We have just returned from a 4 day break in the Lakes staying at the Brook House - what a find! I have never been to the western lakes before - what scenery and tranquility - what a change from Ambleside and the likes.
We had booked B&B with the intension of eating at various places in the area BUT after the first evening we were hooked and ate in the bar every night - really good quality food with large portions and very good value - as was the beer and wine.
We stayed in Room 2 (probably their premier room - it is featured in their broucher) - very clean and spacious with a very good en-suite. The room overlooks the 'main' road but the only thing that will disturb your sleep is the sheep and birds.
As walkers we were very impressed with the drying room and the many walks that you can start from the hotel - we didn't even move the car for 2 days.
All in all a really superb hotel and we will be back - I wonder if the 1 star ratings are really for this hotel - are they really reviewing the Brook House Hotel at Boot !!

After the two recent "reviews" here, lets get a few things straight! This ain't a 5* London Hotel - thank goodness! It IS a friendly, relaxing, comfortable Inn with fantastic remote location, food and welcome. That's why we have been back about 6 times in the last 5 years....anyone who doesn't believe us please look out for the "too good to recommend" comments in the visitors books. Anyone who still doesn't believe us - try and walk in and get a table for a meal at 6.30pm at the weekend...it's packed - largely with locals. Unlike previous comments we looked at the ameneties and conditions of booking (which apply to nearly all hotels) and internet access is not listed and failure to appear or late cancellation incurs a booking charge. Being told that you can't have a service which isn't offered in the first place often offends those who can't be bothered to look. The services that are offered are great and will be provided with a smile. In summary this place is "Still too good to recommend" and unlike some previous reviews on here, is HONEST.

Just got back from a really enjoyable stay at Brook House in Boot in Cumbria. The location was excellent with beautiful views. Our room was great, really clean and well furnished. The highlight of our stay had to be the food, we stayed full board. The menu had a great variety and everything we tried was delicious. The staff were also very helpful and we were made welcome as soon as we arrived. We are now planning to visit again later this year.

Stayed here after reading all the good reviews listed below. We were very much disappointed. After some brief searching on the web it appeared that this was one of few B&B's close to Wasdale, in order to climb Scafell Pike, however on my drive in i discovered that there were plenty of alternatives. The pub is not a very nice pub and the people are not very nice people. We were not made to feel welcome at all and the lady who appeared to be in charge was one of the least hospitable people i've ever met in the hospitality industry. We'd booked for 3 nights and tried to politely check out early morning after the first night, we were made to pay for two nights and after a nasty £180 dint in our pockets sought alternative accommodation. The only good thing about Brook house is the Breakfast and the en-suite however the toast was stone cold and solid.
Please think twice before giving your money to these people.

Brook House seemed quite nice on the website, we were however very disappointed with both the aged decor of the room, and attitude of two older female members of staff. In all honesty we have never disliked a B & B quite so much in our lives and we travel considerably. Cutting the visit short was the best decicion as we managed to find, just down the road, one of the best B & B's in the area.

Not recommended!
