Booked a family room for three nights. Room was nice & spacious for 2 adults + 2 kids. Everything was nice & clean and comfortable and everyone was friendly and welcoming. The breakfast was excellent with a good selection. Very good location as less than 5 min walk into town centre, bus-stops and rail station.
Would definitely recommend this guesthouse to anyone and would stay there again.

Stayed here on a working trip,received a warm welcome on a wet and windy evening to be shown a very clean and homely establishment.
I travel alot with my job and Lyme Bay has my top marks ,will stay there again when next in South West.

I booked a room for two nights as we were having a family get-together in Dawlish, where my sister lives. We were absolutely delighted with our stay. The room was lovely, with a large en-suite bathroom and a shower that I actually enjoyed having. (I usually freeze or scald myself!) It was very clean and quiet, and we both managed to sleep very well on both nights. The breakfast was excellent and the service superb. There is plenty of parking and everything there is of good quality. We would stay there again and certainly recommend it to everyone who wants a pleasant stay in Dawlish or surrounding areas.

We found this hotel superb, every thing that you would hope for, rooms bright and clean, breakfast better than a 5 star. Niki is a wonderfull hostess who added pleasure to our stay,
the bar prices were good and we can not wait to visit again.

No staff on at 16 30, 20 00 or 8 00am. The owner knocked on our bedroom door at 22 10 to ask what the registration mark for our car was!!! Breakfast only between 8 30 and 9 15 which led most of us to leave without breakfast. No discount offered. General feeling of doing us a favour. WE would not return.

We are not a hotel we are a Guest House so there are no permanently staffed Reception Desk facilities. However, there is a bell on Reception with a sign asking people to ring if they have any requirements.

There was a problem with parking on this occasion, We have a space for parking for every room. This only works out though if everyone parks considerately. If not, we can sometimes end-up with two or more "half-spaces" and then someone will miss out on a parking spot unless we try and re-organise the parked vehicles.

As for Breakfast we publish times for Breakfast and also advise in the Room Information Packs that an earlier Breakfast can be arranged upon prior request - the evening before.

We are disappointed not to have fulfilled the customer's expectations this time.

Stayed in the Four poster bedroom with en suite. The room was spacious and clean with sea view. Ian and Nikki's hospitality was professional and they made our stay warm and welcome. The Breakfast was good and cooked individually to order so the food was not pre-heated. The Bar prices were good and not overpriced. We shall be going back for a weekend break ASAP. we would highly recommend this House Hotel.

Room Tip: The four poster room has a sea view and was very quiet.
