I stayed at Piedras y Olas in March and loved it. The new upper swimming pool has amazing views and is perfect for sunset views. I've stayed at Piedras y Olas before and find it just gets better each time. Their restaurant chef has added some great new items to the menu (the wood-fired pizzas are the best in Nicaragua and better than I've had many places in the U.S.!) and their special lobster fritters are always tasty.

There is some construction going on at the resort - like everywhere else in rapidly growing Nicaragua (tourism is booming!) - but I found that it is very easy to reserve a room away from the activity if you desire. I read the last review about Security guards and don't necessarily agree. At night and early mornings there are folks monitoring the grounds, which seems important as the resort actually consists of many private vacation homes that are being rented out as hotel rooms, but it is fairly innocuous. Any visit to Central America comes with a "cost" - and having someone ensuring your safety is a plus in my book.

Piedras y Olas now offers massages - in your room or poolside from professional massage therapists (cheap at something like $40/hour!) - and they are opening a lap pool for guest workouts shortly, so it seems like all the developments are very positive for hotel guests and vistors. If you have a sense of adventure and are looking for great food, beautiful accommodations, smiling service and a 2 minute walk to the cute central market and the beach, I'd very much recommend this hotel.

Any trip to Nicaragua should include SJdS, Grenada, The Masaya Volcano, a Zip Line Trip, and the markets at Katrina and San Juan Orientale. As first timers, we utilized the fantastic services of Tours Nicaragua (.com) in Managua, and their Ingles speaking experts Richard and Mike to lay out a seven day excursion through Granada, Masaya, and SDdS. This was complete escorted service with English Speaking Guide Roberto, and did not cost much more than going it on our own. All transfers, etc were handled by them.

Now for the Pelican Eyes. Read reviews from March and April for accurate information on this resort. Eerything is true. But pay attention so you don't get caught in the same trap as we did: CONSTRUCTION - THE TALE OF TWO RESORTS! It is hard to believe that two entirely different experiences can be had at Pelican Eyes, but MAKE SURE that when you book your villa, find out what construction is going on around you. The workers (God Bless 'em) come to work at 6:30 am and knock off at 6pm. They use about 100 people to build each structure, like ants. The pounding, hammering, shouting, etc was irksome to say the lease, and no one in my group was able to sleep much after 7am, or enjoy a quiet sunset (they're spectacular) due to our location (named Casa Sosiego) Solution: request a unit lower down (Casa Pacifica) was our 2nd episode, and totally quiet and private.
STAIRS: pay attention to how high your villa is, especially if you don't climb stairs well. It was 309 stairs from the Town entrance to Pelican Eyes to our Casa Sosiego, high atop the hill. Good breathing and calf-burning workout for some, but a pain after a huge, inexpensive lobster meal and half a dozen Flor de Canas. There is a ride available, but that takes some coordination.
SECURITY COPS EVERYWHERE - the place is well patrolled, although I never once sensed any danger in town day or night. And they just cruise right through your patio even if you're sitting there. Some even joined the maids for mid-morning snack at 8 am on our rear patio. I spoke with Chris the owner about respecting the guests space, and he agreed, so maybe that'll improve.
ATM-CELLPHONE - Talk about comnnectivity! My Cingular phone with an activated int'l calling plan worked as well as home. Nice, if you need it. ATM's are down in town, and very secure. Made several withdrawals, but they don't dispense small bills (only 1$C100 and $C500 notes, which are difficult sometimes to break in town for small purchases, like my awesome flip-flops for $50 cordobas (like $3.15 US) The bar area in the main buildig is THE place to be in the morning with your WIFI laptop. I met more interesting people there than anywhere. If you don't want to lug your laptop down, just borrow one of theirs.
EXIT TAX - just remember to check if the exit tax from Nicaragua (now $US 38.00 pp)has been collected in your ticket (Continental did that,) or if you must pay it in cash. Save enough US$, cause they don't take Cordobas and they don't take credit cards.

I chose this hotel for 3 reasons:
1) They offered transpo from Managua to the hotel (for a price of course)
2) They had english speaking staff (nobody's fault but my own)
3) Wireless internet access
The accomodations are very nice- large rooms, great views and plenty of potable water. The staff was very friendly and curtious. Most of my time at the hotel was spent around the bar/pool area. It's a great place to hang out and enjoy the beautiful view of San Juan del Sur and have a Tona. The food here is very good- even for a vegetarian.
The hotel is situated up on a hill but is within walking distance to any part of town. Walking to and from at night is not sketchy at all.
It's the most pricey hotel in town, but if you're going to splurge, this would be the place. I also toured Morgan's Rock which looks like a great hotel as well. More eco oriented, but top notch.
Overall, San Juan del Sur is a great place to visit. And if you're OK with the room rates, Pelican Eyes is also a great place to stay.
