“Great base”

Excellent accommodation in a great location. Downstairs there is plenty of room. The lounge/dining room is well decorated and comfortable. The kitchen is large with a small table that seats four, with a toilet/shower room off it. The double bedroom is small and the twin room more spacious. The third bedroom in the roof is massive and full of character. Overall a very comfortable place to stay.
Not 'excellent' due to some a lack of some lack of attention to detail. Several blown bulbs could have been replaced (spares were available for me to fit), gloss painted stairs should be non-slip, cooker oven is not effective and upstairs TV needs an aerial.
There is no WIFI and that could be a problem for some.

“Nice place”

A lovely cottage, excellently situated in the village, with everything you need within a few yards of the front door.
However, we travelled with our older parents and a 20 month old toddler, which made life a bit interesting in the cottage. The two stair cases were a bit of an issue during our stay and both ends of the family spectrum struggled with them constantly.
Mind out for low beams and doorways, we all did it at least once ;-)

“Exceptional Cottage in a Exceptional Village”

My girlfriend and I stayed with our 18 & 20 year old daughters for 3 nights in December. We were thrilled with the beautiful accommodations. Upon entrance we felt at home. The living space was exactly what we were looking for. We spent most of our time in the front living room when we were home as the furniture and the setting was very comfortable. The only disruption was we were told not to use the fireplace by the manager of the property. We had already enjoyed a fire and we had purchased our own wood. It does advertise that their is a wooding burning fireplace & we enjoy fires at home, so this was a special part of our trip....sitting by the fire and chatting. I would double check when you book. This should be allowed!! The kitchen had everything we were needing. We did cook all our breakfasts and 1 dinner at home. the parking across the road was perfect and the people there very friendly. For one low flat rate we were able to come and go as we pleased.
On our first night we enjoyed a meal at the Pub across the street, the Halfway House. We walked the whole village on our first full day and explored the beach at low tide. We enjoyed meeting some of the locals that afternoon in The Rising Sun. We had a wonderful time sitting by the warm fire and enjoying the seafood soup and beers.
The following day we took a day trip down to St.Ives and on down to Lands End for a quick peek. The drives around the South West coast are gorgeous with some spectacular views. That evening we arrived back in Kingsand and thoroughly enjoyed a wonderful dinner at the Devonport Inn on the waterfront.
We were sad to leave the village and the Lyndale Cottage

We went to Plymouth for the University of Plymouth graduation and found Lyndale Cottage to be just what we were looking for in terms of location and accommodation. Kingsand is a lovely unspoiled seaside village that was convenient to both Plymouth for the graduation (an easy 30 minute trip by car ferry) and to the south Cornwall countryside where we explored for several days afterward. The cottage was just as pictured and better than described. It was spotlessly clean, had quality fittings, excellent beds and really nice linens. The cottage, the village and the area exceeded our expectations.
