Welcome was extremley good and informative the staff are very freindly and gave us good local knowledge.
The room was very clean and we could not fault the facilites.We chose to have dinner the first night in the hotel and the food was so good that we chose to eat there on the second night.We think that this smashing little hotel deserves more than two stars,we have spent weekends in London in four star hotels that have not been a patch on this.
We hope too visit again in September it was that good!

Just a 10 minute walk from the centre of Southwold this hotel was a wonderful find, better value than the town centre competition with the benefit of large grounds & loads of parking. The room was large, clean & fresh. The best thing was the owners, a real family feel & warm welcome, good menu & some local character in the bar in the evening, a really friendly pleasant place

We stayed for 3 nights, and were dismayed when we drove up, the hotel looked sad, but we quickly changed our minds. The hotel is warm and friendly ,the bedrooms spacious ,clean and well equipped with very comfy beds. the food was good and plenty of it. The hotel was very good value for money. The only negative comment was there were no comfy chairs to sit on in the bar area. Would stay there again.

The hotel is in Reydon just outside Southwold. I'd estimate its about a 20-25 min walk to the sea front or a 5 minute drive. From the outside the hotel doesn't look like much but inside it's absolutely fine.

Myself and 4 colleagues stayed on a Tuesday night and opted to eat out in the Nelson Pub, Southwold instead of in the hotel. It's well worth a visit if you like great food. Coming back to the hotel we found that the bar was nice and busy with guests and locals. The drinks were reasonably priced and the staff friendly.

I ended up in double room at the front of the hotel (either 6 or 8). It was very large compared to most hotel rooms with big bay windows and looked to have been recently refurbished. It was done to a high class standard and I was pleasantly surprised when I first walked into the room. The bathroom was equally as spacious and had a nice hot, powerful shower. It had a TV with digital and hot drink making facilities. It was reasonably quiet in the hotel and I didn't hear any other guests. Breakfast was from 8-10 with the usual choices of full English or cereals. Fri wi-fi was available and it was absolutely fine for an overnight stay.

Hotel was easy to find as signposted off the A1095 leading in to Southwold, plenty of off road parking.
Our kingsize double was on the top floor, lovely size, spotlessly clean.
My only gripe is that the electric shower did not work, so we were forced to have a bath and use the shower attachment on the taps. I was not informed at booking that the shower did not work but on check out when I mentioned it, they seemed quite aware that there was a problem with the shower in that room ?! When you are paying £105 for a room then you expect to have a working shower.
Our evening meal in the hotel was good and reasonably priced. Service was excellent. The breakfast though was outstanding, plenty of choice and top quality ingredients.
Location was a pleasant, easy 15 min walk in to Southwold.
