Although this hotel is rated a 2 star we got the feeling that it could have been a 4 star!! Mick and Jan...proprietors...were very freindly and we had a great welcome...hubby and me had one double room and my daughter and my granddaughter..1 year old...had another double room which was next to ours...travel cot and bedding was also provided at no cost! The hotel is a short walk to the town of Colwyn Bay...there are good public transports...train and bus...which you could take at a reasonable price to see other places that are near. There is a parking area at the hotel...this is limited but you can park on the road if needed. The beach is also a short walk away...nice clean sand...some work being done at the time of our stay but it didn't put a downer on our stay. Breakfast at the hotel was good and very quick...hot too...would have like to have more options...good choice of cereal and jams maybe? All of us had a wonderful stay and would come back in a heartbeat. Thank you Mick and Jan for making our stay enjoyable and bending over backwards to help in anyway you could. Need to reach for those stars...you work hard and give your guest the welcome that they require for a good stay. A1 service all round. Cheers and best wishes for the years to come.

This is a 2-star establishment and it matches reality. The place also seems content with it and there seems to be no will to push for a third star. The feeling is more like trying to avoid a 1-star. It's basic and for the area cheap. If there is a check-list for a 2-star establishment they've followed to the letter. TV - check! Smallest one bought! Wifi - check! But no speed and frequent loss of connectivity. Shampoo and soap - check! Economy packages bought (could be an environmental stand but the feeling was economical). Breakfast - just what's demanded and nothing more and so on. Hard to find some place to eat in the vicinity. 10 min walk to the town "centre" and some restaurants here.
A good budget choice for an overnight stay on the way to something else. I'm not going back however.

Stayed overnight before a meeting the next day. If I'm being pedantic the booking in could have been a little better and maybe get shown to your room? Little things make the difference.
The room was fine. It was large and very clean. The hotel was quiet and I had a really good nights sleep.
The landlady was very friendly and hospitable. Breakfast was excellent with proper bacon.
All in all very good.

We found our room very clean and the bed comfortable. However basic needs were not met (nowhere to hang towels & very limited storage space). The landlady who presides in a very hospitable manner over breakfast needs to give her (husband?) lessons in customer service, he wasn't very friendly and we weren't shown to our room, just given a key.
Breakfast was ok, some fruit would have been nice and could have done without the bran flakes being ground to a powder by the cereal dispenser but the cooked breakfast was very nice despite tinned instead of fresh tomatoes.
The whole place needs decorating and there's a very odd smell.... Not horrible exactly, just odd.
For £70 per night this hotel just doesn't compare to others in the town offering the same price but with much better facilities.

Never Will be back to this hotel.Very small room and bathroom microscopic.No ventilation in the room.Bad conditions for big money.1 night 70 pounds!!!The price of breakfast at the hotel but the smell does not allow to eat. I dont I ate.

Room Tip: I do not recommend.

Only stayed here one night as we were travelling through to do a Zipwire. Arrived later than we'd originally anticipated but that was no problem. Friendly check-in. Room, one double and two singles, was clean and had a small en-suite. Breakfast next morning was lovely, plenty of choice and was served quick.

Thanks for the lovely big room, very clean and comfortable.Close to so many interesting places i had to stay another night.Also enjoyed the informed chatter with the hosts over breakfast,best b&b discovered so far.
