We have stayed here several times in the past more often in a family room with our son. On this occasion it was just my wife and I. We stayed in an executive double room on the ground floor, which we accessed beside the reception area. Exec room sounds more than it was - but certainly better than standard with nice cozy features).

Room was clean, quite nicely decorated and with furniture that wasnt modern but befitting of the room. The en suite was basic, functional and adequate - not the modern style one gets in a Holiday Inn style by any means. The room had tea making facilities, TV was ok when needed, and radiators were warm if required. The bed was soft and very comfortable. The room was also quiet (room 21) and we were overall comfortable. WIFI worked fine in the room too.

Full English breakfast was included in the price which was more than enough for a normal person - especially as cereals and fruit juice were available also. Service was good and very friendly. Dining room was nice and cosy and functional. Breakfast timing could have been a bit later at weekend (served till 9.30) but not too inconvenient and perhaps a bit picky of me to say that.

The bar area was okay and staff very friendly too - and very personable. Indeed staff overall were polite and as there werent too many of them they did all the tasks between them. Always there when you needed them too. No complaints.

The hotel is in a quiet location but close to the Burnley town centre and easily accessible to motorway etc. Burnley itself doesnt thave too many hotels worth going into and whilst we have often compared Rosehill to others in the area it is unlikely we will ever go anywhere else. The modern Holiday Inn nearby is more expensive, very unlikely to be as personal, and certainly will not provide the style of a family hotel. Other hotels are nowhere near as good either in my opinion - notwithstanding a bit of TLC wouldnt go amiss here including perhaps the car park area beyond the entrance to the hotel always looks a bit scruffy.

In summary, for the £55 per night we paid (on offer) we were very happy with what we received in return. Indeed we have never been disappointed and will certainly return. It is a 3 star accommodation - so if you prefer 4 or 5 star luxury facilities in a sterile hotel then dont go here. Set reasonable expectations taking into account the historical and cozy nature of the building and you wont be disappointed.

A very pretty hotel in an old mansion, but absolutely miserable in terms of facilities. No elevator "lift" and nobody to help with bags except a petite thin female - staff exploitation to the max. Many stairs and long walks to get to the room., Lots of chemical cleaners being used - our room absolutely reeked! Everything is pretty threadbare, but clean. Bedcovers are skimpy and thin. Very tiny TV flatscreen anchored tightly to the wall on a desk away from the bed. Must squint to see, and lie on your side on the bed. Table lamps can only be turned on and off by CRAWLING ON ALL FOURS UNDER A DESK!! Other wall outlets are inaccessible. Would not stay there again.

Stopped here as a wedding guest - we had the wedding breakfast and evening party at the hotel. Good food and service. Staff very pleasant throughout the celebrations and in the morning for breakfast service. Very reasonably priced rooms (£60 for a double).

This is a great alternative to a Premier or Holiday Inn. All rooms are different sizes and decor. We were in room 14 which was nice. Some friends were in room 8 which was much bigger and absolutely beautiful. Lots of ornaments and knick knacks adorn the rooms and public areas - a constant reminder that you are not stopping at a chain hotel.

Great breakfast.

We stayed at this hotel for one night only as we were attending a brithday party in the town centre. This hotel couldn't have better located for us as it is within walking distance of the town centre. The building is beautiful and very traditional. Our room (29) was large with a very good size bed room, vanity area and a large bathroom. The standard of cleaniness was very good, the staff were very friendly and the breakfast was to die for! Very good diningroom service and prompt too. We stayed here with our small dog which there was no extra cost for. Would reccommend this hotel without question.

we stayed at the hotel for 1 night the room we stayed in was slightly smaller than expected for an executive (room 10) but was decorated beautifully and was very clean. we ate in the Dugdale's restaurant and was very impressed by the quality and value of the meals we ordered a mixed grill which I would definitely recommend and for £10.90 it was extremely good value. The staff where very helpful, friendly and welcoming especially Ashley and the night porter.
we will definitely be staying at this hotel again.

we stayed for 2 nights - the double room was spacious, and clean, ditto the bathroom, My only whinge would be that it was not very well lit. The staff were friendly and helpful, breakfast was plentiful and tasty. The restaurant served plain food, well cooked. The building is grade 2 listed and the public rooms are awesome - particularly the ceilings.
The hotel is licensed for weddings - one happened while we were there! It did not interfere with us.

Traveled from USA and thoroughly enjoyed the stay. Hotel is "shabby chic". Everything was clean and welcoming. Staff extremely friendly and couldn't do enough to assist in making the stay pleasant. Chef prepared food as requested (special diet) and it was perfect. Will definitely stay here on my next visit to my "home town". Hadn't been to Burnley in over 35 years (usually visit south coast when in UK) and Rosehill House made my visit memorable and pleasant. Staff member, Lisa deserves special recognition for her attentiveness to detail and exceptional customer service.
