We stayed in the Landmark Inn for 6 days in July and August. A beautiful inn on the top of a dune with great views. This is THE PLACE TO STAY. The real treasure here is the staff. Ron, the on site manager, Dawn, Bobbie, and the co-owners, Eugene and Mary Beth were all great, very helpful, and very friendly. The rooms were well laid out, extremely clean, and very comfortable. We had room #9 and our son had room #2.
Room #2 is on the first floor and is one of the economy rooms. There was plenty of room for our son and he was very comfortable.
Our room was #9 on the second floor, with a bedroom and a sitting / tv room. It had a great view of the river and Old Town. We had no problems with noise, and all our neighbors were quiet. You leave your windows open as a/c is not needed. You are only a block off of 101 and 2 blocks from Old Town, but road noise was not a factor. I think it could be because you are on top of a dune with trees all around. Great view!
The breakfast was 3 types of cereal, bagels, english muffins, toast, orange juice, sausages, cheese,coffee, hot cocoa, and tea, laid out in a room just behind the desk with a view of the river and Old Town through the trees. There was always a staff member coming in every few minutes to clean up and make sure the was plenty of food and coffee, and they came in with each guest that had not had breakfast there before to show them where everything was. The coffee, tea, and cocoa are there as long as the office is open, 730 am to 10 pm.
The spa/ sauna is in a separate building, and, unless you have one of the 3 spa rooms, it is a must. You can reserve an hour up to 945 pm and there is no extra charge. It is very relaxing after doing a lot of walking during the day. It is large enough for 2 people to use.
We totally enjoyed our stay, the rooms, and the staff.
We will be staying here again!

We stayed in Room 11 as we wanted the spa tub. The tub itself was lovely- not complaints there- even bigger than it looks online! However, when you're staying in a separate area, and the room is described as "Deluxe" there are certain expectations. The room was tiny- the tub is about a foot and a half from the bed. The towels were old and not very nice looking, and not that many were provided. The view was not as good as it sounded. The room was a weird mix- a large modern TV, some nice fixtures, and the tub, then the bed with a hideous comforter, two sinks within a few feet of each other, and the room itself was extremely cramped. I expected more deluxe touches- say an accent wall, or quality bath products (they had Dial brand- yuck) for the price. The continental breakfast was just awful, even for a hotel (a very stale bagel and English Muffin were the best we could do). The wireless internet they advertise was one of the worst parts- it would work for a moment or two and then cut out completely. When we complained management seemed very surprised and told us that they hadn't had any issues, and didn't really apologize. Also, they seemed to be using a residential router for a business...

Overall, it was not terrible, but not as deluxe or nice as we wanted for the price. We would likely not stay here again- certainly not in Room 11 (or presumably its twin, 12).

On a last minute trip to Florence, decided to try the Landmark as it was recommended by a local, despite the not-so-great reviews. There are only 12 rooms. We stayed in #4 which I liked because the bed is not head-to-head with the bed of the room next door. I have rentals and have rehabbed plenty of properties so I'm pretty fussy. The room was clean and the renovations well done. Nice kitchen with table, full size refer, stove top, coffee maker, toaster, and micro. No standard oven. Bed was comfortable, TV large flat screen, I believe 40+" as it's bigger than my 38". We did not use the spa so I cannot comment. The breakfast was not a full breakfast, but it's advertised as continental. With that as the standard, it's better than most as cold cereal and sausage links are included. There's no fruit which would have been nice. One review said there was no place to eat except to take the food back to your room. There is a pleasant room with, I believe, four tables which seems ample for a 12 unit facility. Coffee, hot coca, tea are available when the office is open, until 10:00 p.m. I would recommend this facility and I've been told that the winter rates are deeply discounted but I did not check this out with the management.

Room Tip: Their website is excellent and has layouts of every room available. If you want a view, you might go to 2nd floor or choose #4 on the first floor. #4, I was told, has best view of 1st floor and we found it to be a nice partial river view, through the trees.

Our room was a nice surprise, with a clean, comfortable seating area separate from the sleeping area. My husband is a little hard of hearing, so he could listen to the TV without keeping me awake.

The woman who was the breakfast hostess gave us some great ideas on things to see and do, not only in Florence, but around the whole state! (She even remembered that my husband is hard of hearing, saving him the embarrassment of asking her to repeat.)

We will definitely stay at Landmark again next time we visit the area.

Despite a nice setting at the top of a hill, this property is a typical 2 star hotel much like Motel 6 or Travel Lodge. Our room was fine tho marginally clean w thin towels and no soul. The effusive proprietor couldn't stop apologizing. She was sorry the room was not as clean as it should be ( candy wrappers and crumbs in the bed stand drawer.) She was sorry that the spa hot room wasn't hot. She was sorry that phone calls interrupted her when she was trying to explain things to us about god knows what. The included breakfast was sub par and much like travel lodge but not as good. Im sure they would have apologized for that too if given the chance. I was particularly irritated at breakfast. The coffee (mediocre) was luke warm and there was no fruit. Very mediocre in every way. An employee was speaking to some guests regarding area attractions in an extremely loud voice which was quite irritating and inappropriate. Despite the favorable reviews I must honestly say this place is nothing special and rates 2 stars on every level.
