We booked the budget double room very last minute and I'm sorry to say we were extremely disappointed. Yes it was a budget room, but this was just not good enough for £70 a night! Firstly, no-one was there when we arrived to check in and we tried to call, but got no answer. When we finally got in, our hearts just sank - the curtains were covered in stains, there was no soap in the dispenser in the tiny toilet which didn't have a properly closing door, the door handle on the wardrobe nearly came off when I opened it, there were damp patches round the window and the 'chandelier' was a total disgrace - lightbulbs missing, large chips out of the rim, only one train of dangling 'jewels', the rest missing. Not good at all and totally overpriced.
I am aware there are other rooms which may have been better maintained, but our experience put us off the guesthouse entirely and we will not return.

we only stayed one night but very friendly. bed was well comfortable was very clean our grandson loved it we will be back :) bit to far to get to town but u can not have every think your way it a lovely walk thow along the beach

Good B and B, nice comfortable room, good breakfast, friendly owners, they do do evening meals on request and there is a licensed bar if you wish to use it. There is a carvery pub 5 mins walk in one direction and another pub 10 mins walk in the other. The main hub of the seafront is about a mile away so it is to the quieter end of the seafront, I image it could get noisier in high season.
I did stay at the latter end of August when the season is tailing off.
Will return should I have work or be in this area again.

Room Tip: As it's a Guest House, there is no pool or fitness centre ok. Rooms 1,2,3 have sea views.

The Waverley guest is situated just over a mile from the pier.
The staff are very friendly and are a good source of what to do in the area.
The breakfasts were very good, the rooms quite good but more attention could be given to the daily room servicing.
Access to the hotel has two small steps. The promenade at the front of the hotel is flat with miles of easy walking. Parking can be very busy but it was never a huge problem.
A good tip is if you don't want to wake at seven am pick an upstairs room, the hotel seems to have quite a few contractors staying, and the rooms on the ground floor are close to the dining room.
Overall quite a good place to stay, I would use again.

We had a great weekend, really like the early booking in, nice room, friendly owner,
good breakfast sunday and as we were leaving we were shown the new rooms, very nice, we will be going back, ignore the moaners !
Oh and nearly forgot, nice to meet the new member of staff, Jess !

Room Tip: The 2 new balcony rooms look really nice

Less than average breakfast - overcooked egg and bacon. Do your own toast - takes about ten minutes. Room ok but expect some late night noise. Not the landlady's fault as i assume that most of the occupants are there to enjoy the late bars so don't stay here if you want quite. Thorpe Bay or Shoeburyness would be a better bet. I did talk to the owner about one or two minor irritations but true to form (see her comments on other reviews) she came across as very defensive.

Just stayed here from the 5th to 7th November and I cannot understand where the negative reviews come from.
Stayed in room 8 on the ground floor, lovely clean room with all you could wish for, tea, coffee, hot shower, clean towels, comfortable bed and great full english breakfast in the morning. both the owners are very friendly and make you feel at home.
The check in time is as described on the website but if you have a problem then contact the owners who I feel sure will help if they can (if you dont ask you dont get!!)
As this is a family home it adds to the welcoming atmosphere.
My final piece of honest advice is take no notice of the negative comments as some people expect the Hilton Hotel and dont want to pay Hilton Hotel prices, if you want a friendly and welcoming guest house with prices that cant be beat then give this a try.
And yes I will stay here again!!
