“An absolute gem”
Reviewed 8 September 2013

Had a fantastic 3 night stay at Swain House. The rooms are stunning, luxuriously furnished and immaculately clean. Large slipper bath and separate shower, REN toiletries. Comfortable bed. Tea and coffee making facilities with fresh brownies left every day.
Jason was the perfect host and had clearly put a lot of thought into making guests feel welcome, he gave us tips for visits and places to eat. The breakfasts were delicious and cooked to perfection, with plenty of choice. You sit at a big trestle table with the other guests and it all felt very sociable and relaxed. A choice of newspapers were provided each day too.
Watchet is a beautiful harbour town, with it's own marina and overall has a lovely ambience.
The surrounding countryside and coastline are beautiful and you can take the stream train from Watchet along the coastline. Dunster Castle is a short drive (or train ride) away and is well worth a visit. We would absolutely recommend Swain House.

This is an immaculately kept B&B. Visually, it's one of the most pleasing places I have ever stayed. It's scrupulously clean and is convenient for everything Watchet has to offer; shops, pubs, quayside, train station and bus routes.

I have no major complaints about Swain House, and I think that owner Jason is a good host who is trying his best. He was most helpful in advising us about places to eat and drink, and was genuinely interested in our plans while we were in Watchet.

The room was lovely, with one of the most comfortable beds I have ever slept in. The toiletries are nice, but we would have liked some tissues, a sanitary bin, some backup toilet roll and some "normal" soap (the liquid stuff can be a bit irritating to the skin, in my experience). The shower was very good, and the toilet was exceptionally easy to flush! There was an iron and ironing board, great tea and coffee facilities, and some delicious complementary chocolate brownie, freshly replenished every day.

Being on the main street isn't ideal - Watchet is small, and Swain Street is very narrow, so early morning traffic can be a problem from about 7.30am - there was the occasional "boy racer" whose noisy car/bike would almost certainly wake you up. The windows are nicely refurbished box sashes but are not very good at shutting out noise (there's no double or secondary glazing). Perhaps a room at the back would have been quieter?

Breakfast was good, with a range of food for all palates; fried breakfasts (meat or veggie) and pancakes on the menu, with cereals, fresh fruit, fruit juice, and yogurt, and delicious large croissants with butter and jams.

The breakfast room takes up the majority of the "social area" which is decorated like a kitchen diner; one large table for all the guests for breakfast, plus a couple of comfy chairs for reading/relaxing in. Personally, I dislike having to share my meal table at breakfast; I'm just not that sociable at that time of day! I would much prefer a small individual table. There were a couple of problems with breakfast on one occasion when Jason appeared to be very stressed out - no idea why - but food took an age to appear (over half an hour), and the tea was cold. This was on a day when all the guests (eight of us) turned up at the same time for breakfast. Jason appeared to be doing all the catering himself. I would have been happy to specify a time, so that this clash was prevented; maybe he could ask guests the day before what "slot" they would like - say spaced apart by 20 minutes?

I have stayed at cheaper places, and I have stayed at more efficient places, but Swain House is still reasonable value for money. You certainly won't find a more modern, stylish B&B in Watchet.

Room Tip: You may find that rooms facing the street are rather noisy due to traffic.

Just returned from a fabulous one night stay at Swain House..and really I will be reiterating the other guest glowing reviews, but this is an opportunity to give praise where it is deserved. Believe these reviews would be my first bit of advice - the gushing compliments are well placed. It is not often that the photos really reflect the accommodation you will get but the images on the Swain House website really do. Great points I noticed are that the wonderful walk-in shower gives you the option of the over-head fixed power/rain version (ideal for Mr H)...or alternatively you can use the more conventional 'hose' style one(equally powerful)..two options in one shower! Fab for someone like me, vertically challanged, who likes to shower without getting my hair wet. The slipper bath (double ended) was a dream, and so relaxing with a splash of the lovely ren products...the main bedroom is vast, and so tastefully decorated. Breakfast was lovely, and the idea of a trestle style family table which you all sit at, rather than individual tables where everyone ends up whispering and trying not to make too much noise, meant that we had a relaxing extended breakfast chatting to the other guests (great way of sharing tips for visits and places to explore)....This was a mini 5th wedding anniversary break, and we have both returned relaxed and wanting to head back to this lovely spot asap!

Room Tip: We were in Room 1...vast, gorgeous...but I think they all are!!!

It is difficult to add anything new to the gleaming reviews of previous guests........ It is IMMACULATE, it is so STYLISH, it is very GLAMOURISH, it is AMAZING!! Breakfast is lovely and nice to share with other guests............ It is a bit of everday luxury delivered to you............
A very brave venture in a little fishing village which seems to be almost Vintage in style ~ Jason has laid a footprint for others to follow & emulate.
I think this will become the Padstow of Somerset with its cute harbour and ambience ............ Go visit and judge for yourself, enjoy!! Beautiful countryside all around and picture postcard village, Dunster, Porlock............ incredible walking country and a very cute little steam train to amble thru the countryside on............

Swain House is a jewel. Set in the centre of Watchet which seems to have hardly changed in the last fifty years, this stunning boutique B&B is a wow. Perfection to the last detail, with every need for the guests researched by the owner/designer Jason, down to the last gleaming screw. From the cobbled entrance to the slipper bath, the REN toiletries to the logoed waffle gowns all shouted luxury and good taste. We had our own lounge with free Wi-Fi, beautiful coffee table books and a terrific sound system. The bed was amazingly comfortable, there were fresh brownies in a logoed bag and even fresh milk in a miniature flask. Breakfast was beautifully cooked by the said Jason, who even surprised me with a little replica pancake dish because I said I wished I had tried it. We thoroughly recommend this b&b to anyone who loves the best.

Room Tip: All the rooms are equally stunning.

We stayed 2 nights whilst on a bakery course locally. Rooms are beautifully decorated and perfectly clean. Bathrooms are out of this world. Roll top bath and rain shower. .. every little touch that I hope for. Real coffee and cafetiere as well as tea pot and cake in your room. Bed and bedding was of excellent quality. Breakfast was cooked to perfection and presented very lovely. The pancakes with bacon and poached egg were awesome. Nothing seemed too much trouble. Just lovely and would definitely visit again. A very good renovation. ...

Arrived with my husband early afternoon on a Friday for a 3 day break and having wandered around Watchet admiring the quaint harbour we couldn't wait to book in....what a delight when we did! Jason gave us a warm welcome and showed us to our immaculate and stylish room. Quick cup of tea with a yummy brownie, luxurious soak in slipper bath with my favourite Ren bath products and then a few glasses of cider and a curry in the local Indian restaurant - fab! We had mountain bikes with us which Jason kindly housed for us so a brisk ride on the Quantocks on Saturday (at a spot recommended to us by Jason), a coastal walk and a great meal at The Culbone, Porlock completed a busy Saturday. Sunday spent wandering around Dunster Castle and the village with a drink and a chat with the locals in the Luttrell Arms followed by another great meal at the recently re-opened Notley Arms made for a memorable day. Very sad to leave on Monday especially as it meant that We had our last breakfast, a delicious experience taken in the dining room fronting onto the high street watching the world go by....a great weekend was had, we met some lovely people and would thoroughly recommend-THANK YOU!
