We have stayed at both the River Cottage and the Boathouse. I will start with the view being absolutely gorgeous!!!! What a wonderful way to wake up each morning look out at the estuary. We loved eating out in the garden, as in both visits very fortunate with great weather.
Both properties were well kept, clean and Nigel was great and helpful in every way.
Can you imagine that we came off the ferry after our long trip and could walk straight to these properties in the midst of beautiful Yarmouth town.
We had family coming down to visit us through out the week and Nigel was great in helping us at every turn whatever we needed.
Communication was very good as well. Coming from such a great distance we were assured via email of our reservation and Nigel patiently answered every question that I had before coming.
I totally recommend this holiday rental.

We were impressed with the website and were expecting as such but were quite disappointed. On arrival the parking we were promised wasnt available because the owners were having their other property 'River Cottage' (also a rental and their home) extended, therefore we had to find somewhere to park within the parking zones every evening, (the Boathouse is basically in the owners back garden, hence the problem, this should be rectified once the extension has been finished, this is just our own experience). The property itself was well equipped and the linen/towels nice and clean but overall it looked as if it hadnt had a good clean in quite a while, possibly dirt from the ongoing building work next door had built up over the past few months, the radiator/skirting/floor behind the master bed, which could be seen through the open headboard, was covered in black grimy dust, the curtains were full of dead flies etc, even behind the TV/stand the plug/skirting was filthy and there were cobwebs everywhere. We were also concerned with the electric shower, water was pouring from behind the control box, which could prove to be dangerous - water + electricity?
It is a great shame because the place has a lot going for it, the views were lovely over the estuary, but the garden had become rather overgrown and used as a dumping ground for old unused watersport equipment so not quite the perfect sanctuary for an evening on the verandah. In its present state we do not believe it deserves the 4 star rating it currently displays; it has started to become tired and in desperate need of a good clean, to comfortably seat 4 adults for an evening in would not be possible either on the one sofa and kiddies chair so the furniture needs a rethink too. We have stayed in many self catering properties of the same rating and by comparison the only thing that does warrant the 4* is the location Im afraid. If it was given a good tidy up we would consider going back, but not in its current state, we're hoping the owners are a bit preoccupied with their building project at the moment and will get back on board with it when they are finished!
