I loved this "small hotel"for the kindness and the warm welcome of NIKKI AND IAN.
How to describe what I've really felt???

Yes we are "small" with only 9 rooms and that allows us to get to know our guests. We like to think that it feels like a "home away from home" when staying with us at Lyme Bay House and many of our guests do actually say this.

For those that prefer a quiet time and possibly to be left alone then that is also fine.

We want your stay with us to be pleasant, relaxing and memorable and of course we would like you to come again - as many of our regular customers do.

A very friendly establishment, a short walk to the sea front and town, and close to the railway station. Breakfasts are plentiful and all cooked fresh to order. The room we had was clean and tidy and had plenty of space. There is parking on site which is a bonus in Dawlish. The town was surprisingly quiet, but there are plenty of places for good value meals - and Gay's Creamery is well worth a visit.

Dawlish quiet? Yes it is in Winter but in July the lull before the storm! End of July is a little quiet but now in mid-August Dawlish is packed and the Fun Fair is on The Lawn. The place is teeming. Not what all our regular customers want but great for those with children.

If you do want a quiet break with sunshine - try September or October - it is a lottery but often fantastic weather in late Autumn.

Thank you for your compliments we are glad you enjoyed your stay with us and you are so so right about the on-site Car Park - its "free" and a real bonus in Summer Months.

A warm welcome awaits you here with lovely hosts and a great B&b accommodation rooms v comfortable and clean breakfast is top quality no value sausages /bacon served here :-) great location for walking into the village with lovely shops and restaurants if this way again would defiantly try to book here again

Yes we are only a few minutes walk away from everything in the small seaside town of Dawlish. There are plenty of good walks in the area both along the sea front and in the surrounding countryside. We also get many walkers staying with us that are doing the South West Coastal Path.

Nikki and Ian was very friendly .
The Breakfast was very very good .The the room was spotless.we had a lovely stay.the road out side is very busy but keeping windows shut keeps the noise out.dawlish it's self is a bit of a let down but if you have a car there lots of places to visit .

We do have our own on-site free Car Park which is a bonus in Dawlish where parking is in short supply especially in Summer.

However, a car is by no means essential. Many of our guests including regular customers arrive by train. Some spend their time with us travelling around all over the area on buses and trains. Others stay local. The bus stop for both Newton Abbot and Exeter directions is right outside. The Railway Station for South West Trains, Arriva Cross Country and First Great Western services is 5 minutes walk. We are always pleased to offer sight-seeing suggestions to our guests.

As for Dawlish itself? Well it is down to personal preferences. It is relatively quiet, there is no night life other than one pub that stays open until 2AM at weekends. There are no national chain take-aways or restaurants. Compared to most High Streets around the country Dawlish has very few of the shops that you find virtually everywhere else but does have its own local shops.

What Dawlish does have though is its own unique character that means that most of the buildings in the town centre have been there for more than 100 years - some for much longer than that. There is Brunel's Railway running along the Sea Front, The Lawn in the town center and of course the Black Swans and Ducks.

There are Coffee Shops (not Co**** or St***), Tea Rooms, Cafes, Pubs, Bakeries and Restaurants. The town is certainly busier by day than it is at night.

In the evening we recommend that you book a restaurant in advance. If you call us we can recommend the better ones and make a booking for you if required.

If you do not mind a short journey into the countryside there are several other places we would also recommend.

The traffic noise is only really very noticeable when windows are open wide on hot summer nights. For those that prefer a very quiet room it is best to book by phone and request a quiet room.

We stayed here for two nights so that I could attend a course that was running nearby on the Saturday.
Check in was nice and easy. We arrived later than planned due to horrific traffic on the M5 so Ian and Nikki had arranged for a member of staff to greet us as they had commitments.
I was a little worried when booking on the size of the room, but this was needless - we booked one of the honeymoon suites, room 2, which has a great view across the road over the sea.
The room was a really good size with a four poster bed (really comfy) and a nice little seating area.
The ensuite bathroom was nicely thought out with a bath / shower combination, sink, toilet and vanity cupboard with lit mirror over it.
Tea and coffee making facilities were in the room, along with a bottle of water for the kettle and a mini fridge looked well stocked with cans of soft drinks and beers, I don't know what the prices were like as we never used it.
Our only real complaint is nothing to do with the hotel and that is just that the road outside is very very busy, even quite late in to the night. The road is a cliff road through to Teignmouth and Torquay and, even though I had read about the noise previously, I wasn't ready for it - the windows in the room do a great job of shutting the noise out, which is great for usual UK weather but, with the recent heat and humidity, meant a balancing act between being too hot but no noise - ordinarily it wouldn't be a problem, just keep the windows shut at night!
Breakfast was fantastic and Nikki genuinely couldn't do enough for you and was hell bent of feeding us up!
Dawlish itself is a nice little beach town - there are plenty of little shops to wander round and a nice little river runs from the top of the town down to the sea - the river has loads of geese and duck on it and even a load of black swans which were gorgeous.
Eating and drinking wise - we ate the first night at a little chinese restaurant on the one way system called the Hoi Shing - this was reall good food and excellent service, plus not too expensive at all. We noticed that it also did take away and was very busy with people picking food up.
There's a number of small bars dotted around, all of which are friendly small places that also do food.
We would definitely recommend this B & B and the area in general and will return :)

Room Tip: For £95 / night, the honeymoon rooms offer a really nice room with value for money.

We are glad you enjoyed it here in Dawlish.

It is very different to most places especially larger towns in land. Even in the Autumn and Winter months it is a welcome alternative to the hustle and bustle of city life and there is plenty to do if you like walking, cycling and outdoor life.

Alternatively, if you just want to relax you can stay in and read or watch TV.

Public transport in the area is extremely good with buses and trains providing good access to plenty of places nearby. we can always offer a few suggestions if you are not sure what you want to do.

Hoi Shin is a fantastic local Chinese Restaurant and many of ours regular guests go there every time they are with us - and it is only 5 minutes walk away.

Booked just one night for a short break. The welcome by Nikki was wonderful, we felt welcome from the minute we walked through the door. The room was spotless and very comfortable. The breakfast is not over hyped, it was very good, not only the full english, but the home made fruit salad that was offered with the cereal was very tasty, I for one didnt eat for the rest of the day! Will definitely be returning and would not hesitate to recommend this to all our family and friends

Nikki is especially proud of her Fresh Fruit Salad and makes it every day first thing. The fruits vary a little according to availability but usually include Honeydew Melon, Pineapple, Strawberries and Red Seedless Grapes. It included gooseberries today! We were recommended to Lyme Bay House and were delighted with our stay. Nikki and Ian are so friendly and helpful; neither did we have to rush out at 10 am. It was difficult to rush at all this week due to the hot weather and Nikki's huge breakfasts! This was excellent accommodation and food. Certainly the breakfasts were the biggest and best we have ever enjoyed - the fresh fruit bowl (replenished whenever necessary) was a huge bonus but all food was good quality and well-cooked.
The house is well situated for visiting other places by rail, road, car (or foot in some cases).
We will certainly re-visit.

You are right about the Breakfasts - for those that want to there is no need to eat another meal until the evening. However, for those that have a Lunch appointment we do have plenty of smaller and less filling options. Whatever you want for breakfast, just let us know and we will do our best to please.

Many of our Guests are regular customers that come back every Summer and again in late Autumn, Winter and Early Spring when we run our Special Offers. Perhaps we will see you again then.
