We stayed at this motel-like place for two reasons: budget and dog.
It's pretty much impossible to find a pet friendly hotel in the area. These guys were fine with our middle size dog. We were able to leave her in the room while touring gorgeous Newport. The inn is only about 10 min drive to the Bellvue avenue, which is great. For the price you pay, you really get what you need. Very basic, but our room was clean. We also don't use hotels' food (for kashrut reasons), so the refrigerator came very handy.

This property was not close to the beaches or the waterfront. In fact it was a $20.00 taxi fare to get to the beach! We awoke in the morning to find ants crawling all over the night stand, and we're all a little creeped out! The shower floor had about three plastic bath mats piled on top of each other and while you stood in the shower it felt like there was a hole in the tub that they were covering up. After seeing the ants we couldn't bring ourselves to lift the bath mat... Afraid that what we would see would totally gross us out. I can honestly say that I would never stay there again.

If you are looking to go to Middletown/Newport and are trying to do so on a budget this could be your spot. Definitely a lower price point than other hotels for a reason. Accommodations are passable, breakfast was sub-par and hotel staff were just OK. Not surprised to see this hotel at the bottom of the rankings for hotels in Middletown but given the price ... you get what you pay for.

Getting a room in Newport at the last minute during the summer is a real challenge. Needing to do that, we called here and got a room. Then we read the reviews - Uh-oh! Nevertheless, we went to the property, and they were willing to show us the room - clean, fresh, spacious, well-equipped, actually quite good for a transient space. We learned that the operator has changed and that there has been a complete re-do. A pretty good breakfast (including waffles, hard boiled eggs, etc) was included. There is no wi-fi yet. The walls are thin, but the guests were quiet. Overall, it was far better than we expected - and it was both welcoming and reasonable. Management knows about the reviews posted here, apparently when it was indeed a dump, an Econo Lodge, I believe.

I got a room here for under $50 on Expedia, which I thought was a steal, but on Expedia it said Breakfast was included. In the morning--no breakfast. When I called the front desk they said they never have breakfast in the morning and the Expedia listed this incorrectly and it wasn't their fault etc... Also, the room was pretty clean and actually huge, but there was some stands of hair on the bathroom floor, and the place smelled musty. It was also really cold--I understand that it's the dead of winter, but the room was as cold as outside before we turned on the heat. The shower was only lukewarm.

We have stayed here "in season" for several years, and felt the facility was adequate. Our stay earlier this month was awful. There was no hot water in the morning. We were told they had one boiler down and you had to run the water for ten minutes or so for it to heat up. We ran the water, but it never heated up. No showers before going to work. We booked through Bookings.com for three nights, but checked out a day early. There was no breakfast the second morning. Only two or three cars were in the parking lot - that should have been a hint to us that their service drops off a cliff when the season ends. When we checked out, we were given a receipt that showed the charges for three nights. I asked for a receipt that showed
charges for just the nights we stayed. The man at the front desk printed a corrected receipt and told us the refund would be processed to my credit card in "about five days." that was 15 days ago, still no credit has been processed. AVOID this facility. There are many more at the same rate just up the road - and, they have hot water and provide the breakfast you are told you can expect.

Must be better choices in the Newport area. Prices were so high so I chose this place online thinking "how bad could it be?" First room had black curly hair @ sheets - 2nd room a bit better but still slept in our socks & got the heck out first thing in the am. Common area carpet filthy - pool looked scary & we had a great view of a car wash. Shame on me for trying to get the least expensive alternative - YIKES!!!!
