I bought four days here through Groupon...THANK YOU groupon! It made it affordable. One of the nicest places I have ever stayed. The views are stunning, the villas are so unique as are the grounds and it is located in a nice little town with tons of great places to eat. I would highly recommend. If you have a problem with steps this may not be the place for you. There also seemed to be a problem with ants in the bathroom. But other than that this is great. The onsite restaurant is ok but go into town to check things out. Only a 5 minute walk .

This place was quite good. We stayed there for 2 nights, and the services were excellent. The most excellent and relaxing place was the pool with oceanview. One of the things we did not like was that everything is expensive. Good matrimonial rooms and bed. You will fee at home away from home. But do get your wallet with some money. The Staff is servicial and accommodating. I highly recommend Pelican Eyes. They have a wonderful place and services.

Hopefully we will come back soon to Nicaragua, San Juan del Sur.

We enjoyed our stay at the resort. However, in comparison to our other hotel choices, this was the least personable and memorable. It was very comfortable, nice and neat. There were ants and geckos but my husband and son were more than delighted to accommodate them. The air conditioner was very nice to come back to and the quiet at night was welcome. We enjoyed the food and the poolside dining. Our 3 year old was able to play in the pool while we watched him and had our meals.

Despite its 'resort' title, there wasn't much 'resort' about it. There aren't any children activities nor any drop off options for children. The staff was nice but didn't go the extra mile for anything, nice and adequate. They didn't tend to go beyond what we asked or offered us options to questions/requests that we had. Even the 'to town' transportation was one simple pedicab, which worked out for the 3 of us but I wondered what larger groups would have had to do. We mainly used the pool and hung out within our townhouse.

All in all, it was a good experience.

Room Tip: I enjoyed our mid mountain room. It was a combo of good views and not too far from the pool.

This summer we returned to Pelican Eyes for the first time in 3 years. In the past, the main pools had good service, and excellent menu selections for appetizers (you could order carpaccio for example, meals, etc. The pools were beautiful and clean, and the service was excellent.

However, this summer, the bar at the upper pool had poor service, and only served 'kids menu' sort of things like; chicken fingers, mozzarella sticks, and such. None of the pools were very clean, and you could see the bottom of the pools needed resurfacing.

The main restaurant had great service, but again, a limited menu.

On the positive, the rooms were nice.

Room Tip: Ask for a room with a view of the beach!

Everything about the appearance of this hotel was impressive. The view was great, the rooms were huge, the pools were fantastic... however the service was pretty bad. We were there during the off season, so they may have been off their game, but we were pretty displeased with the experience.

The room: Our air conditioning didn't really work, nor did the ice machine. They also provided us with a selection of food and drink but most of it was already expired. The sheets and blankets were paper thin and not terribly comfortable. The shower, however. The shower was fantastic!

The service: Everyone was nice, but they didn't seem overly concerned with us. The people at the front desk were especially unhelpful. They also didn't speak English very well.

The hotel grounds: Lots of stairs and very spread out but very beautiful. There were monkeys in the trees and a few friendly cats walking around. There were three pools all of which were large and beautiful.

My girlfriend and I were extremely lucky to get a Groupon for this place, it would have been out of our budget range otherwise. It was great to spoil ourselves at this high end resort. The staff were nice and let us switch rooms when we asked if there was any nicer ones. Our second place had a nice veranda we could sit and have some Flor de Canas on before beginning the trek into town. That's the only downside of this place. It's built on the side of a mountain and you have to get transportation to get to your room from the front entrance. We walked down every time and took a truck back up. It was a bit of an inconvenience and would have been really hard if we weren't in good shape. It took about 10 minutes of going down stairs to get to the lobby from our place. We ate in the restaurant a couple times, good food but as pricey as you'd expect. The infiiniti pool was cool, we only used it once though as we were out surfing every day. Overall worth the Groupon price for sure, would be tough to justify the regular rates though.

Room Tip: Ask to be as close to the lobby as you can, saves a lot of walking

Before I begin. We were a group of about 12 staying in 5 rooms and 1 full house.

I'll start with the views. This is by far the only reason to stay here. You have breathtaking views- hands down some of the best views I've ever seen. They have infiniti pools, but they only turn them on Saturdays and Sundays. So hmmm.. Saturday was fun. My friends rented a villa- they had better views...

The service everywhere in Nicaragua was amazing, so it's hard to compare Pelican Eyes to anywhere else. It was great, but nothing above expectations- especially when you remember the cost of staying there was more then anywhere else in San Juan.

So what on my trip made it a 2 star experience?

1. It was the most expensive place to stay in San Juan. Yes the views were great and the service was great, but really was not anything extra special. I visited a friend who rented a villa. They payed half of what I did- had an even better view, a personal housekeeper, a personal chef and a truck.

2. My friend got mugged right in front of the gate. There is a stretch of street that is very dark coming up to Pelican Eyes. A motorcycle came up and grabbed my friend's purse. I will admit- she should have been more aware of her surroundings. However...
... The messed up part about it was that the security guard saw the whole thing unfold and just stood there. He literally did not get off his butt. Then we went to the hotel to report the incident and they said nothing could be done till morning. It was 11:30 at night. A true luxury resort would have lighting on the street. They would have security guards that cared. And they would have people to at least pretend to be worried about their guests mishaps. The guy at the front desk seemed like he was just trying to push us away until the morning people could handle it. By no means am I blaming the mugging on the hotel, but I feel they could have done more to help.

3. We booked a room w 2 Queen beds but got a room with a king and a cot.

4. My buddy booked a room and was told he would have to switch rooms for his last night. He went on a day adventure and when he returned they told him he was being moved to a different hotel. His bags were sitting there. Then they wanted $5 bucks for transportation.

5. There were ants everywhere in everyone's room.

6. There are a lot of stairs and it's half way up a mountain. Yes they have transportation from your villa to the hotel lobby available for free and $5 to anywhere available during limited business hours, but that takes forever and it takes planning. I am 32 and in pretty good shape- in that heat- it was a tough hike to my room and I had one of the lower rooms.

7. The food is really only OK. Go out and try the restaurants- they are pretty amazing and cheap! Pelican Eyes is the most expensive restaurant in town and no where near the best.

8. Everyone on our trip had a problem with their bill. They put drinks and food items from other people on our bill. Then it took a lot of discussion to get it changed. One friend had 15 mojitos on his bill in 1 sitting. The time stamp actually showed 1 every 2 minutes. How does that happen? They almost would not change it. Another friend was charged an extra $50 for breakfast, which was supposed to be in the package. The night guy would not change it because he thought he would have to eat the cost. She had to go all the way up to the room, find the email.. then they made her go all the way back down to clear everything up. It was very poor form. It took her about 2 hours to clear it up.

Conclusion:
- If you are the type of person who needs to stay at the most expensive place wherever you go just to say you stayed there. This is the place for you. The views are magnificent and the cottages are romantic, but there are far better places to stay.
- I recommend doing your research and finding a villa.

- I also understand that every experience is different and in large group there will be some problems, but everyone had something happen. Also, most of the group in our trip had been coming here for almost 10 years and staying here every year.... they all decided that this was the last time.

Room Tip: For better views- ask for an upstairs room, a room near the upper pool or a room as far up the mount...
