We had a fantastic stay at this delightful b&b while we were on our way up to Scotland. We have just recommended that our son and daughter-in-law stop off there as well. Both Simon and Alba were welcoming and great hosts. Our room was very comfortable and thoughtfully and creatively furnished and decorated. We had a private bathroom right next door to our room. It was super, spotlessly clean and fresh. There is a luxury bathtub and a shower in the bathroom, it was good to have the choice.
We had a very pleasant evening meal in the country pub across the road.
After a really good nights sleep we tucked into Alba's scrumptious breakfast which included Simon's homemade hashbrowns.
We so enjoyed our stay and really look forward to going back to Hutton House.

Hutton House is a truly wonderful little B&B. Simon and Alba are just as wonderful as the house itself. And not to forget Mocha the cat! We love this place and will be back again, and again. This is our second visit this year and have no hesitation in recommending this beautiful 'home'.

We stayed at Hutton House for 2 nights from 28th-30th May 2013. We cannot express how lucky we were to find such a gem to stay in Kendal. Alba & Simon are such great hosts. They went out of their way to make us feel welcome and comfortable, not to mention helping us settle our car rental issue and my brother's glasses when it broke. How many hosts would do that? :)
There were 6 of us, so we occupied both of the rooms. Because of that, it felt like we were their family members for those days we were there, as there weren't any other guests around. The rooms might be a tad small to share if there are 3 people in a room. But the comfort, amenities and warmth make you forget about the small area to move around the room.
Their bathrooms, bathtub and showers are all clean and spacious. The beds are cosy and big. The breakfast spread can even rival some of the big hotels' spread! Alba and Simon are wonderful people, and their cat Mocha is adorable. We were treated to Simon's bread pudding and lemon cake, also Alba's delicious scrambled eggs! We came from Malaysia, halfway around the world, and felt grateful to be able to stay at such a beautiful B&B. Hutton B&B was the first place we stayed when we arrived in England for our family trip. After that, the other 3 hotels we stayed in during our trip cannot compare to the lovely experience we had at Hutton House. We were actually sad to leave Alba and Simon when we had to continue moving south for our next journey, as they had made us feel so welcome and loved. Thank you so much Simon & Alba. We phoned just the day before, trying to find an overnight stop on our way home from west Scotland and we were so delighted with our one-night stay that we will definitely go again. Lovely light and airy cottage with beautifully decorated bedroom, private (amazing) bathroom and the wonderful service! We were greeted with a slice of delicious home-made apple cake which we ate outside in the sunny courtyard garden. After a good nights sleep on a very comfortable bed, breakfast was excellent. This is a truly unique B & B and while we wish Simon and Alba every success, I hope it doesn't become so popular that we can never get in!

What a lovely little b&b with only 2 rooms so you definitely get the personal touch from the owners. Home baked cookies on arrival and I think the best choice of breakfast I've ever had in a b&b - a choice of either english or spanglish breakfast, scrambled eggs with smoked salmon and american pancakes, and on top of that, cereals, danishes, fresh fruit - a feast fit for a king!!!

I stayed in the Scania Room which has the en-suite. A pleasant bright room which overlooks the main street. The other room doesn't have a an en-suite but has a access to a bathroom on the landing area.

The owners have only owned the b&b for approx. 18 months but are definitely going in the right direction.

Room Tip: The scania room has the en-suite bathroom.

We stayed at Hutton House for three nights and enjoyed the excellent hospitality from Simon and Alba. The house has been fully renovated and provides comfortable accommodation for guests and both rooms have a well equipped private bathroom. Breakfasts were freshly cooked to order and were thoroughly enjoyable and definitely exceeded our normal expectations. A particular highlight was the regular supply of complimentary freshly baked cakes for afternoon tea which are clearly something of a house speciality and were much appreciated. For dinners, it is handy that the house is directly opposite The King's Arms hotel where evening meals are quite reasonable

One slight problem is the absence of car parking, which necessitates street parking around the corner, albeit on quite a safe road. This meant we were reluctant to lose our parking spot to drive elsewhere in the evening. The parking area is fully used by local residents. The road in front of Hutton House is quite busy and there is no outside space for use by guests, although the dining room/lounge is available at any time.

Burton is in a good position for access to a wide tourist area. We enjoyed an excellent walk along the nearby Lancaster Canal and on the fells, walking from the house. Also the golf course at nearby Silverdale offers first class golf at good prices.

This B&B is handily located just near the M6 in a lovely village.
The building dates from the early 1700s and has a wonderful staircase and lots of other original features.
Alba and Simon were wonderful hosts and made us feel very welcome.
There were chocolate cookies waiting for us on arrival.
I had booked the Teal room which had a huge comfy bed and private adjacent bathroom, with large bath and separate shower unit.
The attention to detail was fantastic - fairy lights on the stairs, fresh milk outside the room in a wee fridge, a cafetiere & fresh coffee on the tea tray!
I had a great sleep followed by a wonderful breakfast of pancakes with bacon and maple syrup.
There is a pub called the Kings Arms right across the road which was ideal for a drink and dinner in the evening.
I would love to stay here again and would recommend it.
