On our way to Sin Duda Villas we didn't know what to expect. Because of the pot holes, the road to get there was quite the adventure and took 35 minutes from the town. When we finally arrived we were greeted with smiles and a nice tour of the place.The rooms were wonderful and colorful. After we were all settled in we were offered the famous marg-o-ritas! The marg-o-ritas were a great ice breaker and gave us a chance to meet the other guests and we looked forward to them every sunset!
When we arrived at Sin Duda it was late at night and we had now idea how beautiful it really was. In the morning we woke to the breathtaking view of the beach right outside our balcony! Lesley and Dave were always there when we had any questions and made us feel so welcome. Lesley goes out snorkeling everyday and always invites her guests to go on the adventures with her. She is a certified scuba diver as well which made us feel very safe. We spotted plenty of eel, sting rays, barracuda and so much more! The snorkeling was amazing and was right off the beach.
After a couple days there, we were VERY excited to hear that the road from Xcalak to Sin Duda was now graded! Instead of the 35 minutes, it now only takes 15 minutes to get to town. Everyone was very excited to hear about that, but no one was more excited than Dave and Lesley!
When we wanted to go to Belize for the day Lesley and Dave happily gathered all the information we needed, and planned the trip for us! The trip to Belize was also a great adventure and a beautiful boat ride. However, at the end of the day we were excited to get back to our quiet peaceful beach at Sin Duda.
When it all came to an end, we were all really sad to say our goodbyes. If you are looking for a place to relax, escape and an "at home" feel, Sin Duda is the perfect place for you! We met so many fun and interesting people during our stay and Dave and Lesley were the perfect hosts. We are already planning our trip to go back!

A small hotel designed and built with some flair. The colors are warm, but not too warm; Sin Duda is a nice place to hang out. The small beach is just a few fin-kicks from a lively coral head. The barrier reef is 350 yards or so off shore, and the snorkeling is top-notch and easy to access. Sin Duda’s kitchens are well equipped and the hotel makes a good headquarters for a laid back, low key family vacation. Xcalak is a bone-fishing mecca for those so inclined. It is also a throwback to a Mexican beach town of at least 50 years ago. Leslie can put you in touch with expert fishing guide Jose or one of his compatriots to arrange a trip to the nearby bonefish flats, or even to go by boat to San Pedro Town, Belize for a day of shopping or exploring. The access road up the beach to the hotel from Xcalak has tank-trap-sized pot holes, so bring your patience and don’t plan too many excursions. Leslie and Dave are generous hosts who love to entertain and share stories. All-in-all, Sin Duda is a great place to unwind.

We went to Sin Duda last March for the third time, but first time since Lesley and Dave became owners of this little piece of paradise. The place is still as beautiful as it was before (beautiful rooms, great beach and palapas, awesome snorkeling...) and they are awesome hosts. They greet everybody like friends and are very welcoming. My husband was sick when we arrived and they were so accommodating and helpful in finding a doctor nearby. I would definitely recommend a visit to Xcalak and a stay at Sin Duda if your are looking for a place to relax away from the big resorts.

SinDuda is such a special place! No need to get on a boat to go snorkeling. Superb snorkeling is right in front of the resort. My partner and I have snorkeled many places (in Hawaii, Belize, Fiji, & the Great Barrier Reef), but in no place have I seen so many fish at once. And the coral is in excellent health. Wonderfully relaxing sitting under the palapa, a few feet from the sea, with a book or margarita. We also appreciate the quietness of Sin Duda. Extremely comfortable apartment, with all amenities needed to make you feel at home. Great fun buying fresh fruit and veg off the local truck. And Leslie and Dave are great hosts, continuing Margo’s gracious hospitality. Difficult to leave. Both times we’ve gone there I’ve found myself plotting how and when we can get back!

We extended our stay at SinDuda by three days because Lesley and Dave have the unique ability to create a welcome that makes you feel right at home even though you might be on the other side of the world. From the first ‘hi there, can I help you with your bags’, to the ‘I’m so sorry but we’ve had to upgrade you to a suite’ which fits oh so nicely with the ‘anyone for Margeritas?’, there is a friendly unobtrusive charm about the place.

The beachfront offers a superb selection of palapas and sunbeds from which to view the blue blue horizon and forget whatever it was that you wanted to forget that caused you to go on holiday in the first place. In between arriving and departing there was fly fishing with Caption Jose (a must if you like that sort of thing), snorkeling the coral heads directly infront (with a personal introduction to the octopus and moray eel), margeritas, beach BBQ, margeritas, reading, trips to the village and purchasing delicious local food items from the trucks that ply their trade along the coast. I strongly suggest you check out and LIKE the SinDuda Facebook page before you come in order to catch the vibe. Most guests there were repeats – which only goes to show that if you find somewhere good, then you’ll go back time and time again.

We hated to leave this lovely and relaxing place! Sin Duda Villas was a very special place - Dave and Lesley friendly and helpful host/owners serving some killer Margaritas, too! The apartment we stayed in was clean, roomy, airy and beautifully decorated. Beds were comfortable and beachfront hammocks, chairs and palapa-shaded lounges offered great reading and lounging spots. The snorkeling right from the beach was excellent. Daily visits from locals selling fruits, vegetables, prepared meals, etc plus several very good restaurants in town. Nicely undeveloped and quiet area, worth the drive! Wish we could have stayed longer and will definitely return.

Others have raved about Sin Duda Villas, and they're right.

It's a beautiful small hotel right on the beach with lovely owners in Lesley and Dave. The rooms are extremely comfortable and well furnished with Mexican crafts. We were in the ground-floor Bailando guest apartment with kitchen, living room and bedroom, and everything was provided to make our stay easy. We loved doing our own cooking, and while we brought basics from the supermarket in Tulum, our supplies were amply replenished by the trucks bringing fresh produce up the road.

One note: Ignore the three-year-old reviews saying the beds are uncomfortable. They must have got new ones, because the beds were very comfortable both in our room and in the nearby Patio Guest Room where our son and his girlfriend were staying, as well as in the upstairs Ocean guestroom where a friend bunked in. Tastes differ, but they struck me as completely normal hotel beds, which does us fine.

We had a fabulous time, but rather than repeating what everyone else says, I'll make an individual note that may help some people. My husband is disabled, largely in a wheelchair, and it all worked brilliantly. It's a long drive from Cancun, and the last half hour on the potholed sand road to the hotel was, hmmm, interesting. Be prepared.

But once we were there, Lesley's margaritas in hand, my husband found he could manage very well. We'd inquired beforehand about accessibility, and Lesley had very kindly emailed a special series of photographs of entrances to the room, the bathroom etc. Seeing them, we thought it would work and it did. There's one small step from the road into the ground-floor rooms, but that just meant a half-second's help with the chair. Inside the room is level, and while there aren't grab bars in the bathroom, he could sit in his walker to shower. From the apartment to the patio is also pretty level, just some bumps over the sliding door apparatus, so he could be independent. And the sand is firm enough that we could get the wheelchair down to the palapas, which aren't far away.

I should add a caveat. If you're disabled and worried about traveling, you might want to stick to accessible all-inclusives. Well, if you're worried, period, that's probably true. But we've always done tons of traveling, much of it to challenging places, and it's been a drag with my husband's recent disability to have to step back. That made it lovely for us to find Sin Duda, a place with real atmosphere where he could have a relaxing time on the patio or the beach while the rest of snorkeled, kayaked, swam etc. And Lesley and Dave were always remarkably relaxed and helpful.

A final disability note: the Chacchoben pyramid site near Limones can be navigated happily in a wheelchair (going around some tree roots) and the birds and monkeys are lovely on the site. As well, The Leaky Palapa restaurant in Xcalak is fully accessible, and serves amazing food.

We'll go back, as will our friend. Can't wait!
