most of their time when visiting Exmouth because this is where the good beaches, Ningaloo reef and hiking trails are. We spent two days in the national park, so being that bit closer was well worth it. Also, many tours do pick-up/drop-off - and Seabreeze is the last to be picked up (read: more time to sleep in) and first to drop off which is great after a long day. The resort is 5km from the centre of town, but that's 5 min by car. You need a car regardless of where you stay in Exmouth so this isn't really a big deal.

The room we stayed in was well appointed and clean. The water pressure in the bathroom is great. Individual shampoos and conditions are provided - and they are very good (which is rare for hotel/motel shampoos/conditioners). The towels were fluffy and lovely. My partner and I both slept really well. Despite the aircon looking like a noisy beast, it was quiet and effective. The room also has a good sized fridge and the basics you need to cook a meal and clean up! We noticed that family suites have lovely dining tables in the common areas.

The pool looked well cared for. We did not use it because we were keen to snorkel and swim in the sea.

There is also a BBQ area with heaps of seating, condiments, etc.

The crown jewel of this place - service. The USP of this place is that nothing is too much for their staff. We showed up early (the morning flight in from Perth gets in 7:30am) and there was no issue accommodating our early arrival. They offer snorkel gear for hire at reasonable prices (we hired fins for my partner for $5/day), free dinner shuttle to/from town (we were meant to book by 4pm, but there was no issue when we requested a lift in at 5pm), personal recommendations for tours, etc. These people genuinely wanted our stay at the Seabreeze and Exmouth to be outstanding. The staff always had time to chat and offer suggestions to make our stay better.

Our main USP ( Unique Selling Point ) certainly is our team. We are so happy to have such caring, committed and hard working staff at the moment under the leadership of Nadja We are very happy to hear that you enjoyed your stay and that you value our hard work and achievements! It is challenging to run a 'normal' property in the North West, yet alone insides an active Naval Base out of a heritage listed building... Thank you for pointing out that everyone in Exmouth is required to have transport and that we are the closest report to the Cape Range National Park and Ningaloo Marine Park. The quiet rooms are certainly based on the solid walls and doors and makes your stay so much more more enjoyable.

Nice location, clean rooms, excellent pool and very friendly staff. Over all very nice hotel in exmouth. Definitely stay in this hotel again. Actually I am going for navy pier dive in December. I will definitely stay in sea breeze.

Room Tip: Take cooking material as exmouth is a small town so you might not find many varieties but breakfast...

After booking in for my 60th birthday we awoke at 9 am with no power we were not notified of problem no TV no wifi no hot water no coffee or tea (could not boil kettle) we also lost food as the fridge was not working on departing told reception we were not impressed did not even offer free breakfast I will be telling all my friends to book somewhere else. Also renovation have really been done on the cheap exhaust fan does not work behind 2 large curtains things like iron el cheap cloth shelves have never seen anything like it

Room Tip: Don't go there you will be sorry

Thank you for sharing your emotions with us. We understand your frustration, we too were surprised by this power cut. The Base had to turn the power off between 9:30am and 2:30pm to replace a power cable in front of our building. That was outside our control and we were not informed of this work to be conducted on that day. We apologized to all our guests in person, our Manager even gave you a large Esky and Ice free of charge to keep your food cold. It also started to rain and the wind to blow up. Not a nice day. Of course when there is no power, nothing incl TV are working. But there was plenty of hot water as it is a Solar System which gets still heated at night with electric heaters ans over 2000l of hot water is plenty for the resort..
We understand that you are not happy, yet it is your choice to blame us and the accommodation side of a power cut. We were as much negatively impacted as you as well as other guests who choose to feel sorry for us. There was nothing we could have done better or different as this power cut was not communicated to us. Again we apologize for the inconvenience which was outside our control. The time frame was minimized and during a time when most guests would be out on tours or at the beach. The cable is now fixed and the 2 street lights are now working making our resort much safer at night.
In regards to our design in the rooms I would not mind hearing from you how you would have used the space available in a more effective, efficient and stylish way.

When first coming into the resort it seems a little strange as it's stuck in the middle of nowhere but once you get acquainted with your surroundings you realise it's only a 5 minute drive to town and it's conveniently on the way out to turquoise bay and the cape range national park!
The BBQ and pool area looked nice not sure id feel entirely comfortable sunbathing by the pool as it's exposed to all the rooms and over looks the car park which isn't a great view, if you have kids desperate for a swim then I'm sure it would do the job. It was too cold this time of year anyway for us to give it a go.
We had an executive studio room which was on the 2nd floor and had been newly refurbished. The room was nice with a large queen and an extra single bed - I had requested twin beds as did the trip with a friend. The queen was large enough so we ended up bunking in together so that was fine as it felt a little unfair for one of us to be stuck on the single that didn't look anywhere near as comfy as the queen.
The staff were really really friendly and helpful and couldn't do enough for you which is always a great selling point for any hotel, they are definitely a credit. It does make this place a nice easy going, well kept and clean place to stay.
If I was after luxury or on a romantic or special holiday I wouldn't have chosen this place but it did the job and the pool area was probably my only disappointment when comparing to the pictures etc I'd seen on the website.
We got a good deal which included car hire and airport pick ups for the time we were there which was great too.
Definitely recommend to friends or families.

Thank you for your review and highlighting that our location is unique, the people great and the offered package great value. The big tree in the Pool area is loosing it;s leaves which happens twice a year and takes approx 2 weeks to get back to full glory. Once the canopy of the tree is in full blossom it almost covers all the view to the pool from above. Due to safety reasons we have to keep the view open in case of an emergency from below. We currently planting more palm trees in the area to block off the view to the next building. All new shade sails are currently in design and production, after they got destroyed in the last major storm.
So we are onto it. ;-))) Thank you for this good bit of info.

We stayed Exmouth in April 2014 for two nights after taking two weeks to drive up from Perth. Unfortunately a storm washed out the only road into/out of Exmouth so we missed our first night at the hotel. The reception staff were very helpful and understanding and kept the room free for us and gave advice on getting to the town and weather conditions.

On arrival we were surprised by how far from the town the hotel is. Its approximately 3miles/5km further along the road into Exmouth. It is part of Naval base and built in former officer quarters (from what i can remember!) which is very unique. On the down side, there are no amenities within walking distance. Arriving late on the first night, there was nowhere to stock up on snacks/water without driving back into town. Also there are no beaches within walking distance. Instead a short 15 min drive away from Exmouth leads you to some nice beaches on the edge of the national park. Exmouth itself was quite quiet - there is a supermarket, couple of bakeries and some cafes, but not many restaurants as far as we could see. We intended to go diving/snorkelling but again the storm prevented this by making the seas too rough to go out!

The hotel itself was good - rooms very large and spacious, modern and recently decorated. It includes kitchen, microwave, fridge/freezer so preparing your own food was easy. Or you could use the BBQs near the pool (all equipment included). Beds were comfortable and there was lots of storage spaces. Again bathrooms were modern and clean. The showers were a bit of a let down - they had kept the original military shower heads, which really did not give a satisfying shower - but that is more of a personal preference rather than a problem. The staff were very friendly and helpful, particularly in pointing out things we could do after our diving trips had been cancelled.

Overall, a good place to stay in Exmouth, but do be aware of distance from the town itself!

Thank you for your detailed review and yes, the location is unique. 5km from town are 5km from town for some it is a long way out for others it is nothing. When traveling you need to find out for yourself what is most important for yourself. We offer a very quiet place, a great night sleep, amazing personal service and above all a unique travel experience by sleeping in a historic ex US Naval Chief Petty Officers Quarters....
The building is heritage listed so there is only so much we are allowed to do. The shower however has me intrigued as we exchanged all shower heads as part of the 4 star renovation.... so I am a bit puzzled. We pride ourselves with nice,hot, good pressured showers, which are a pure luxury here in an arid environment.
Thank you for pointing out our caring staff and that we were helping you where we could!
I hope next time Ningaloo will be at it;s best. as it is now.... no wind. no swell. crystal clear warm water and wildlife everywhere!

The best bit of this place is the staff very friendly and helpful. My luggage got lost and they went to the airport to collect it her they eventually found it and sent to exmouth.
For European standards the hotel is definitely not cheap given the type of facility but that's Australia...
The room are nice well furnished, with a kitchen and very quite
They arranged for us the booking if the whale shark tour with the company 3 islands and it was excellent
We booked with the fly in special that I would recommend if you're not coming here by car.
You don't need to take your googles and fins you can rent them here
It's the closest hotel to the entrance of the park which is approximately 25 minutes drive.
Taken together we would recommend it and again the staff is very friendly and helpful

Thank you for your review and highlighting our package deals. We have put these package together over the past 10 years offering the best possible service and price to our guests. Exmouth / Ningaloo is not an easy destination to travel to and once you are here a lot of things can turn out to be very different then expected and planed. When booking a package with us we are able to look after you in a much better way and help when things are not going to plan.
The difference between the best holiday in your life and the worst lays very close in this remote part of Australia and the main difference is good planing and local knowledge and the desire to make peoples stay as nice and memorable as possible.

We stayed at The Seabreeze for 7 nights as a family. Exceptionally friendly and helpful staff who go out of the way to assist you. Accommodation very comfortable with a small kitchenette ( fridge, microwave, convection cooker, toaster, kettle, cutlery crockery etc) Basic breakfast included although we did not use this facility as not suitable for coeliac sufferers. Beach towels supplied foc daily and snorkelling equipment available for hire. Recommend a car in Exmouth to explore the area.
Overall enjoyed our stay here. It's a nice comfortable property close to some of the best beaches and marine life anywhere. A big thank you to the staff for their friendly and helpful service
