“Great Stay”

This is a very welcoming hotel thanks to Ian and Nikki. The room was very clean and comfortable and the bathroom palatial. The breakfasts were excellent and kept us going until evening. The situation is good being away from the possible noise of the town but near enough to be a short walk in to town and station. If you want the bus the stop is outside.

We are so glad that you enjoyed your stay with us.

Yes we are ideally situated for getting around the area by both bus and train. Bus stops are right outside our entrance for trips in both the Starcross & Exeter direction one way and Teignmouth & Newton Abbot the other.

Also, the railway station is only 5 minutes walk for train travel to Exeter, Barnstaple (the Tarka Line), Exmouth, Teignmouth, Newton Abbot, Torquay, Totnes, Plymouth and Penzance. If you feel like a scenic train ride followed by some exploration of other nearby towns then we offer a good base to do so. Many of our guests travel around quite a lot once they are with us.

We have several good places to eat within a few minutes walk and more a short journey away some in the countryside. We are always pleased to offer advice on good places to eat - so please ask if this helps.

Lyme bay house is a real home from home place. Thankyou nikki and Ian for making our weekend so perfect, we couldn't have asked for more. Your hospitality is lovely and nikki is so funny, and baby Oscar loved it too. You make us feel so welcome and go out your way to make the stay special. You have such a special place with Lyme bay house its truly unique. Room was beautiful and clean. Breakfast is made to perfection with lots to choose from, sets you up nicely for the day. We came away not wanting to leave. Once again Thank you!! nikki & Ian for a great weekend. Looking forward to seeing you again soon. Anthony, Caroline, Oscar

Nikki and Ian are the perfect hosts. Every word you will have read about the wonderful breakfasts is true ...... they are awesome. Nikki's bubbling personality and a full plate is an ideal way to start the day. We had a sea view room at the front of the hotel, which was lovely and quiet. The centre of Dawlish is only a couple of minutes walk, and has a number of nice eateries. I would especially recommend Jack Spratts
We will hopefully be back before the end of the year for a long weekend, and will certainly be back for a week next summer. Thanks Dave and Stella, Chester

Room Tip: We had room 1 which had a sea view and was quiet even the hotel is on the main road

You are right, although rooms 1 and 2, the main Sea View Rooms, face the road they are set back enough to still be quiet. Most of our guests report a particularly good night's sleep in these rooms

Having said that all of the rooms have had new quality mattresses recently and are very comfortable.

We are so glad that you enjoyed your stay with us and hopefully we will see you again before the end of the year for that long weekend.

what a wondertul place to stay,one of the best b&bs weve stayed in..we had a lovely stay&felt very welcome by Nikki & Ian a lovely couple doing a great job, very down to earth people & Nikki has a fantastic sense of humour.
the b&b was very clean & highly decorated throughout,very confortable a home from home.
the breakfasts were exellant everything you would want for breakfast was there.delightful,& the fresh fruit bowl was delisih.
well what more can we say except that we would defo be going back when in Devon again.we feel so lucky to have found this little gem in Dawlish.Well done Nikki & Ian & thankyou for making us feel so welcome xx colin& Gill <Basildon

A very enjoyable stay. The owners Nikki and Ian are very courteous. The rooms are clean and tidy, the breakfast was yummy and the hotel is within 2 mins walk of the town centre and the seafront. I would certainly stay here again. The free onsite parking is a real bonus.

Yes the Free On-Site Parking is a huge bonus as on street parking in Dawlish is scarce and there are not many Car Park either. You also have to pay for some street parking and of course the Car Parks.

Because we are only a few minutes walk from the town centre it is very convenient to leave the car and walk into Dawlish.

Also, the public transport is excellent - buses and trains - so getting around the area without taking the car is very easy. So much so that many of our regular customers park the car when they arrive and do not use it again until they leave.

I loved this "small hotel"for the kindness and the warm welcome of NIKKI AND IAN.

Yes we are "small" with only 9 rooms and that allows us to get to know our guests. We like to think that it feels like a "home away from home" when staying with us at Lyme Bay House and many of our guests do actually say this.

For those that prefer a quiet time and possibly to be left alone then that is also fine.

We want your stay with us to be pleasant, relaxing and memorable and of course we would like you to come again - as many of our regular customers do.

A very friendly establishment, a short walk to the sea front and town, and close to the railway station. Breakfasts are plentiful and all cooked fresh to order. The room we had was clean and tidy and had plenty of space. There is parking on site which is a bonus in Dawlish. The town was surprisingly quiet, but there are plenty of places for good value meals - and Gay's Creamery is well worth a visit.

Dawlish quiet? Yes it is in Winter but in July the lull before the storm! End of July is a little quiet but now in mid-August Dawlish is packed and the Fun Fair is on The Lawn. The place is teeming. Not what all our regular customers want but great for those with children.

If you do want a quiet break with sunshine - try September or October - it is a lottery but often fantastic weather in late Autumn.

Thank you for your compliments we are glad you enjoyed your stay with us and you are so so right about the on-site Car Park - its "free" and a real bonus in Summer Months.
