Im really surprised by some of the 'good' reviews on here (however I appreciate everyone has there own experiences). One person says 'best breakfast they've ever had'- really!! I refused to even touch the food or even drink out if the glasses. However my family did eat the breakfast (with a cat roaming around in the dinning room) and it was not good! Rooms were NOT clean, lots of dust pulled up on the carpets. The bathroom (if you can call it that), was more like a cupboard, literally you couldn't swing a cat in there and smelt funny. They also asked us the second we arrived about us paying and asked another couple of times before we had even settled in- I'm guessing some people may have stayed there and then refused to pay after there experience which is why they were so keen to get there money ASAP!! And lastly the noise! Window open or shut we could here lots of noise all through the night coming from the streets outside- there are bars and clubs nearby- something to bear in mind!

My husband and i had been to london to watch les miserables for our anniversary and because we couldnt find anywhere in london within our budget decided to travel to southend instead. As it was getting late we stumbled upon this little gem. The service was fantastic and welcoming and yes i admit the rooms were a little dated but clean and we had to share a bathroom but as it was only for the one night we didnt mind. The bed was comfortable and the breakfast the following morning was one of the best ive ever tasted. The couple running it (sadly i didnt get their names) where just lovely, id quite happily stop here again if not just to fuss the kitten :-)

2 adults and a child down for the day stayed in family room with bunks. True its dated but friendly and safe with lovely breakfast. Clean room and bedding but shared bathroom was a first but was ok as only overnight. Very close to the main beach. Within budget would stay again.

Stayed at this guest house for two nights. This guest house is very dated. Room clean along with bed linen. Lovely breakfast but and there is a big but. Guest house backs onto cemetery. My wife and I had a very unusual experience on our first night.
My wife told the owner of our experience. Room went suddenly very cold even though the radiator was piping hot. We arrived late and were not aware of our surrounding until after breakfast on the first morning of our stay. The owner kindly offered to move us to another room.

Me and my mate stayed here while visiting the area last year (August 2013). It was good value for £20 a night inclusive of breakfast but only 1 sausage for breakfast Pat - come on, look at the size of us! Rooms were fine, we had a room each, they were clean with en suite WC, sink and shower. Southend Sunset pole dancing exotic bar is just a minutes walk away, a very tidy establishment with some very interesting characters, we are going back August 2014 for another weekend.

Room Tip: There is noise from a boiler at the rear of the house overlooking the garden. Front of the house is...

We stayed for one night, a week before Christmas. I needed somewhere cheap to stay, and the price here for a family room was just unbeatable!!

We had a room with double bed and bunk beds. The room had a sink and tv. Sheets were clean and the beds were comfy. Breakfast the next morning was tasty and cooked to order. What more could you want.

If you want luxury accommodation then you have to expect to pay the price tag that comes with it, if you want somewhere to rest your head for the night, then this is just perfect.

We were made to feel very welcome, and nothing was too much for the owner Pat.

Me and my boyfriend & our little dog we are going to Elizabeth guest house soon we can not wait for that we dont care what people say about the guest house just because you all don't like the guest house but we do & it is every good value for money we love pat & Family from Emma & Derek & our lovely dog ♡♥♡
