Went for lunch on Christmas Day, very well organised, staff friendly and welcoming. Best Chistmas Day food we've ever had! Moist turkey, tender beef, five different veg. Excellent service, seated on time and great value. Thanks to Emma and her hard working team! Will be back!

We had a weekend at this hotel, on arrival at the hotel it looked a little run down, theres an old red telephone box in the garden with little glass in it, we entered reception which looked run down.

Our room was a surprise, it was a good standard with a flame fire, it had a couch and nice bathroom, the decoration of the bar and restraunt leaves a lot to be desired someone had decided to paint it all with emulsion , poorly, on the plus side the food was good and the breakfast was excellent

Directions from Burnley Manchester Road rail station. Turn right when you exit and follow the course of the main road ( Manchester Road ). This road is all uphill. Rosehill Avenue is the 4th or 5th road on the left. About 10/15 mins walk from station. First time to visit Burnley and Turf Moor. Very friendly, very clean and very comfortable. Did not have time for evening meal but menu looked good. Had a few beers in the bar/lounge after the match in very comfortable surroundings. Breakfast was very good - full English. Would stay again.

We stayed at this hotel last week and had an amazing stay, I cant believe someone had said the rooms are shabby and dated!! our room was in the caoch house and was very elegant with great decor and we also had other family members staying and their rooms were also great, this is a victorian period property and the restoratrion and modernisation have been done really sympathetically. A holiday inn express it ain't, which is why we chose it. The lounge and bar area was gorgeous too with a real log fire. we also had a family meal in the restaurant which was really good and the service was second to none. All the staff were very attentive and proffesional, we had an amazing stay and have booked in for christmas aswell. we loved the hotel. Really annoys me when people write unfair reviews, GET A LIFE !!

Room Tip: RM 33 WAS MY FAVOURITE it was in the coach house

We stayed overnight as we were attending the Golf Club for a Birthday Party. On arrival we were greeted at Reception by a young gentleman who was friendly, efficient and mad us feel very welcome. Our room was quirky and beautifully clean. We were very comfortable even though there are some unusual displays around the hotel. I think this is just the owners personality and yes I suppose you love or hate the taste we infact loved it. We will most definitely stay again.
The breakfast was lovely and fresh and cooked well. We did not eat in the evening and this is a reason we will return as the menu and restaurant looked lovely.

Room very dated, not very clean. Not convinced the bed had been changed & the bottom of the wardrobe was filthy. Good food though & lovely public areas. Time to get rid of the weird models! I agree with another reviewer that they should hold a car boot sale!

Whilst the outside is impressive and the entrance and public areas appealing once you intercept the life size Wee Willy Winkie on the stairs it's all down hill from there, the rooms are dated and the interior corridors need an overhaul starting with a car boot for all the weird ornaments dotted around. The staff were helpful and welcoming and with a large injection of cash it could be great, great breakfast.
