Stayed last year and thot it was brill value for money. However, this year the room (105) definitely needed upgrading. The beds were almost un-usable. The double bed mattress had a large hole one side so could only sleep on one side of the bed and the single bed was sloping down one side, so my partner kept rolling out of bed. The food is brill value, but unless they update the place and the beds I won't be going back again. Also our room above the club room, so noisy !!

Room Tip: ask for a room with a view - not room 105.

The only thing I can say about this hotel is don't book!!!
The hotel is in a very good location but once inside the whole place needs a good lick off paint, we had a family room which was big but every time you moved the floorboards made noises and you can here everyone walking around upstairs, don't let the kids on the balcony as it's not safe.. But the room was clean.
The breakfast was a buffet style and was just OK with the normal stuff but just does not look very nice with watery scrambled eggs... This hotel could be very nice if some attention was given to it!!

Pictures on their website are quite deceiving these make the hotel and rooms look quite reasonable but don’t be fooled. Whilst there is, just about, a sea view from the room, the hotel is actually little way back from the main resort uphill on the way out of Woolacombe and not quite as suggested by the photos on the web, access to hotel from the road in a car is also a bit of a struggle.
We found lots to be unhappy about. The Hotel is old, tired, in poor repair and badly in need of complete refurbish and decoration. Staff were generally dour and officious and seemed very unhappy to be there.

Stains in bath etc, corrosion, damp marks, no adequate ventilation in bathroom, very poor shower fixed to taps did not work properly, badly fitted toilet seat which wobbled about in use, no toiletries etc. Thick dust on ledges and in crevices, paint and wall paper peeling. Cups and tray not changed or cleaned (just not very well rinsed out) and only one teabag each for whole stay (had to provide our own). Nowhere to place cases except on floor, very old TV with just four channels fixed in poor position so TV could not be viewed from bed! Shabby balconies with rusty fences looking like something from inner city slums or ghetto! Corridors to rooms were in poor state with strange unpleasant chemical smell (like TCP). No lift access to rear upper floor so had to drag luggage up steep stairs. Location is on steep hillside with three tier car park but not much effort put into improving accessibility for guests, highest level car park was not lit at night so you had to find your way down very steep slopes, and through muddy puddles in complete darkness. The staff we met were unhelpful and unfriendly and seemed to begrudge us being there.

If we had paid £25 for a room one might say “ah well, you get what you pay for” and I would not complain but our stay at this unlikeable hotel cost £63 per night with no breakfast (not that we fancied it!). OK it was only a place to sleep for three nights but all in all it was not a good experience and at £189 this run down third rate hotel seems very poor value indeed.
Needless to state we will not be going back!

I have just returned from The Royal., and yes i agree with a lot of the reviews. The Hotel is very tired and dated and needs lots doing to it. BUT I do have to say our room was dated, but had a lovely sea view, but it was clean and towels were changed daily.
The breakfast and evening meals were very good and so were the staff in restaurant.
The staff at Reception and bar were excellent with us and very helpful,
If i was going to Woolacombe for another break, I would stay here again for the price we paid.

Room Tip: Ask for a sea view.

The only great thing about this hotel is the view.
I totally agree with the previous review from Andy J.
It was the worst hotel room we've ever stayed in, bathroom tiles cracked, missing, loose and mouldy. The floors all creak and you can clearly hear people talking and walking around in the adjacent rooms. The carpets were badly frayed and possibly the originals from the 70s along with the furniture and wall paper.
The included breakfast was average buffet style.
Overall, a cheap, run down, poorly maintained hotel in a beautiful setting!

Room Tip: I didn't see any.

On arrival, we were presented with a key across the desk, and then ignored. We had to ask for directions to our room. It then went down hill from there. The room had threadbare carpet, a filthy window and poor decoration with cracked and filled coving. The bathroom had cracked and damaged sink and tiles, and the bath was so worn and rusty, we did not feel confident enough to use it. Fortunately, we were only there for one night as we would not have stayed any longer. On check out, we were again dealt with abrubtly, and the only time the receptionist spoke to us was when he asked for the money! We travel in the North Devon area a lot, and will not be reyurning here.

I will start off with the positives, the location is great the views from the hotel terrace and some of the rooms are fantastic. The breakfasts are good and plentiful and The price is very cheap but this is due I'm sure to the negatives which far outweigh the positives. The hotel is very dated, it is as though it is stuck in a time warp from the 70s. The staff at reception are miserable and very matter of fact as if they know the hotel is crap and have been sentenced to a lifetime of misery! The staff in the "Restaurant" are far more approachable and friendly and do a good job. The floor boards all over the hotel are creaking and noisy the carpets are worn and threadbare in places, the walls are that thin that you can hear everything from the rooms either side( I even got told off for snoring until I pointed out I wasn't asleep and it was actually next door!). The beds are old and very uncomfortable however the towels and sheets were clean. The room was tidied as opposed to cleaned daily no hoovering in the room throughout our 5 day stay. The shower had 2 temperatures red hit or ice cold. Overall a cheap place to stay if you don't want to sleep but have a nice view and a good breakfast. I personally would never stop here again. To those that have posted positive reviews must have very low standards or be visually impaired. STAY AT YOUR PERIL!!!!!!!! The hotel does have massive potential with a bit of money being spent.
