Booked a suite in the "historic" aka run down section with a group of friends and what was promised was a far reality of the room that we received at $400 per night the room was dirty, small and staff were so young that good customer service was a pipe dream. Honestly feel ripped off...stay at any of the other hotels like comfor inn that is 20 feet from this over priced nightmare.

We had a great time at Newport Beach Hotel and Suites. We stayed in the new two bedroom two bath suites, and it was wonderful. From the time you enter your suite, you are wowed by the beautiful bathrooms and large king beds. The bathrooms and rooms were CLEAN!!!! I was soo impressed by the bathroom and its cleanliness. Overall I found my suite clean (the kitchen appliances could do some touchups with the grease marks) and very accommodating with free slippers and robes to be used during your stay. The staff was welcoming and prompt at checkin. My family and I enjoyed the walk to the beach. It is very refreshing and leaves a great impression of Newport RI. This place is definitely somewhere I would love to come back again and stay!!!!

Booked this as a potluck special via Expedia. Were given what must have been the smallest and noisiest room in the hotel. You could not walk around the bed. People were using the ice dispenser and soft drinks vending machine late at night. The tv was tv direct and was disconnected when we arrived. Even once reconnecting it took a lot of fiddling to get both picture and sound. The wifi only seemed to work intermittently and then slowly. Decor, etc was fine.....but the overall experience was disappointing.....and not cheap, out of season.

Room Tip: Stay somewhere else!

Very nice, large suites in the new building. Great location right across from the beach. Easy walking to restaurants. We had a corner suite with a beautiful view from both sides. Somewhat expensive but was worth it.

Unfortunately we had to shorten our stay to one night, but next time, we'll stay longer. We stayed in the 2-bedroom suite on the fourth floor. Beautiful views, gorgeous bathrooms and really comfy beds. My only complaint is that they had "conditioning" shampoo but no conditioner. Seems petty, but we had to run to the store to get the conditioner. Will stay again!

This was our first big vacation with our 10 month old. We chose this hotel for its location and in-unit laundry, which was key to minimizing the amount of clothes we needed to being.

First off, you need to distinguish between the new suites building (where we stayed) and the older, "historic" building (didn't spend any time there). Many of the very negative reviews here seem to be from stays in the historic building.

Our one king bedroom suite was great for providing nap time for our child, and the bathroom was huge. The 2 TVs had a very generous HD channel selection. The small kitchen including a refrigerator, dishwasher, full-size coffeemaker (Cuisinart), and small range was great for preparing simple breakfasts. The in-unit washer/dryer functioned as advertised (need to buy soap from a vending machine, $1).

Location seemed ideal to us: essentially right on Easton's beach with a short drive to downtown Newport. The indoor pool was small but adequate and clean. The upper deck patio and outdoor whirlpool was similarly very nice. Neither the indoor pool or outdoor deck seemed overly crowded, although we stayed mid-week.

My complaints would include the subtly noted high-season parking fee of $12 per night, which is buried in the policies page of the hotel. Also, the "Fusion Hotspot" service required a login every time you accessed the internet, regardless of how long it was since your last use. For example, closing your laptop for 30-60 seconds, then opening it again, required typing the cryptic login codes all over again.

Room Tip: The suites building is newer and where we stayed. Many negative reviews seem to originate from stays...

The accommodations in the room are very nice and we found the staff personable. The use of the firepit and TVs in the pool area and roof were a mystery for the staff. The SMELL of sewage is horrible. It is as strong as an Outhouse. The beach was closed and it was explained that the Newport pump house that pumps treated sewage directly into the beach water had overflowed with the rain. There were permanent signs posted on the beach that warned swimmers of bacteria after rainfall and not to have children go in the water in one area of the beach. All the water mixes though- it just dumps into the swimming area. It was truly disappointing since we were hoping to just walk out the hotel door to the beach. If that is what you are looking for in your stay - find somewhere else.
