Hi we decided to see new year in at exmouth this year,and stayed at the breken b&b,first impression we met the host,Tonia ,lovely lady,very friendly,polite,and once we were shown to the room,you could,nt ask for more,clean ,fresh,and plenty of room, beds were comfortable ,and the breakfast lovely,plenty of tea and coffee.,£35 per night ,you could go wrong,lovely

For £30 per night including breakfast, this B & B is a little gem! I had a single room - which although, quite small, was well decorated and did everything it needed to. I had plenty of storage as well as a tv, tea & coffee making facilities, an en-suite bathroom and a comfy single bed. I was out and about most of the time so I didn't need a lot of space anyway!
Breakfast was lovely - as well as cereals and juice, Tonia serves a lovely full English with lots of tea, coffee, toast/jams etc.
The whole b&b is clean, tidy and welcoming - Tonia is very helpful and friendly. Close to the seafront and town to go for a walk about.
As there is no car park, you have to find a space in one of the streets nearby if there isn't one in the same road - mildy annoying if you're returning late at night but it wouldn't stop me staying here again. I think I could have borrowed a pass for a local car park but it was too late in the evening to ask on this particular occasion!
I would happily stay again.

Enjoyed a 3 night stay at Breken Guest House. It is comparable to many other similar houses in the vicinity. Our twin room was clean and the beds comfortable but the en-suite was just a bit on the small side! Breakfast was quite good with a choice of cereals and cooked food.
There were 2 dogs in residence & allowed in the kitchen & dining area. They were also quite vocal around midnight on one of the nights and together with the creaking floorboards and crying baby it was rather unfortunate - but wouldn't stop us from staying there again. The location is perfect for walking into town, beach or harbour area. Car parking in the area is difficult but we were offered a parking permit though were lucky enough to find a space on the road nearby.

Really enjoyed our stay at the Breken Guest House. We had a very comfortable, clean room with ensuite and the breakfasts were perfect. The owner, Tonia, is very warm and welcoming and nothing was too much trouble. I would certainly recommend it.

Room Tip: The double rooms are more spacious than the twin rooms.

Spent a very pleasant eight nights at the Breken Guest House. Good room, good breakfast and central location. Had never been to Exmouth before and thoroughly enjoyed the experience. Well done, Tonia, on running such a great place.

My wife and I stayed here for one night in the winter whilst attending a local Christmas Ball. We were made to feel very welcome by the staff and owner on arrival and stayed in a very nice, clean and tidy room with en-suite. The rates very very reasonable and breakfast was perfect. I have stayed here before, on my own, and the single room I had then was also perfect. Would recommend anyone to stay here if they are looking for a simple, friendly and clean place to stay at a low price.

We had an excellent stay at the Breken Guest House when we arrived had a lovely friendly warm welcome from the owner who Greeted us and showed us to our room. The rooms were very clean and comfortable. The food was excellent and nothing was too much trouble . The location was ideal for the beach, town, bus and train station . Tonia the owner made us so welcome and did everything and the building was spotless . We would definitely stay there again, we would highly recommend it.
