Stayed here because I love the area and the price was right. Myself and daughter used it as home base for a Sunday-Tuesday stay. Large room with 2 doubles. Were put on ground floor overlooking a golf green with ocean off in distance. Very spacious deck with a nice table and chairs. Would've liked a top floor so maybe could have better ocean view but I didn't bother asking. Kind of stumbled upon hot tub at pool on 2nd day which was great because it was too cool to use pool but hot tub was warm. Don't think I even read anything about there being a hot tub in their website. Kind of funny that upon check in I wasn't told anything about the property, like that there was a continental breakfast and a workout room, etc.. There is a restaurant next door, The Venice. Never ate in main dining room but ventured up to the "Sky Bar" for some dinner and drinks 2 nights and were warmly welcomed there by Lou (bartender) who was friendly and funny. There are tvs there and they had Sunday football specials.

I would stay here again as room was clean and it's in a quiet residential area. 1 drawback, thin walls. Can hear people talking through walls. When doors shut they slam and make a lot of noise. Do yourself a favor and put the room heat/ac/fan on to drown that out.

As others have said - a little older hotel, but clean and well maintained. Not a lot of amenities - no in room coffee, but did have fridge and microwave. Sharing a room with others, having only sink in bathroom with shower and toilet is not as convenient as many hotels that have sink outside the bathroom.
Continental breakfast was a bit of a let down - some muffins, cereal, juice, weak coffee, small Styrofoam cups...plan to get breakfast out.
Very good location for us - close to beach and family we were visiting; free parking; Room rates (mid-September) were reasonable for what you get

Pros: The rooms are large and clean, there are large decks with table and 4 chairs, and you can walk all the way down to the water (not beach, marshy). It does have a pool. It's cheaper than a lot of other places in Waverly.

Cons: It's not in walking distance of a beach. Although very large and equipped with microwave & fridge, the rooms are dated, the tub dingy, fridge rusted and there's no coffee pot. Beds not very comfortable and enclosed in noisy rubber sheets.

The pool is small and beond that point, the property gets odd: a little vegetable garden, clothes lines, a broken-down shed, a dumping area of clam, oyster and mussel shells. The 'breakfast' doesn't even qualify as continental/. than You have to pay $20 in cash (can't charge to room) for a beach pass although the money is refunded when you return it, many of us don't carry cash around any more. Those large decks overlook a golf course, so golfers have a great view of you inside or out unless you close the curtains. And the fencing between the decks is low, so all other guests can see you too. Parking lot gets full very early at night. Cell reception & wifi not great.

But the biggest turn off was the staff. The reception was not friendly and when told we had to wait until 3 to check in, we weren't even offered a place to change or use restroom.

Worse, we encountered what we took to be the owner who immediately began berating us when she saw I was in the hallway with a room towel in my hand---as if we trying to steal it. Then that you can't take room towels to the beach. On checkout morning, she was roaming the halls with an eagle eye and sent one of her staff to knock on doors at 10:50 (checkout being 11) to "remind" us. Really, her attitude felt more like that of a prison warden than a host and we felt unwelcome.

Definitely feel no need to come back to this place.

So listen if you are looking for a hotel with a pool in this area this is one of not many to choose from. Larger rooms than you find on the water. You do need to drive or ride a bike to the beach. Clean rooms and grounds, breakfast is carbs, carbs, carbs (not for me). On a positive note quieter than most of Atlantic Ave. priced ok for the area. It sometimes feels like your grandmother is watching your every move, I don't think she likes anyone.

Winnapaug Inn can't be beat for a lovely getaway. We went for a deluxe room and it was worth the extra for my husband and I. We had a relaxing 3 nights and ate at their Venice Restaurant every night. Very close to beach and they give you a free parking pass. This inn is very clean and the pool is too.

Room Tip: with the deluxe rooms you're on east side of inn with views of golf course. Very nice!
