“Beautiful until you stay a few days”

We had 35 people ranging in age from 5 – 85. The sleeping accommodations and number of bathrooms were perfect for this size of group. The beds are pretty much the same in all bedrooms and several of us had difficulty getting in and out of the beds due to the log side rails. My 85-year old mother fell out of the bed 3 times by not being able to put her feet on the floor due to the rail. As advertised, there was no air hockey table and the pool and foos tables were on the 3rd floor, causing a tremendous amount of noise on the main floor. There were no screened porches and lights needed to be left off after dark, on the porches, so as not to attract bugs. There are no tennis courts or golf courses on the cabin property as we thought. There is a small swimming pool a short drive from the cabin; however, there is no covered area at the pool for those who were supervising their children and needed to be out of the direct sun. Members of our family tried to utilize the gym near the pool, but the doors were locked. The home is advertised to accommodate 52 people; however, there is only parking for 4 automobiles at the cabin. The overflow parking is impossible to get to and from if the driver has any type of mobility issues and the overflow parking area was always full during our stay and could not accommodate our vehicles. Again, a home accommodating 52 people, only had 4 chairs on the porch, one of those chairs was broken and another had nails sticking up from the seat. Maintenance did bring 4 more chairs for us when we asked for them. We had electrical issues in the kitchen every day, called the management company and a maintenance man would come out, do something in the electric panel and leave. The electrical issues continued throughout our stay. There are two clothes washer and two clothes dryers, but all are on the lowest floor with bedrooms accommodating the most people being on the 3rd floor. The two outdoor hot tubs were a hit with the kids. There is a Jacuzzi bathtub and walk-in shower off one bedroom on the main floor, but the Jacuzzi tub jets did not work. Once reported to management a maintenance man came out and repaired a bad switch under the tub. There were leaks from a 3rd floor shower to the main floor and although the maintenance man could see the water dripping from the ceiling and pooling on the floor, he stated he couldn’t find the leak. The leaks were directly above a sofa and chair on the main floor, so the furniture was soaked and anyone sitting on that furniture was constantly dripped on. The kitchen is large and can accommodate several people working in it at one time. There are enough plates, cups, glassware and silverware for 52 people, but there is not cookware and serving dishes for meals to feed the 35 people we had in the cabin all week. Fortunately, a few family members thought to bring electric roasters, large griddles and cookware and we purchased several aluminum serving dishes. There are no sharp knives in the cabin, but again my family thought to bring some. There were limited views from the home due to the tree and shrubbery obstructions. There are ample activities and sightseeing in the area and we did not have any trouble keeping busy. We had a very challenging week at Black Bear Manor and I do not feel management adequately oversees the maintenance of the cabin, nor do they really care that you have concerns once you arrive at the cabin.

“plenty of room for 25 people”

We liked it because it accommodated our group with out sleeping in common areas and having to share rooms with other parts of the group. Each family had their own bathroom. There were plenty of washers/dryers, although the one dryer made lots of noise. The game room was a hit, but the floor was in desperate need of being cleaned. Kids feet were black. Kitchen accommodations were good. We cooked all our own food.
Tips..Bring ice for the initial stay. You can make more in the refrigerator. Bring a little extra laundry detergent as well as dish and dish washer detergent. An extra roll of paper towels helps also.
