OMG after a horrendous journey through the worst rain and storms we arrived at the hotel. We were given a ground floor disabled person's room that had opaque, frosted glass that admitted very little light. No natural ventilation that we could see. It was dark, cold and miserable. The double wardrobe was in the bathroom with the only chair. The room had a horrible smell and was the most uncomfortable room we have ever pre-paid. When the organisation we had booked with asked for an alternative room we were offered a room without windows. Who goes to the Lake District to a) have opaque windows and b) a room without windows!! You couldn't make it up!!! We asked for a refund so we could try somewhere else and was refused. We then had a three hour return journey through the continuing rain and storms home. We travelled nearly 300 miles for nothing in the end.

Room Tip: Never take room 22 Bassenthwaite

Nice looking building but extremely tired, 80's decor and same age carpets, curtains and upholstery made it all a bit disappointing and a bit dirty feeling. Nice welcome from the receptionist promised much but downhill from there, Bed was lumpy, water pipes rumbled on occasions disturbing sleep. Well overpriced and not recommended if you want value for money (and lets face it, we all do right now). Disappointed how I was treated on check out, No discount for the miserable stay and I was good enough to point out the failings,,,,,,,,,,,,,take note the owner, whoever you are.

Room Tip: ask for most recently updated room.

I booked an executive room and we stayed in "Haystacks" before we climbed it the following day. Friendly staff made usost welcome and the slightly larger room with a veranda was excellent. The Brook Inn down the road is a short walk for real ale and good food!

Bit of a mixed review for here. At over double the price of all our C2C stops, I was expecting great things. It is a lovely old building with beautiful gardens and our bedroom was excellent. The staff were really friendly and professional. BUT, there is a sign that maintenance had been neglected slightly and the breakfast had little or no choice and was of average quality. I feel with a little more investment this place could be good but from now on, I will stick to well run B and B's in the Lakes

Visited this hotel on a business trip, the hotel needs a complete revamp. The shabby finishing seems to have prompted an attempt to paint the walls in the pubic areas leading to the bedrooms - however they have only managed to randomly cut in all over the place without starting to paint anywhere else?? The bed felt very uncomfortable and the mattress offered no support. The building and its grounds could realy be turned into something special - needs up grading quickly.

Stayed here 26th of may on a complimentry stay due to staying in another Oxford that did not come up to scratch. We had a lovely night in the hotel room was nice with patio doors leading out too well maintained gardens. Dinners was good and plenty for breakfast. Would stay here again anytime in the area.

The building is unusual and attractive; however its interior décor is somewhat incongruous.
The choice of garish orange wallpaper throughout (better suited to an Italian restaurant) only serves to detract from the beautiful stained glass and attractive period features.
They don't make the best of the place!

The grounds are lovely; we went for several relaxing strolls admiring the beautiful trees and shrubs (rhododendrons were exquisite). I just wish the fountain had been operational.

Our room was clean; bed was comfortable and had everything we needed. Only one thing – weather was very warm and the room was stuffy, but it was impossible to open a window.
Bathroom was immaculate and hot water plentiful.

The staff were friendly and welcoming, but I don’t think there are enough of them.
On the Saturday night we waited ages to be served in the (deserted) bar – at one point I suggested to my husband that perhaps we should serve ourselves.

We were disappointed with dinner in the restaurant – an extremely limited menu - and in particular I felt let down by the poor range of dishes for vegetarians. The food was good and nicely presented, but we wouldn’t eat there again as we prefer more choice.

Breakfast was again a disappointment. I asked for a vegetarian version of the Full English Breakfast only to be presented with exactly the same as my meat-eating companion, MINUS the bacon, sausage and black pudding.
I wasn’t offered vegetarian sausage, hash brown or even an extra egg to make up the difference. So my breakfast was very poor value indeed.

All things considered we would certainly stay there again, but wouldn’t eat in the restaurant.
