arrived well before check in time,but staff quickly made rooms available,front of house very efficient,relaxed and very friendly. a nice change really from the more robotic upmarket hotels where the human aspect is usually well hidden,the management obviously encourage staff to be themselves. The hotel itself is lovely and the stained glass window at the top of the staircase is a great photo opportunity. rooms were large and warm,with all you would expect. breakfast was plentiful and quickly dispatched by again friendly and efficient . overall a very pleasant stay and would not hesitate to recommend .

Room Tip: our rooms were a long way from reception but that just gave us chance to build up an appetite for the lovely breakfast.

This place is lovely. Easy to find and easy access to get out and about with plenty of parking spaces on site.

As you enter y can see how lovely it is with much of it covered in wood the hotel holds a feeling of being in old set movie. Some places are tired but it all adds to the charm. The food and the bar is on the expensive side but all good quality.

Small spa and pool located downstairs with steam room.

Stayed over Valentines Weekend. Lovely hotel and lovely staff. There was a wedding on the Friday and the Saturday in the hotel. We could hear the evening reception on the Saturday night as we came back to the hotel but could not hear anything from our room. The bedroom we had was not far from the leisure pool. It was lovely and clean and very spacious. We didn't get chance to use the pool but did go for a look and the lady who was in there very kindly showed us around and pointed out where everything was. Breakfast was lovely and again staff were very nice, even though it was very busy.
The staff are a credit to this hotel.

We stayed in this hotel during a cycle ride from Liverpool to Leeds along the canal in Aug 13'. It is located on the north side of burnley, just outside the city centre. Once a private residence of a 19th century entrepeneur and philanthropist, now a 3 star hotel with full leisure facilities. It is positioned in an affluent area of the town, on arrival you feel the sense of space, as the hotel is set back from the road by a well tendered lawn and garden. Once inside it's immediately apparent that every effort has been taken to maintain the architectual features of the interior. The staff were very friendly and attentitive. We had previously arranged for storage for our bikes, they allowed us to use a basement bar that wasn't being used. After checking into our room which was clean and functional but at the back of the property giving a wall and soil pipe as a view, but fine for a nights stay. We went straight to the pool area, there are two jacuzzis, a sauna and a pool in the wet area. The jacuzzi was so welcome after our 7 hour cycle, it looks like this part of the building was recently added. We made our way to the bar and found that food had stopped being served twenty minutes before, after a quick phone call they were able to make an exception and accomadate our food request. Breakfast the next morning was buffet style of good quality.

The low rate for this hotel must make it the best place to stay in Burnley for the money, the only advice I would give to prospective guests would be to ask for a front room, the view over the lawn is fab.
