We were looking for a hotel for one night only, and checked into this place based on its trip advisor reviews. The hotel lobby and breakfast area are beautiful, and the front desk staff were very friendly. Our room was on the second floor and was billed as partial view--this meant that if we stood up and stretched to see over the dunes, we could see the beach. However, they told us that from the beginning, so we knew what we were getting. The room itself was large; it had a couch, but that didn't face the TV at all! The TV itself was small and had horrible audio video reception. We were only there for 1 evening, so didn't complain.

Breakfast selection was very poor, so if you stay here expect to eat somewhere else. We would probably stay here again if we were ever in the area.

We stayed for two nights this past week, a party of four, renting two supposedly pool-view/parking lot rooms. (The view was all parking lot, where we were.) Pros: excellent location on the beach, immaculately clean, well-sized room; good towels and high-quality toiletries. Also, nice little breakfast room, with excellent coffee and the usual pastries, muffins, etc. for a Continental breakfast. Didn't use the pool, but it looked very clean and nice, with a comfortably-furnished apron around it.

Cons: Biggest one being that one room was reeking of cigarette smoke, and even after an ozone machine was used for a couple of hours and Febreeze sprayed, the room was still unacceptable but we had to use it as the hotel was fully booked, even for more expensive rooms. Of course, we had to spend part of the afternoon out of the room when we'd like to have stayed there relaxing ... Also, one TV was not working properly and needed to be replaced so you had a (very nice) maintenance man in the room part of the afternoon.

One other Con: typical of many beach hotels, the A/C did not pull the humidity out of the room, so you ended up with a chilly, damp room (and in one case, one that smelled of cigarettes. All clothes hung in that room had to be washed when we arrived home.)

The motel said they couldn't do anything about people who smoke in a room when they're not supposed to; I guess that is true, but housekeeping could certainly detect the problem and do/have done a professional cleaning before it is rented to another party. Therefore, I cannot recommend this hotel, despite the good things, because finding a stinky room upon arriving for a weekend or a vacation is not acceptable to me!

Check-in was quick and easy. We booked a king room on the third floor of the tower--this had an ocean view but no view of the beach (hidden by the dunes). Our room was one of the cleanest hotel rooms I've ever stayed in--almost immaculate. The bed was comfy, there were plenty of extra pillows and blankets, great soaps and lotions--excellent overall. My only complaint was how close the hotel was to the house beside it--our ocean view was obstructed. However, that can't be helped and wouldn't keep us from returning. We checked out the continental breakfast one morning but didn't eat anything--typical pastries, bagels, and cereals. Overall, it was a great stay!

My wife and I are ministers and REALLY need a getaway now and then. We read the TripAdvisor about Colony IV and WOW!! were we impressed. I have NEVER stayed at a cleaner hotel.
We enjoyed every minute of it. We got a second floor tower room, and slept with the balcony door open all night just to hear that wonderful Atlantic Ocean!

After going out to eat, we availed ourselves of the indoor pool and jacuzzi while watching the sun go down. The next morning we drank coffee on the balcony and watched the sun come up over the ocean. (How can anyone say there is no God)

We truly enjoyed the continental breakfast and the beautifully decorated lobby ALL in addition to getting to walk on the beach barefooted in 44 degree weather!!!

The hotel staff was awesome!! They even remembered our names at check-out the next day. The housekeeping staff really does a great job..AND GUESS WHAT?? We got all this for only $49!!! (Manager's special for the season)
Folks, you'd be out of your minds NOT to stay here.
Couples...Have alittle romance and check in at Colony IV
You will NOT be disappointed!
THANK YOU, Colony IV..we will be back!

We are regulars at OBX. It was our first stay at Colony IV and it won't be our last. The facility is inviting, attractive, clean and offers a great ocean view from tower rooms. The only suggestion for improvement would be to make tower entrance more user friendly. The Managers Special is a great time to give it a try!

Me and my husband decided to take a trip down to North Carolina for Thanksgiving and due to the reviews decided to check this place out. I have never had such wonderful service and such a nice stay for so little. They are running a winter special so it was only 49 dollars a night for a room directly on the beach. The person taking our reservation was very pleasant and patient. Even though we got lost and ended up getting there in the middle of the night the person who greeted us wasn't tired and grumpy like you get with most hotels. I really cannot say enough about how wonderful the staff was, plus you get the same type of complimentary breakfast you would at any regular chain like Days Inn. They also have an indoor pool that is well maintained and an outdoor heated pool if you are brave enough. I myself am not a coffee drinker and normally have to request tea in the less expensive places but they even had that in our room. This hotel is really not lacking anything. We even got up the next morning and got to see dolphins all the way down the beach line. It was AWESOME!! Don't let star ratings by chain hotels fool you, this hotel is a great find. I look forward to staying at it again very soon.

We recently stayed at the Colony. It has recently been remodeled. The entire location was especially nice & clean. The lobby & breakfast area were very nice, beach area was decent, & the room was spotless. Price was decent. I would recommend staying on the top floor though. Any little bit of movement above us was so incredibly loud - I had such a hard time sleeping there. We were on the first floor. So, I would definitely recommend the place - just stay on the top floor :)
