We booked this last minute over Easter and we were not disappointed. Nice room, comfortable beds, great shower and nice big soft towels. The rooms nay not be new and look a little bit used but they are very cosy. The staff are very friendly and the breakfast is one if the best I have had in any hotel.

Stopped by at the Roebuck for lunch, without booking, so took a gamble. Glad we did. What a beautiful setting. We chose to sit in the bar rather than the restaurant and it was so relaxing, with beautiful olde-worlde surroundings. There is a choice of a Sunday carvery or an extensive menu offering just about anything you could want. We opted for two courses from the set menu. Very tasty food, plenty of choice, and a very good price. The staff were friendly and efficient. No complaints at all. We will definitely be back and will sit outside on the terrace to eat when the weather is a little warmer!

We have stayed in hotels with more facilities, bigger rooms and plumper carpets, but never at this price, and the Roebuck gets 5 stars for offering an extremely comfortable stay in the very competitive low/mid price-range market. The staff were very polite and efficient, restaurant service was perfect and the food nicely prepared and of copious quantity. The mixed grill could have kept me going for both nights, and for around £15 was great value. I like to see a good quality house wine at under £12, and a choice of a dozen hot breakfasts cooked to order including kippers...can't go wrong! The room (203) had all the essentials, with what appeared to be almost new bed linen, and looked out over the garden, dominated by a wonderful large blossoming cherry tree. It was kept clean and tidy by the maids. Room service was available, although we preferred the cosy and well furnished bar area. Our bathroom was a little dated, but again spotlessly clean with plenty of toiletries. Well situated for touring the Ashdown Forest area, I can highly recommend this place, and we'd like to return.

Room Tip: Rooms over the garden or at the rear will be quieter, as the hotel is situated on a main road.

Stayed here on business for a short while. There is a decent sized conference room, and plenty of areas to grab a drink and have a quiet word. The hotel itself is a little maze like and it felt tired. My room was comfortable enough, and it did seem like it had been refurbished recently. However, the walls were thin enough for me to be able to eavesdrop on the neighbouring room (even though all I wanted was sleep).

Bathroom was a little basic - no soap or shampoo. The top of the cistern was missing, so it was possible to see the flushing mechanism of the loo. Not the end of the world, but not ideal.

The common areas and grounds were better. The pub/bar was welcoming and full of character. Staff were welcoming, friendly and attentive, and the food was not bad. Lots of choice for dinner and a decent breakfast. It's not going to get a Michelin star any time soon, but I enjoyed what I ate.

All in all, it's not a bad place. It is in a stunning part of the country, and has plenty of character. But a little more attention to the basics in the rooms wouldn't go amiss.

Before booking this hotel, I checked previous reviews to get an idea of what to expect. I do not believe every word that's written, but over several reviews, you get a fair idea. Most of what was said was very positive and I'm happy to add a 'thumbs-up' for the Roebuck. All the staff, without exception, were friendly, efficient and very neat in their appearance. The room we had for our three night stay was spotlessly clean and the bed very comfortable. If we are ever looking for a hotel in this area again, we will be selecting the Roebuck.

Room Tip: We stayed in the annex, which is as far away from the A22 as you can get. No problem from any road noise.
