Park Avenue Villas is an absolute must-visit on your trip to San Juan del sur. We had a 1 bedroom apartment with an extra mattress for our son. We were able to use the kitchen facilities frequently, and the suite provided ample room for the 3 of us. The atmosphere of the complex is spectacular, with amazing sunset views every night. There are many areas where you can read, check email, or gaze out into the distance spaced out around the building. The pool was perfect for cooling off after a climb up to the Jesus statue.
More than anything, we felt welcomed and enjoyed by the staff, notably Renda & Ralph and Lucas. Our son referred to 'Grandpa Ralph' frequently since our return home, and Lucas was always so kind and quick to help us with anything we needed.
The restaurant recommendations were spot on, and SJDS restaurants are so affordable. We were so glad to have spent the last days of our Central American adventure with the Hewitts at Park Avenue Villas.

Great rooms, great view, great access and even better company. The view from the porch/balcony is a deal maker. The rooms are great, but you are not going to want to spend a lot of time there. There are nice areas to sit outside. There are markets and a beach nearby. The local food is quite good in spots. The beach cafe/bars are some of the best values anywhere. Buy your fresh fruits etc at the market.
Ralph and Renda are great hosts. The staff is also very helpful.

We found this to be "the" best spot in San Juan del Sur after researching and physically going to most of the spots in town. The value for the money doesn't compare to anything else out there. None of the accommodations (or rooms) will disappoint you. The staff working there are unbeatable by far, they are courteous, helpful and if they don't understand will do everything they can to assist you. Ralph and Renda make staying there like being at your grand parents ... loving, helpful and full of knowledge. Your stay is a pleasure for them and that is how we felt being there. We loved the views and the comrade of the other guests staying there. This will mark our 3rd trip back. We have stayed in 4 of the rooms and liked them all and they each bring their own uniqueness to them. Can't wait to go back ... for another 2 months

The villas offers a great variety of rooms. From a smallish standard hotel room to 2 bedroom suites that are fully self-contained and offer better deals on monthly rates. We just had 2 nights in a small room,with private bathroom, that could be part of a suite by unlocking 1 door. These options also mean they can accommodate a variety of budgets. Ralph & Renda have paid attention to detail making you want to relax and enjoy what they have created to compliment the fabulous views. I did get to meet fellow travellers who do long stays where I had the pleasure of some cold water in their 2 bedroom suite and was very impressed with the decor that reflected a feel for the area while still being very comfy & utile. So, go and enjoy a cool afternoon drink or early morning coffee by the pool.

We recently visited Nicaragua to pick up our son in Managua. At the suggestion of many locals we took a day trip down to San Juan del Sur. We chose this hotel based on the reviews and were not disappointed. This is a truly beautiful hotel with a spectacular 2nd floor balcony that affords a marvelous view of the bay. The hotel is quite new and very clean and is quite possibly the nicest building in town. Hosts Ralph and Renda were not available upon arrival, but we did chat with them on that awesome balcony the following morning. They were completely charming and advised as to breakfast options and gave driving directions to the statue of Christ on the opposite side of the bay. The staff was superb and even managed a load of laundry for us while we were away to breakfast. In the interest of full disclosure the beds were a bit stiff, the shower was cold, and internet was apparently not working. However, we still loved this place and would definitely stay there again. As a tourist destination the city is a bit under developed, but over all the experience was worth the trip.

I recently stayed at the Park Avenue Villas in January. My dad and his wife stay at the hotel for a couple of weeks at a time throughout the year, so I was happy to join them for a week stay in beautiful San Juan del Sur. Ralph and Renda treat the guests like family and there is a very relaxed and warm atmosphere on the property, everyone gathers to watch the sunset. The hotel is in a great location, walking distance from the beach and center of town. The rooms are simple, but with AC and clean and have nice amenities, most rooms have kitchenettes as well. This is a great hotel for older travelers that want to avoid the surfer hostel scene or those with families. I wouldn't recommend it for solo travelers looking to meet other singles.

I planned a stay at Park Avenue Villa during April 2012. I made reservations online with Renda. I told her how many people would be joint me and she gave me a rate. When I arrived she said not that many people could stay in the room. She stated we needed to rent two rooms (even though we had rented the two bedroom suite and had plenty of room) I showed her the email where we had agreed on a price and how many people were with me, however she stated we still had to rent another room. So of course that was additional money we had not planned on. SO be careful when renting from her. She screwed us. Then her husband screamed at our kids 3-4 times a day not to splash in the pool because it would kill the plants surrounding the pool. He also was yelling at other patrons for being too noisy, even though they were not overly loud. I would not recommend this place at all to anyone with kids. We were told we could not have our door open as well. I feel like we paid $1000.00 for four days and if we want our door open it is our right. The elderly and Seniors would enjoy this place, however the guards let anyone in that wants in spite of the gate. Checkout time was noon, and at 10:00 they entered our room and started cleaning without our permission. I feel like they should have waited until we were gone.
