I stayed at this location in April, 2012 as part of a cross country trip. The hotel itself was fine. Very clean, decent room, the bed was fine and the property featured a pool and (I believe) a hot tub. The staff was friendly and efficient upon arrival and the complimentary breakfast was typical of a Fairfield Inn, Hampton, etc.
However, two things stood out to me. First, the neighborhood didn't seem to be the greatest. I didn't have any issues whatsoever, so let me be clear about that. But it seemed a bit older and run down. Then again, large portions of Memphis seem that way.
More importantly, the area is void of decent dining options. The front desk people gave me a sheet listing dinner options. Unfortunately, those options were 10-15 minutes up the road and 2-3 exits down on I-240. For breakfast, there is an IHOP that's adjacent to the hotel.
I stayed on points and the price was right for sure. However, if I was paying for a room upon returning to Memphis, I'd stay a couple of exits up I-240 in the Germantown section of the city. It's much more upscale and there are plenty of dining choices close by.
