Drunken guests having a party in the rooms below at midnight .....and management did not seem to care when another female guest complained and had to "speak". To the six drunks herself.

Not a place to stay........and not that cheap, disappointed.

The guest house is being updated and still has some way to go but has great charm. The manager and staff are excellent with friendly service and advice. The breakfast was very good, you will not go hungry.
All in all this is a budget accommodation and it exceeds on the value over price.

I stayed there with a colleague on a business trip. The guest house is formed from two semi detached houses which have been joined together to form the guest house. The parking is a bit of a free for all and it is a bit confusing as to which entrance to use (it is the right hand one as you look at the building). The guest house is situated near the edge of the town centre so you can walk into Ballymnea.The initial impression on arrival isn't great with a makeshift reception area.Trevor, who met us on arrival, though, was helpful and pleasant. We arrived around 4.30 p.m. and one of the rooms still wasn't ready. You get the impression the guest house is running understaffed. However, the hotel was fully booked and we were asked if either of us would mind a room with a water bed! I drew the short straw. This is in a big downstairs room which must have been a living room because the layout does not lend itself to a great bedroom. I had never slept in a water bed before and won't do again. If you are a restless sleeper it would be like trying to sleep in the middle of the Irish Sea during a storm. It's difficult to get in and out of because it is sunk into a wooden frame. If you suffer from motion sickness, you wouldn't like it. Everything about the room was tired and that is the general impression of the hotel. Even although the bathroom seems to have been fairly recently refurbished it is beginning to show signs of wear and tear. An old shower head had not been removed from the bath, the drain cover also lay there, the shaver light was at a jaunty angle and an electrical spur point hung off the wall. Detail is not the guest house's strong point. Bizarrely, at the top of the bed on the window sill were two bed side lamps. Neither worked but I discovered that, for one at least, it was because it was not plugged in and there was no socket nearby! I can't comment on the breakfast because it is served from 8.00 (which I think is quite late) to 9.30. We had to leave at 7.00. Trevor did organise a "help yourself" breakfast of cereal and toast etc. which was helpful. This was set up in a back room which stored spare beds. The guest house is not expensive which is the saving grace. If you are looking for a cheap place to sleep and have no great expectations of a slickly run, well presented guest house it would serve a purpose.

Room Tip: My downstairs room felt very exposed with big windows being near on of the entrances.

Stayed couple of nights last weekend.Arrived early as we wanted to have a nap after early flight and this was not aproblem We were staying in an annex apartment and Manager got ladies to do our room straight away. The Guest House is within walking distance of Town . The rooms had everything one could wish-ours had a wet room. Nice lounge and small bar. Great breakfast. For the money £50 this is a snip.GO there!

Room Tip: Try to get the annexe.It has seats outside wher on a warm day you can sit and relax.

We stayed here for 4 nights 5 days. Myself, my partner and our 18 month old daughter. The room was huge, clean and tidy with matching furniture. Large flat screen tv with free view, mirror above a plug socket and a mirror in the bathroom. Kettle with tea, coffee and biscuits provided in the room. We were also provided with a travel cot. Breakfast was included, there was a choice of cereal, a fry up, fresh fruit, or all if you fancied it. Tea, coffee and juice provided with breakfast. Location was ideal for what we needed, close to family and the town. Only downside was the noise from the people above us, obviously this cannot be blamed on the staff however no one present on reception to liaise with, as they could have spoken with the guests to ask that they were more considerate of their neighbours. Overall a brilliant find, great value for money and will definitely be returning.

I was given the single room located right next door to the main lobby and corridor connecting to main kitchen. This room was damp smelling, the shower did not drain properly and there was no proper ventilation - just a window connecting to a corridor which connected to a noisy kitchen! I was woken up at 5:30am by kitchen staff preparing the morning meal and couldn't manage to sleep past the noise of smell. This was a truly horrible experience. When I finished my breakfast in the morning, I asked to speak to the Manager. I feel he did not deal with my complaints adequately enough and I was very disappointed by this unprofessional level of service. He could have offered me a full or at least part refund by refused to acknowledge the problems highlighted, particularly in reference to the poor shower drainage. This room cost me £40. I think it is a ridiculous amount to charge for a room that has no proper ventilation; is located next to a busy/noisy lobby and kitchen area and had no mirrors or tv in the room. Truly awful experience.

Stayed here for one night, 6th July.

A friendly welcome from Trevor and a quick and easy check in.

The room was huge and the bathroom was very spacious. The rooms were very clean and the bed was very comfortable. A nice touch was the well stocked tea and coffee tray. No faults with breakfast. Cereal, fruit, hot food cooked to order not buffet style, toast, juice and tea or coffee. Loved the large chilled flask of fruit juice on each table.

This is a lovely comfortable homely B&B and great value for money.

Hate to mention a downside as I did enjoy my stay here and would check out availability here first if I ever had to stay in the area again but....There was only one mirror and it was in the bathroom. The light in the bathroom didnt work, neither did the shaving light above the mirror. The main light flickered on and off. No chance for a lady to do her make up or for a gent to shave. We did mention it as we left for the day and we got an apology the next morning that it couldnt be fixed as the part wasnt available.

A super wee B&B and I wouldnt let one issue I had stop me from recommending it or using it again.
