The Franklin is in a great location, right downtown within easy walking distance of UNC. The room was comfortable and attractive, the business center worked well, and the hotel has a very nice atrium area that is perfect for business meetings. However, housekeeping was below standard and breakfast service needed an attitude transplant. The hotel's TV station guide did not correspond to the location of the channels on the TV. We were never able to receive CNN, despite requesting the TV be adjusted. (It never was.) Housekeepers removed half-used shampoo and conditioner from the shower, but did not replace them. Consumable items connected with the coffeepot, like creamer and sweetners were not replaced. The breakfast room had every imaginable kind of tea except ordinary black tea. The Hispanic waiter may have initially misunderstood our request for black tea, but when he did get the idea, he seemed a bit snarky--as if our desire for a cup of ordinary tea were somehow unreasonable. Although every hotel room had quality teabags with the coffee service setup, they never made their way into the dining room.

The room was not very sound-proof. The second night we were unable to avoid hearing a very passionate couple going at it in the next room. I don't think they were unusually noisy lovers but they certainly had a lot of stamina, and their party-for-two went on for a very long time..

The front desk staff were very professional and helpful, and the free cookies, fruit, and ice tea at check-in desk were most welcome after a long day. Bar service was excellent.

The Franklin has the potential to be a really nice boutique hotel, but needs more attentive management, with particular emphasis on training the staff.

We received an excellent rate while visiting family for Thanksgiving weekend that included breakfast. We had several rooms to accomodate the two of us and college-age children. All staff were very friendly and accomodating. The hotel in general looks slightly dated although there were boards in the lobby that indicated that plans are in the works to upgrade the rooms' fabrics. This should help a lot. The rooms were quite large and our stay was very comfortable

Just got back from a game weekend and our first stay at the Franklin Hotel in Chapel Hill. We stayed in a king with balcony for $289/nt! With the exception of the awesome location and walking convenience to everything, this hotel has about a million and one kinks it needs to work out and needs some attention! Although the outward appearance is very nice at first glance (great bar area-hopping, rooms decorated stylishly, large shelving/ vanity plenty of counter space and storage in the bathroom, tons of towels, nice balcony), upon arrival, our room was dusty, the safe was broken, the closet was dirty (had hair all over the floor), and we had a tattered and torn bath mat. I will have to say when we called the front desk they immediately sent someone to fix our safe (we had to sit there and wait in the room for 30+ mins!) and clean our closet. Although the "lead" maid was exceptional, her "crew" she was trying to train behind her on how to clean our closet, etc., obviously fell short! It consisted of 2 men that did not speak English and looked rather disheveled. No wonder our room wasn't clean! The headboard looked like it had not ever been dusted and there was some mold, hair, and gel residue in our shower left behind from the traveller before (gross)! I did ask for all the down to be removed and upon arrival, that was taken care of (so points, there!)! They had put the top bed pillows on the floor, though, which I thought was pretty disgusting, considering how many people are walking on it! At first glance, the room is decorated very nicely, lots of storage space, etc., but the walls definitely are paper thin, though, and we were right off the elevator and were woken by a drunk woman pounding on the door next to us and cursing and screaming in the room at 3am! It only got worse when in the morning we requested maid service bc we were leaving the room for a few hours and they said they couldn't guarantee anything and that they would just come when they hit us by rotation...that should have been our first clue about the nonexistent maid service! For almost $300/nt we couldn't believe this and had never heard of such a thing! Who doesn't get maid service at a 4 star hotel when they request it?!? After being gone for over 3 (yes, 3) hrs, we returned to find our room still hadn't been cleaned! We finally requested service (or demanded) again when we left 2 hrs later and returned that night to rumpled sheets that looked like someone had rolled in, and 2 fresh blood stains on them at the bottom of the bed! OMG! They had not even "cleaned" our room, with no fresh glasses (all of the ones we had used including empty paper coffee cups were still there) and the credenza and bar area top had not been wiped, cleaned, etc.! I'm guessing they may have changed the sheets (bc the blood was not there before LOL) and gave us towels but nothing was "cleaned"!! DEFINITELY need to hire a whole new maid staff (with the exception of the sweet Phillipino lady they sent off duty to come and change our bloody sheets and bring us fresh glasses, etc. The bed looked perfect after I helped her put all fresh sheets on and make it! We gave her a nice tip anyway! She complained of the maid staff and said that they were not doing their jobs...really?! REALLY). MANAGEMENT- GET a new cleaning regime down or this hotel will be down and out in no time. I came back with the flu...hmmm...maybe germs from the person who stayed in our room before--ha! Front desk and bellman were nice and friendly enough, and the room size, balcony overlooking Franklin St., location, and downstairs bar were great. The fitness room left a lot to be lacking but they did give us a free pass to a gym nearby in Carrboro as a substitution. We did not try the breakfast that was included as it was sit-down and we did not want to take the time but the menu looked good enough. We definitely have mixed emotions on whether or not we'd stay there again based on maid service and questionable cleaning practices (with the bedbug rage you need to be careful!) and how much we paid, but again, outwardly, the rooms are nice enough and you cannot beat the excellent location. GET THE CLEANING DOWN and we'd consider staying there again!

When we go back to this area the Franklin will be our choice for the entire trip. A recent barbecue road trip in NC had us in a different place every night. We will use the Franklin as home base for our next outing.

I just returned from a one night stay in Chapel Hill at The Franklin Hotel. From the moment we checked in, everything was exceptional. We were upgraded to a Suite on the 5th floor. The room featured an enormous patio, a separate living room, 2 LCD TV, and an gigantic shower that was at least 5'x9'. The bed and linens were extremely comfortable. The hotel included lots of nice extras for the business traveler like your choice of newspapers, free wifi, fitness center, free garage parking, and a complimentary breakfast. The entire property is very well decorated, and had a luxurious feel to it. I had time for one well made drink in the very comfortable bar down stairs. The location is great, close to campus, right on Franklin Street.

The hotel is within walking distance to UNC, shops and restaurant. It is very basic and simple, not too fancy or large, but a good price for what you get. Breakfast is included and is white tablecloth service in a small banquet room. The gym is awful - just a tiny room with 2 treadmills, a bowflex and an elliptical. I was very disappointed they did not have a nicer workout facility. The staff is incredibly friendly and helpful, and there is always iced tea, apples or cookies at the front desk. I stayed in a king room with good-sized balcony which was a nice size and comfortable. Overall, it's the best place to stay for convenience.
