For probably the final 2 days of summer, we had a lovely welcome from Rosie. The accommodation is in a converted old barn with comfortable bedroom and en-suite bathroom with use of kitchen and large sitting room. I should also mention the very efficient wifi in the bedroom. Very nice and generous breakfast in the main house dining room, we had the delicious scrambled eggs and smoked salmon on bagel twice. Rosie is happy to have a chat with the guests and is very helpful and a good guide for this beautiful coastal region of Norfolk. Do not miss visiting the East Ruston garden and the seals on Horsey beach. Highly recommended for a quiet rural retreat.

We only stayed for one night and that was enough. On arriving the place looked lovely from the outside, however when we entered our room we found lots of spiders, cobwebs, the shower head was black and the kettle was last P.A.T tested in 2007. There was tea and coffee (which had gone solid in the jar) but no milk. We did not use this due to the state of the kettle. They have spoiled the look of the room (downstairs) by trying to make it look like a fourposter bed, mind your head on the light, which for some reason is near the windows., I hit my head on it several times, surely it would make sense to have it in the darkness part of the room. Wifi code was provided but neither of us could get a signal. The rooms are not very sound proof, you can hear everything your neighbours are up to.
On a positive note the breakfast was very good.

Room Tip: Go for a room on the top floor as you can hear everything.

Amazingly warm, friendly welcome. Beautiful, characterful property and Rosie is an amazing cook so it's well worth having an evening meal. A good base for exploring Norfolk's coast and Broads. Feel really at home here.

My daughter and I stayed while she zip wired off Halppisburgh Lighthouse. Rosie made us very welcome and even came to watch! She also gave good advice about where to see seals, where to eat and places to visit. Our room was in the barn which was great for us as we wanted time together and there was a lovely sitting room and kitchen. Breakfast was good with a great choice of yogurts, jams etc. We shared the table with other guests and that was interesting too. All in all we had a great weekend and part of that was due to Rosie's local knowledge. Thanks a lot.

We stayed here to take my Mother in Law to see some of her good friends who live in Happisburgh. Although we were unable to get breakfast here on this occasion, our lovely host left us some beautiful cake and we were also left plenty of Tea, coffee, etc so we could make drinks when needed. The gentileman who normally rents the only other room in the building was away so it was a bit like being in a self contained little house with lots of character. Aside from the two bedrooms, one with bath and one with a shower, we also had a beautiful sitting room and kitchen to use if we needed to. Beds were really comfortable too, which is main thing I look for when we go away. Ideal place if you rented all three rooms together for a family or friends get together. Very comfortable and peaceful and would return if able to.

Room Tip: The two rooms we had were both good and Mum very comfortable on ground floor directly below us as mobility not as good.
