We stayed two nights and it was wonderful. We had the smallest of the rooms (The Queen) but it had so much room! Our own bathroom, a separate sitting room, spacious bedroom and a deck where we could sit and watch the water. We woke each morning to a view of the sunrise over the bay, how about that.
Daniesh is a lovely host, very welcoming and obviously loves having guests.

Lovely B&B on the water! The hosts are warm, welcoming and extremely accommodating, and we thoroughly enjoyed Daneish's fabulous breakfast on our deck. It was extremely peaceful and quiet, with a gorgeous view of the sunrise. We would have enjoyed any of the three suites, but my fiance was sold on the tub in the Queen.

I would highly recommend 3 Royal Waterfront Suites if you're looking for a quiet getaway with a lovely view and the nicest hosts you could hope to find.

This was the second time I stayed at the Royal Waterfront suites. Daniesh, the proprietor, is a simply lovely person and immediate friend. Her breakfast fare is tastey and varied with daily homebaked surprises. Freshly baked cookies (oatmeal chocolate chip! and other varieties) available 24/7.

I would gladly recommend this establishment to anyone seeking rest, relaxation and a breathtaking waterfront view.

We stayed two nights at 3 Royal Waterfront Suites in the king room and found it to be wonderful. The Hazards were warm and friendly and catered to our every request happily. Their loving (and sometimes quirky) renovation of this charming house makes for a terrific place to enjoy the outstanding views of the bay while relaxing in a low key atmosphere. Their creativity shows in everything fome their personal artwork that adorns the walls to their clever re-use of vintage furniture pieces throughout. Daniesh's made-to-order breakfast was a sumptous start for the day so be prepared to eat well. The Inn's proximity to Newport makes it a very cost effective option for those visiting the famous mansions, while providing easy access to the other attractions in the area-although we didn't have time to get to see them. Dinner at the Old Post Office Cafe in nearby Greenwich topped off a terrific couple of days.

This is a great place to stay right on the water in Warwick, RI. 100 year old house, with great charm and ambiance. The Innkeepers (The Howards) are extremely hospitable and met every need. The daily three course breakfast was delicious and served at a time convienent to me. There was an afternoon/evening snack that was very tasty. The King Suite had a large living room dining room area separate from the large bedroom. The Suite had a large balcony patio overlooking Narraganssett Bay. The Inn is tastefully decorated and includes many original paintings of the Howards. Next to the howards hospitality, the best part was the moon coming up over the water at night and the amazing sunrise that greeted me each morning. The views are fantastic and I took lots of great photos. I appreciated the high speed internet. This is a must if you want to get away from the hustle and bustle of the city. Very quiet and safe. Located in a residential neighborhood and very convienent to town, restaurants and shops. I will definitely stay there again. This is a must for any traveler to Rhode Island.

We were looking for a B and B that would be quiet, lovely, and restoring, and 3Royal was all of that. The room was lovely and comfortable, and with a window seat overlooking the Bay, it was perfect for a reader like me. The private bayside deck was also a great spot to have our beautifully presented and delicious breakfast. This was a haven for us, and we plan to visit again soon.

We just returned from a weekend at the 3 Royal celebrating our 17th wedding anniversary and couldn't be happier. This is truly a hidden gem that, once word gets out about just how special and unique this B&B is won't stay "hidden" any longer.
The host, Daniesh, is charming and full of information and what to do and see around the area, as well as where to eat depending on what you are fancying.. She was quick to help with any request or inquiry we had.
The King room was spacious to say the least. We had a seperate sitting room w/tv and table where our breakfast was served. The bedroom was huge with another sitting area and overlooked the ocean bay. Our balcony, attached to the bedroom, had a little table where we could have breakfast outside if the weather permitted. Beautiful view - plenty of room - delicious breakfast each morning - and a welcome homemade, right out of the oven, danish treat when we arrived. The hallways are adorned with Daniesh's own artwork and add a lovely touch to the house.
We are already planning our return trip in December and know that we'll be returning many more times - it's a lovely place for a quiet weekend, yet convienently located in Warwick right between Providence and Newport (approx 15-20 minutes to each depending on the direction you head in) -
Highly recommend this B&B ... you won't be disappointed.
