stayed just a couple of weeks ago and even though we have been before ann @ david are just as happy to see you and very helpful we especially love the views from "our room" and Alfie our border terrier thinks its his second home. we also loved the new outdoor seating area where you can sit in separate zoned areas and not ontop of other people!needless to say Anns breakfast are just the same high quality and variety they always have been cant wait for our return visit in Sept

Stayed here with American friends for 2 nights and then again for one night on our return journey.
It was really nice to have coffee and cake on our arrival.
Ann & Dave were very welcoming and helpful, advising us on places to visit, and places to eat.
Rooms and bathrooms were very clean with good quality bedding and toiletries. Just one word of warning, the beams in some areas are quite low! Breakfasts were excellent, with plenty of choice, and plenty of food.
Thoroughly enjoyed our stay and would recommend to anyone looking for a quiet and relaxing place. Just be careful on the narrow Lakes roads.

We have just spent the weekend at the B&B and thoroughly enjoyed our stay. Our rooms Fell View & Rusland View were cosy, clean and the house itself had great character! Lovely hosts who made us feel very welcome and lit the fire for us in the lounge to dry out our very wet walking boots! Great breakfasts! Highly recommended! Tony, Sarah, Mike & Elle

My wife and I stayed here in 2011. What a great place! The hosts were generous with their time and help. We had a great time using this as a base for our discovery of the Lakes District, as well as our time walking across the trails.

A last minute decision to spend a couple of days in the Lakes after dropping off our son (who was staying with friends nearby) turned out to be one of my better ideas.

Anne is the perfect hostess, and very welcoming. Our room was lovely, spotlessly clean, and we weren't worried about low ceilings etc. after all, you would expect that in a traditional Lake District farm house, and the whole house was full of lovely character. It felt comfortable and homely as soon as we walked through the door.

Breakfast was excellent, plenty of choice, well presented and delicious. We would definitely recommend Crosslands Farm to anyone looking for a base in the Southern end of the Lake District, and hope that we will soon be back there again.

Myself, my partner and our dog stayed here overnight between two days of walking in the Lakes, and it was a very cosy and relaxing retreat. I had pre-booked an evening meal for our arrival, which was all homemade and absolutely delicious, especially Anne's passion fruit cheesecake! This was followed by coffee outside in the garden. Our room was one of the en suites, the bathroom was huge and the bed was very comfortable. Yes the doorways and ceilings are low and you need to remember to duck your head, but I think that's part of the charm of staying in such an old house, and that was why we chose to stay here rather than in a modern hotel. Anne was very welcoming and helpful with regard to local pubs within a relatively short drive (but this place is remote so don't expect to be able to walk anywhere!).

The breakfast the following morning was outstanding, as well as the full english there was fruit and granola with yougurt, toast with jam and honey, and a huge choice of other items which you pre-order from a list the night before.

Other reviews have mentioned that they didn't find the place that dog friendly. Personally we didn't have any problems with letting our dog off the lead around the place, and the family have their own dog, so I imagine the cats (which we didn't actually see) are well used to being around dogs. However I can see that it would've been a bit of a squeeze fitting our dog into our room if we hadn't had an en suite - the bathroom was so big (about as big as the bedroom itself!) that we put her bed in there so that we weren't tripping over her. The couple staying in the room opposite us, without an en suite, had also brought their dog, and I noticed that they had resorted to keeping the dog's bowls and other paraphernalia out in the corridor, so I guess they were finding space an issue too. I'd say this is a B&B first and foremost, which just happens to allow you to bring a dog. It's not specifically catered towards guests with dogs. That wasn't a problem for us though, and I would not let it put me off staying here with my dog again as long as we were in an en suite room.

Room Tip: Go for an en suite if you can!

Lovely b and b in a gorgeous area of the lake district. Beautiful furnishings downstairs we loved the dining room for breakfast and all the antiques everywhere. We had our dogs with us and because they had cats we just couldnt let them off anywhere and there is no where nearby walk away for them either the room was small as well but well equipped with a lovely new shower. it was just too much of a squash with dogs as well and the corridors are not very wide with dog beds and dogs in tow! I would recommend it with out dogs! Lovely cooked breakfast - best for a long time
