This hotel is in the midst of conversion to a Courtyard by Marriot. By staying open during the conversion it gave a bad name to the Choice Hotels Chain.
The mess downstairs and the temporary Breakfast Room were below any standard. The room itself was a renovated one, but some electric fixtures were not working- so had to make coffee in the bathroom.
There was no Microwave- when asked why, the reply was that they were removed from the renovated rooms as they are not included in the Courtyard by Marriot rooms!
There was also no stand to place a suitcase- the receptionist did not even understand what I was looking for!!

Came into town w/o reservations on Saturday of Memorial day weekend, May 25, 2013. The older gentleman at the temporary front desk was nice and seemed very busy answering phones, helping guests, and attending to construction/housekeeping issues. Major construction/renovation going on so lots of mess & debris in halls, confusing with no lobby, and no ice machine on 3rd floor. Also, we were very, very disappointed that there was no pool. (On the drive down from Williamsburg, VA we had promised the kids some pool time.)

Once inside our room, it was great! Nice view of park & harbor, but lots of bugs when we tried to open and enjoy the balcony in both the evening and morning hours. However, the room was clean!!!! Beds were wonderful fluffy clouds with plenty of pillows. The 32-42" TV was perfect for the kids to watch Disney channel. The location is excellent...we were able to walk all over the downtown area.

The couch and desk chair were new & pretty but actually very uncomfortable to sit in (you can picture a room designer picking them out from a catelog and never actually having tried them out.) The room itself could use a small table & chairs set up because the only place to sit was on the beds, the tiny hard couch or in the desk chair (the desk was adjacent to the TV, so sitting at the desk/using it as a table doesn't work with the TV turned on.) There is no surface to actually eat on, work on or set up legos.

The breakfast was good, but being able to make your own waffles would step it up to the $129 price point that we paid ($142 with tax). Overall, exactly what we expect for a hotel in the $100 range. When we asked for a AAA discount, we were told $129 was the best he could do and that the rooms were usually $159 and I think that is very much a stretch. This is not an upscale hotel in a major city. The Courtyard by Marriott is more upscale than this hotel. Additionally, there should be more than one front desk person at a hotel commanding this price on a major holiday weekend.

Room Tip: Ask for a renovated room and watch out for the bugs on the balcony.

Great location right on the river and near downtown. The renovation is noisy and the common areas that are open are quite messy. We would not have stayed here if we had known in advance the extent of the construction. In my opinion, they should have closed it to renovate it.

We stayed here two nights ago. I knew that the hotel was being renovated but did not understand the extend of the renovation.This renovation is not simply fresh paint & new carpet. The entire hotel is being gutted and everything inside is being replaced. Many parts of the hotel are closed off, workman are busy throughout the building, and construction noise is constant. We were told by staff that the construction should be complete by the 1st of July, but I think they are being optimistic. If you are planning to stay here this summer I recommend calling and asking if the construction is completed. Because of the disruption caused by the construction I cannot rate the hotel higher than average. Once construction is complete the hotel is changing to a Marriott Courtyard so I think all reviews prior to that time will be outdated.

This is a surprisingly good hotel for this hotel chain and location. The service is outstanding! We requested a roll away bed at check-in and within five minutes the bed was there! All staff is friendly and helpful. Rooms are comfortable and clean, with good TV and cable. The free breakfast is above average, and has a better variety than most.

The location, next to the harbor, is a short walk to the historic downtown. Great spot to watch boats and birds. Or, walk to the Tyron Place museum, Fireman's museum or the spot where Pepsi Cola was created. Nice shops and restaurants.

Overall, an outstanding value for a young family seeking fun.

Hotel is being converted to a Courtyard by Marriott according to the front desk staff. Parts of hotel are walled off. Breakfast room is set up temporarily in a meeting room. Courtyard offers no free breakfast. You buy everything in the Bistro. Location is excellent. River view rooms have a balcony that is very nice. Staff is trying their best. But by June this will be a Courtyard and lots of things will change. Thus the "Average" rating. Sorry about that.

Great location, right on the riverfront so beautiful views. The room was better than what I expected for a Comfort Inn. Looks like it was recently renovated. The rooms were clean-stayed in a room with 2 full beds, tv, microwave, refrigerator and it had a nice patio overlooking the pool and the river. The staff is extremely nice and accommodating. Be aware, there are renovations going on so expect some noise and mechanical smells through the hallways.
Downsides- after reading the details on breakfast I was expecting a lot more. It consisted of some pastries, one type of muffin, yogurt, fruit, few cereal selection, hard boiled eggs, bagels and microwave sausage biscuits. the fitness room only had 1 treadmill, 1 bike, and 1 elliptical. There was a mat folded in the corner that I didn't dare touch! There was water and towels, but couldn't locate any sanitizer. May be that I'm a little picky, but the front doors were not electronically operated, so if you have a lot of baggage or are handicapped, it's not easily accessible.

Room Tip: Choose one on the riverfront-wonderful views.
