My wife, dog & I stayed at Hollybank House for 1 night whilst visiting relatives in Emsworth. Our room (pink room) was warm, spacious and the bed very large and ever so comfortable. Breakfast was delicious and served on the large table in the dinning room which made a pleasant difference. We got to know other guest who were staying there too.

This beautiful architectural Georgian country house B&B has fabulous period furniture & décor with wonderful mature 10 acre gardens. A small maze ideal for children, chickens and a tennis court.

Anna & Viv are great hosts, very friendly and chatty. We will definitely stay there again.

My wife & I have been staying at Hollybank House quite regularly for at least 4 years whilst visiting an elderly relative in Emsworth. The house is a gem, with beautiful period furniture & décor, it makes you appreciate that the best hospitality is almost always found in good quality bed & breakfast establishments with character & Hollybank House fits the bill perfectly! The grounds are extensive & beautiful with abundant wildlife & great views. Anna & Viv are the perfect hosts & have been so helpful and attentive during our stays. We can't fault Hollybank House, it is good value & must be one of the best places to stay in southern England.

my wife and myself stayed for three nights in the pink room and it was great, the beds were very comfortable and the breakfast was a treat, this was home from home.We both fell in love with the house the moment we saw it on the web and when we arrived it was even better
To share this beautiful home with Viv and Anna was a pleasure,if you want modern plastic and chrome this is not for you, but to have a taste of the past with luxury thrown in this is it.
We are going back again in May for a few days and i am sure it will not be the last

I was born in Emsworth 47 years ago and have had the opportunity to visit twice briefly since emigrating to Australia, but this time we got to stay, we had 4 glorious nights in picturesque comfort at Hollybank house it was always going to be the place to stay as i remember the house from way back when. Anna and Viv (sorry if i got that wrong) were very gracious, and looked after us very well, we felt like the Lord and Lady of the manor. Definitely value for money and a beautiful place to visit or base yourself while exploring the south of England, being used to travelling far and wide in Australia we certainly did that there, Stonehenge, Brighton, South Downs etc. Cant wait to go back in a couple of years, please don't change a thing we love it as is.

We spent two nights at Hollybank in the Blue Room, our third visit there - on a brief stop over between South Africa and the US- loved the collection of books on the mantlepiece! Our hosts were accommodating- quite happy to let us check in after a very, very early arrival at Heathrow. The room was clean, bright and cool, despite the humid weather and well equipped for a restorative cup of tea and a biscuit! Its location mans that Hollybank House is quiet and restful but within easy access to the trains and the village bustle and its amentities.

At first glance Hollybank House is in need of a bit of a makeover, however just a few hours later I was enjoying it's sense of faded grandeur and loving the character! It is spotlessly clean but not in a clinical way, it feels lived in and loved! The 1970/80's bathroom was a bright yellow but as I said clean and functional, my bed was very comfortable, tea/coffee/biscuits in the room and a flat screen tv. The grounds are heavenly - again in need of some work but they had a charm and the breakfast was delicious (eggs from the chickens outside), I also like the way you all sit round one big dining room. The owners are very friendly. I can understand it wouldn't be everyone's cup of tea but it was certainly mine!

Hollybank House was our first experience at a B&B in the UK on our 5 week holiday. What a great start. Our room was huge, clean and very warm. Our hosts were extremely accomodating and the old house was just sensational. Our room and bathroom were just fantastic and our breakfast in the dining room just exquisite. We would recommend this accomodation to any travellers.
