“Absolutely beautiful”

This was an ideal couples 2 night getaway purchased from a group buying website. We found the Penthouse Suite absolutely beautiful and immaculately clean. As it was a June stay and very cold, the cosy atmosphere with the gas burner kept us very warm. The separate bedroom was gorgeous, as was the remainder of the apartment. We were most impressed with the design and attention to detail. The continental breakfast provisions were sufficient and what we expected. The owner was very welcoming and helpful. The kitchen was well equipped and spotlessly clean. Bathroom was a good size, layout and very clean also. The views of the city from this upper apartment were fantastic. In warmer weather the outdoor setting on the balcony would be ideal. I would recommend this to couples or solo travellers. The couch/bed could provide for a younger family member.

Lovely area but this B&B is overpriced. My son and I had to share the double bed which almost filled the one room of this glorified garden shed. The first thing we saw was a notice asking us to remove our shoes. The next notice warned that any confetti left behind would incur extra cleaning charges, and so on. The lavatory and shower were situated in a screened off part of the room with an ill-fitting sliding door. The remaining few spaces were cluttered with cushions and knickknacks. Again a notice warned that if any of this appalling kitch was discovered missing there was a list of charges that would follow. The breakfast was of the prepacked serve yourself variety, but there was plenty of it. The only hint of the advertised luxury was a decanter of sherry and an artificial flower (charged for if removed). We had pre-payed so stayed for the pre-booked five days but the room was not serviced each day. If the B&B had not insisted on a fifty percent deposit we would have found an alternative on arrival. I would certainly never go there again.

I am very disapointed to here that you were not happy.
The booking was done online and at no time did you mention that you would be father and son. On arrival i was a bit worrried but you said it would be ok. When booking online you would have seen on the website that our cottages are for couples as we only have queen size beds. Yes it is a small cottage as is advertized as this.( no deception is intended) Photo's can also be viewed.
Also on the website - for longer stays room is serviced every three days. which it was.
I spoke to you on several occasions , and at no time did you say you were unhappy, quite the opposite. It was my understanding that you wrere here to visit relatives and would only be sleeping here so the size did not matter.
If you had spoken up while you were here something elce could have been arranged.

Positives:
City cottage was worn out but cute, 3 levels with a spa. Would have been very cosy 10 years ago.

Negatives:
The website boasted city views with a continental breakfast upon arrival. Upon arrival city views were no where to be seen and the continental breakfast was 4 pieces of stale bread wrapped in glad wrap, pre packaged cereal and barely enough milk for 2 bowls.

Amenities were broadly tired and tasteless.

Above all the service was appaling enough to ruin our one night stay and compel us to write our first ever review. After a cold welcome from the hosts, we later asked at 9 pm on a Saturday night for the DVDs that were advertised to be in our room. In the 60 seconds it took the hostess to get the DVDs the host also found time to snarl "do you know what time it is"...followed by profanity that we'd rather not repeat.

The next morning we were reminded about the 10.30 checkout at 11am and informed that we would be charged an extra $25. Upon letting the hosts know our disappointment at the service, we were stood over (quite literally), and informed that "they didnt bother us so we should not bother them", and that "consideration goes both ways". I think they need to be reminded that for $250 a night it is reasonable to expect some level of service, rather than an expectation that guests will not "bother" the staff.

Definitely would not recommend.

Room Tip: Better quality rooms and service at better value can be found in close proximity. Cafe ivy in orlind...

Thank you for your comment, i would like to address all parts of your comments individually;

1. City View

The Cottage does have City views, but the day/night of your stay the cloud cover was low. This is beyond our control.


2. Breakfast;

Breakfast Consisted of 2 Yogurts 2 Croissants, 4 slices wholemeal bread, 2 boxes cereal, 2 packets porridge, jam, butter, orange juice, 1 jug -containing litre milk. All Fresh!!
All for one night accommadation.

3.After a cold welcome from the hosts, we later asked at 9 pm on a Saturday night for the DVDs that were advertised to be in our room. In the 60 seconds it took the hostess to get the DVDs the host also found time to snarl "do you know what time it is"...followed by profanity that we'd rather not repeat.

You were greeted by Me Denise the host, to a warm cosy cottage the fire had been on all morning to make sure it was warm for you.You knocked on our door at 9.30 pm and asked for DVD’s I promptly gave you 6 of our DVD to look at no question. Yes you were late coming to us for them but at no time was I rude to you.

4.The next morning we were reminded about the 10.30 checkout at 11am and informed that we would be charged an extra $25.

The Question of the late check out- Guest come to stay at Annie Roe’s and we respect there privacy. There is a sign in the room that states check out 10.30 am and late check out is your responsibility to inform before hand. As we have a cleaner who is paid by the hour so keeping her waiting costs us. you are also remined when siging the booking in form on check in that check out is 10.30

The Penthouse room is quite an attractive design and the view is lovely
However this property relies heavily on its location in The Dandenongs and its elevation and views. There seems to be very little atmosphere in the room.
There is a spa in the bathroom quich is a good size. However you are given 2 very small plain packet soaps and there are rather tacky prices on 2 candles and some bath salts at the edge of the spa. The towels are old tired and very small.(so take your own spa goodies and 2 large towels)
Using an online voucher at $125, expect breakfast to consist of small packet cereals and bread in zip lock bags. Pretty poor by any standard. There is barely enough milk in 2 small jugs in the fridge. (Olinda tea rooms are a lovely venue nearby for a hot breakfast)
Also get your coffee fix before arrival. There are just Nescafe instant coffee sachets in the room. Not a decent coffee or plunger in site.
You will also find a second tacky price list on the kitchen bench for some drinks in the fridge and several other available items.
I wouldn't advise this place as a preference

Room Tip: Try somewhere else in the region.

The devil, as is said, is in the detail.

Having visited Annie Roe's some 15 years previous and being absolutely jubilant at the result back then, I felt I would experience the same this time around. However much to my chagrin, I didn't.

Now some may think I am being picky, however when you're paying more than $250 a night, you expect quality in a B&B. For starters, as explained in an earlier review, staying in the Penthouse room which is directly above the owner's quarters had us feeling a little uncomfortable while trying to keep the noise down.

And there’s a lot more in the detail that concerned me greatly.

Car parking was fine, as was the walk towards the front door; however it went down hill from there. To our surprise the ground was littered with leaves (please don't think I've never seen leaves before, rather we are talking an obvious appearance that the leaves had been there for quite some time), and this included a large number on the mat in front of the Penthouse apartment entry door.

While waiting for the hostess I walked further to view what at first glance was a spectacular yard beautifully laid out with an Asian flavour in both plants and condiments. It really has a lot going for it...except for the doggie doo. Yep, it was dotted around the place most specifically on the paths! Add to this pathways littered with stones, dirt and leaves. Look, I used to live in Olinda and have owned a bunch of houses with significant gardens and I am well aware of the time it takes for upkeep. But hey, cleanliness is part of the package and is darned important in a B&B.

The Penthouse apartment was interesting in that it offered wonderful views, a terrific ambience and almost everything you could want in a B&B. The downsides though were frustrating... Not a single tissue to be seen, the table on the balcony was quite dirty, little signs were plastered everywhere including a request that you take off your shoes, and a breakfast way under expectations.

One of the worst issues though was poorish sleep quality thanks to a double bed. Yep, a double. In this day and age, nobody offers a room with a double bed in a "Luxury B&B"! Frankly at 181 cm it was too short for me and being narrow it resulted in two restless nights.

Look, the combination of trying to keep quiet in fear of upsetting the hosts, having to take extreme care not to step on doggie doo, a truly unwelcoming entrance (and almost every other outdoor area) thanks to laziness in cleaning, basic breakfast, a clean well equipped interior partially ruined by a lack of detail with poorly painted edges, and a relatively high room rate, has forced me to provide a 3 out of 5 rating. I won’t go back.

Room Tip: Book the City View apartment!

Annie Roes has a lot going for it. It is set in a beautiful part of the world and provides excellent and very comfortable accomodation in the beautiful Dandenong Ranges. It is idyllic and postcard perfect! We spent a few nights in the Penthouse Apartment which is the upper floor of the owner’s residence. The penthouse catered for all our wants, and from the balcony of the penthouse, the distant views were spectacular. Our host added some nice little touches upon our arrival with a bottle of Bubbly and a nice cheese platter. The surrounding villages are small,unobtrusive, quiet and quaint.

However, there are several things you should be aware of. First of all, as the Penthouse is directly above the owner's quarters we felt a little uncomfortable as we felt we had to tiptoe around and keep any noise to a minimum. Secondly, we did our booking for Annie Roes through “Groupon” and there was some confusion between what was advertised and ultimately what was provided. This confusion related in particular to Breakfast at Annie Roes. We understood that breakfast (or a Breakfast voucher to be exact) was included but, upon our arrival, we were told that as we were on a special deal this was not included. So the next morning, it was necessary to make our own arrangements for breakfast, something we had not anticipated.
After further expressing our concerns on this topic of breakfast, the hostess kindly agreed to provide us with fruit juice, cereal, bread, butter, yoghhurt etc for breakfast for the following morning. My advice therefore is that before you make your booking, have the breakfast situation clarified to avoid any misunderstanding.

We had a very enjoyable and comfortable holiday in this beautiful part of the world. The hostess was very friendly and understanding.

Denise and Peter were lovely hosts. Such a peaceful, beautiful night. We will definetly go there again. Never stayed anywhere as clean as Annie Roes. We just loved it so much to do
