I thought the bungalow was absolutely lovly. Very clean and tidy and with such a lovly welcoming touch with the scones and jam upon arrival. I would recommend the bungalow to anyone who stays in Dawlish Warren.

Summary
========

Very well kept bungalow in a pleasant location and an ideal family base for Dawlish, Dawlish Warren and the wider area. Travelled as a family of 4 with 2 children aged 3 and 6. Recommended and would return if ever back in Dawlish area.

Location within the park
===================

Located in a good spot on the outskirts of the Welcome holiday park, close to the entrance, reception and laundrette.

Collect bungalow key from reception with £5 deposit that you get back when you return it at the end of the holiday. Also worth paying the fee for the swimming pool access for the week.

The bungalow is number 306 which is located on the corner of a quadrant of 12 bungalows with a large shared secluded grassed area in front ideal for kids to play on when not at the beach.

You do get some noise in the early evenings from the entertainment (like loud bingo calling) but its from the neighbouring site and not the park the bungalow is situated upon itself.

Reception and Laundrette a 2 min walk.
Swimming pool and entertainment club a 3 min walk.
Small play area at far end of the park near the railway line a 5 min walk.

Facilities within the bungalow
=======================

Well set up and provisioned bungalow, feels so much better than staying in a caravan.
Away from the entertainment club so less noise.
Flat screen TV's in lounge area and main bedroom both with freeview.
Useful kitchen with electric oven, fridge, microwave and toaster.
Dining table with 4 chairs, a 2 seater sofa and a single seat sofa.
Second bedroom has 2 single beds.
Electric heaters throughout.
Electric shower but no bath.

Location in Dawlish Warren
======================

On the main road at the top of the hill from the station. 2 grocery stores within a couple mins walking distance just outside the site. Large Sainsburys a 5 minute drive away.

You can easily walk down the hill, under the bridge and to the beach in 10 minutes. A tip here after going under the bridge is not to go towards the arcade area and the beaches after that, rather head right along the sea wall (parallel to the railway) then along the small path by the red cliffs to the much nicer beach situated between Dawlish Warren and Dawlish. All still a comfortable walking distance.

If you go for the annual Dawlish airshow this beach is better than Dawlish beach itself as the planes fly very low directly overhead on their circuit of Dawlish bay.

You can drive to the beach and park there for about £4 for the day but its really close enough to walk.

Other things to do close by
=====================

- Dawlish town is nice with a wide variety of shops and cafés
- Paignton Zoo is very good (on a par with Colchester and far better than London). 40 min drive.
- Jurassic coast 2.5 hour cruise with Stuart Line in Exmouth is a 45 min drive away (unless you go by ferry).
- Steam rail journey and butterfly farm at Bucklastleigh (to Tiverton and back). 45 min drive away. 30 min train journey each way.

Useful tips
=========

- Onsite Laundrette takes £5 tokens for the washing machines (available from reception) and 50p a time for the dryers which gets you about 10 minutes.
- Larger and quieter and closer parking to rear of the bungalow block rather than the main entrance section.
- Reception is very busy on the changeover Saturday - consider checking out Friday night instead.
- Londis shop in the other Hazlewood park on the opposite side of the road is the closest shop and has most things you need.
- Lynne and Alan are very helpful owners and we had great communication throughout the booking process and on arrival.
- Set Satnav for Dawlish Warren Road not Warren Road
- As a private rental you can't access the site wifi and internet access was very patchy (via o2 anyway, best signal was by the playpark!)

Lovely chalet with all that was needed for a lovely holiday. The site is not over large, with a nice clubhouse and gardens...Short walk to the beach, and with the railway line close by, no need to use the car..
Would certainly return.

Had a lovely stay and a relaxing break. Spotless property, the kitchen was extremely well equipped as was the rest of the bungalow. We have stayed in Dawlish before and was really pleased with the parking in such an excellent location with everything you need close by. Will definitely return!
