Only having to drive a short distance between Loch Ness and Tain, we arrived at Dunbius Guest House at 12h00 on the day we were supposed to check in, and although in the back of our minds we were aware that we might be a bit early, we decided to try and check in nonetheless. In our experience, most b&b's allow check in as from 14h00 or would at least allow us to drop our luggage as a gesture of goodwill to their guests. By the host's reaction, we derived that our early arrival was obviously very inconveniet. We were received quite cold, as check in apparently only started at 16h30, which is completely unheard of! We were not invited in at this stage, and not permitted to leave our baggage there while exploring the local attractions until check in time. My husband asked if he could possibly use the rest room, and was also denied this. Clearly we were unwelcome and at this stage became very apprehensive of the choice we had made. We checked in (eventually) at 16h30 and were pleasently surprised with the size, cleanliness and quality of the rooms. We ended up having a good stay in the end, however we also need to mention that the breakfasts were tiny, with slices of toast being quartered and shared between guests. Having said this, at 27 pounds a night per person, I do not mind a small breakfast!

Under normal circumstances we would not have responded to this review but felt compelled to dispel of any misconceptions of our breakfasts.
Yes indeed the four guests did arrive at our B&B, and we would like to add it was before 12 noon on the day of check-in, (the reviewer’s holiday notes were obviously inaccurate on that day). We were both about to depart for dental appointments. The reviewer omits to state that our confirmation booking email on 9th July 11 advised that our check-in time was from 4pm (not 4.30pm as the reviewer stated). This was obviously the ideal time for the reviewer to cancel the booking if this time was not convenient to them. Most B&B’s are family run and the check-in times often reflect their individual lifestyles, (even hotels would consider a 12 noon check-in time too early!)
The reviewer was correct in that we did not offer to take in their luggage but as previously stated we were in the process of leaving the house, and the rooms were not ready for occupation. If we had been advised earlier then the whole situation could have been avoided. With regard to the comments on our breakfast, we feel strongly that these were only added to justify the feebleness of the real complaint of not being allowed in before 12 noon.
‘Tiny and small breakfast’ was quoted, but we noted a distinct lack of detail on this subject unlike the arrival time etc. Our breakfasts are usually highly praised and more than adequate to suit most appetites and consist of cereals, seasonal fresh fruit bowls, yogurts and fruit juices all of which are buffet style and our guests can help themselves to as much as they like. Porridge is also available as an alternative to cold cereal. Our cooked breakfast consists of items such as sausages, bacon, black pudding, haggis and eggs with vegetarian and continental options also available. This is followed by toast or oatcakes served with preserves. Fresh filter coffee and a selection of teas are also offered.
The reviewer was quite correct in stating that the toast was cut into quarters – this is purely for presentation and for ease of eating. All our guests are indisputably asked if they would like more toast, tea & coffee and this is categorically not ‘shared between guests’ as indicated in the review – although upon reflection perhaps the reviewer may have been objecting to sharing a toast rack with their travelling companions!
We would hope that future guests will read our other reviews and judge us on them and not on this one review which certainly does not reflect the service we offer at our B&B.

Ending our 2 week trip through the Highlands, our last call was at Tain. This B&B was outstanding. The warm welcome, the perfect room and the delicious breakfast will bring us back next time we are in Scotland. So without hesitation, we recommend Dunbuis Guest House.

There is not enough space to write all of the good things about this bed and breakfast. The proprietors are two of the nicest people on the planet period. The breakfast is outstanding. The accomodations are perfect. Thank you for a wonderful stay in Tain!!

Clean and comfortable accommodation with friendly and helpful host and hostess. The attention to detail is noticeable and much appreciated. Super views from the breakfast room. Recommended.

Have just stayed for 2 nights with my wife and found everything to be just what was required with added touches to make your stay even more enjoyable. Our hosts Kelvin & Carole made us feel very welcome and at ease. Our room was well appointed with everything you would need plus a few well thought out extras that you may not expect including a couple of slices of Carole's homemade fruit loaf. Everything was very clean and fresh and breakfast was served in the conservatory with fabulous views as a bonus. The breakfast was varied with good choices to meet everybodies needs. The location is great and we used it on our short stay to explore even up as far as John O'Groats. We would have no hesitation in recommending other travellers to make this a base for either short or long stays when touring this beautiful part of the world.

My partner and I really enjoyed our stay at Dunbius. It was our 1st stay at a B&B, so we had no idea what to expect. But we were very pleasantly surprised.
The bedroom was very clean and comfortable - with a great view. We really enjoyed breakfast on all of the 3 mornings we were there. (the scrambled eggs were yummy!)
The house itself was lovely - good location and close to local amenities.
Carole and Kelvin made us feel very welcome. They are both really easy going and pleasant to talk to. We enjoyed our little chats with them after breakfast.
We will definitely be staying there again the next time we visit Tain.

My husband and I had the pleasure of staying for two nights @ Kelvin's and Carole's B&B. Dunbius House was the first B&B either of us had stayed at and the bar has been set quite high for other B&B stays. We were made to feel very welcome, and also received slices of a fresh loaf. Our room was immaculate and tidied every day. Breakfast in the dining room, with views over the water, was a great way to start the day, both for the meal itself and the location. We found that Kelvin and Carole are terrific hosts and really enjoyed meeting them. The house is well situated with easy walks to train station, restaurants, and the Glenmorangie Distillery. Both my husband and I would highly recommend Dunbius Guest House to our friends and family and hope to stay there again.
