This was our first stay in Bradford and at the Inn. We were welcomed graciously by the owner upon arrival and given a tour of the inn and told about all of the amenities it offered. (Which included maps of the area, menus for nearby restaurants, complimentary wine in the parlor from 5-7, and complimentary snacks and refreshments on the second floor) Our room was spacious, clean, and had everything from extra toiletries to a working fireplace.
We did find time to try the wine offered in the early evening, and enjoyed it while playing games and listening to music in the parlor. The front porch is also a nice place to sip a glass of wine or relax on a warm night.
The breakfasts are enjoyable as well, the owner offers two choices each morning, and the variety and company make for pleasant conversation around the large table.

Two adults staying at this Inn on a long weekend getaway September 2013. What a gem of a place. Bob & Carolyn are gracious knowlegeable hosts taking great pride in their establishment. Wonderful source of info these two. Rooms are spacious and comfortable, lovely breakfasts, truly enjoyed the wines supplied each late afternoon. Enjoyed walking about the town and meeting the locals. Will definitely return to this lovely Inn

We stayed here to attend a wedding in Bradford. Carolyn knew right away which wedding and that other guests would be staying with them when I called. The rooms are extremely tastefully decorated. The innkeepers are courteous and very gracious. The inn is absolutely gorgeous. The breakfast was delicious. The cost was comparable to many of the local hotels, so this was clearly the best choice. We will stay here if we are ever in Bradford.

We never stayed in a B&B before. I usually stay in hotels, so this was a good experience if you have a reason to be in the Bradford area. We were using this area to check out the Allegany National Forest and a rest point en route to Niagara Falls.

Bob and Carolyn are very nice and accommodating. They offer red/white wines at night between a few hours and serve breakfast in the morning. You pick what you want at checkin and and if you're staying multiple nights, you pick what you want at the end of breakfast for the next day. Lots of bread options. A downside is they don't offer fruits, except the juice which tastes fresh. Breakfast is served between 7-9 so late sleepers may need to adjust. You need to pick the exact start time though.

The inn itself has many rooms and each have a private bath. We looked at the majority of them. The second floor rooms reminded me of a frilly dolly house look. They also had tons of bunny decorations for pre-Easter. I thought they were cute. No religious decor. They have queen beds and king beds. I recommend splurging the extra $10 for a king room. We switched our room from a room directly under the innkeepers, who stay on the third floor, (where we were put initially) to the "man" room on the first floor which was very big and had lots of windows and a fireplace. They even had complimentary bathrobes and some toiletries. There was enough space to layout our own toiletries and even a suitcase rack. There was only a small dresser and some hooks so if you had lots of clothes to hang and put away you'd want an additional arrangement. The bed is very comfortable and so were the pillows. The made our bed and changed our towels daily.

The house was made in the late 1800s so it creeks. We were the only people there at time of stay so not sure how well you may hear others but I think sound travels well. The house and decor aren't modern but probably in line with the rest of the town judging by the restaurants. There is some general wear and tear you'll see but nothing significant.

I wouldn't necessarily advertise this place as romantic or family friendly. More just for business travelers or couples with an agenda. There are games to play and some free snacks and drinks on the second floor. Bob will talk to you a few times if you're around so it doesn't feel like an anonymous vacation. He knows a lot about the area and the history. It kind of felt like we were staying at a distant cousin's or uncle's place more so than a hotel. We even told them when we were leaving for the afternoon or for dinner. We probably didn't have to, though.

One odd thing is that there are signs all around telling you to do things like turn off the heater if you're sleeping or turn on the fan if you're showering. One sign they really should have is be careful of the middle foot on the couch because we stubbed our toes numerous times and it hurt badly.

Just a tip, if you're on the lower level you can easily hear sounds of cars on the road, even stereos. Usually not a problem later at night but it may wake you in the morning. The most renovated room is the quietest though but we didn't see that one since a guest was in it the first night we were there. It's a king room too.

So overall I was happy here but not sure if the B&B style is really our thing.

Our first stay at a B&B and we loved it Great house, Very nice rooms, Super breakfast, and Carolyn and Bob were very good. Would love to stay there again.

Room Tip: Our room was #4 King bed and fire place.

From the moment of our arrival we were made to feel very welcome. There are complimentary snacks and beverages available at all times and wine in the lounge in the evening, and it was so nice to be able to make a cup of tea or coffee whenever we wanted. There was a choice of breakfast dishes ordered the night before, and when I requested no cheese in my omelette, that was not a problem at all. Carolyn and Bob were happy to advise us where to eat and what to see during our stay and nothing was too much trouble.
We're hoping to be able to go back one day, although it's a long way from the UK.

Beautiful garden and charming house with welcoming porch. Old fashioned charm with comfortable rooms, and modern bathrooms, and welcoming hosts. Free wine on the porch. Good breakfast.. Very clean. Very relaxing.
