Selected this hotel (lower end of Choice's quality scale) due to all of College Station and neighboring towns booked up for Texas A&M Family Weekend and on a road that goes back to I-45. Missed hotel on first pass as it is set back from the main road on a side street and the signage is purple and not clearly visible if approaching from the west/south. Drove up and found guys drinking and smoking in the parking lot and thought "uh oh", but they were guests politely adhering to the hotel's no-smoking policy. Lobby was clean and attractive, staff helpful and courteous. Elevator was out of order but staff was working on it.

room was clean and attractive. double queen room size was typically small but not cramped - worked for family of 4 with 2 older teens - and had usual items of low cost hotels: lamps with outlets in base, fridge, microwave, useable desk top, but also had wall mounted Toshiba flat-screen TV with extended basic cable package, digital wall-thermostat that really helped temperature control; bath had faux granite counter-tops and shower enclosure, tiled floor, curved shower rod. Bed and pillows were comfortable.The hotel attempts to give the look of a higher-quality hotel with lower-quality materials and workmanship, but it works.

My son used the indoor pool, which was over-chlorinated and a bit cold, but useable.

Franklin TX apparently gets hit with a lot of thunderstorms and the small town's power grid is delicate. Late-night lightning storm knocked out the cable TV and the hotel's reservation system, but the lights stayed on.

Active rail-line just cross the main road - a couple of trains pass each night and use horn at nearby crossings. The horn woke me, but I was already only lightly sleeping due to storm - didn't bother wife and kids. who slept soundly. Once I did finally go to sleep, I slept well.

Sunday morning breakfast 6 - 9am, too early for a Sunday, but staff extended it to 10 due to storm that apparently woke many of guests during night. Selections were good - eggs (disappointing), bacon, belgian waffles (good), biscuits & gravy, juice, coffee, cereal, oatmeal packs.

Regular room rates are a little pricey for the location, on a 2-lane state highway about 40 minutes from College Station and 30 from I45, but this may be because the hotel caters to electric grid and oil and gas work groups who come in on Sunday and leave late week, and/or College Station overflow. Choice was running a 30% off special for 3-day advance purchases, so the rate was more reasonable.

I expected a lower quality hotel but was pleasantly surprised. This may be the nicest hotel in a 30-mile radius outside Bryan/College Station. I would stay here again, but I gave 3/5 on value due to regular room rates.

Room Tip: pick a king suite on the north side of the hotel away from the road and the railroad tracks

Last weekend, June 29, some of my family came to visit. I don't have a lot of room, so we booked rooms at the Sleep Inn, in Franklin, TX. Shay, at the front desk was gracious, helpful and professional. The rest was a complete mess. I won't be staying there again, and I wouldn't recommend them to anyone for anything. The entire 3rd floor had no hot water. Every time a key card was used, it deactivated, so every other time we left a room, we had to get the key re-coded. The next morning, when Shay tried to discount the price of the rooms, she didn't have the authority to do it, and the "manager"couldn't be bothered to even answer her phone, much less return a phone call. I sent her an e-mail, requesting that she call me so I could state my case and she hasn't even acknowledge the email. So, I will be telling every body that I come in contact with about my experience. Feel free to share. Ebonique 'Shay' Henderson was a gracious and professional front desk clerk. The manager, Erica Davis, couldn't be bothered to even return her calls.

Room Tip: The entire third floor had no hot water.

Great customer service, Very comfy beds and cool walkin shower. Great alternative if College Station Hotels are booked up. Stayed here for LSU game and although about 40 minutes away would stay here again.

My stay here was great. the staff greeted you by name everymorning. If you needed anything you just call the front desk and they were able to help. The town its self is small and not much to do after hours, But for meals there is a place called Lone Star Burger barn that has just about anything you could want to eat. the DQ is way to high.. There is also a Mexican food restrant that is good. The motel has an indoor pool that is clean also the maid service takes extra time to see that your room is done right. as stated in the other reviews it is a little high, but what isnt now days.. and the Train is loud but it only comes thru 2 or 3 times a night and its moving pretty fast so you only here it for a second. PS there breakfast is real eggs , bacon, sasauge, gravy, biskits, everything...If I am back in this area I will stay again.. also they have flat screen TV with HBO Stars and Encore + the regular stuff and great showers with plenty of hot water and water pressure.

Stayed here when everything was booked in College Station and it proved to me that I will definitely stay here next time. This was the cleanest Choice hotel I have used! The staff were helpful,friendly, and took care of all the guests professionally. The room was very clean and the pool was great. I thought the rate was a little high for a small town but I truly enjoyed the stay.

Great Hotel, new and easy to get to. Just off of hwy 79, only 45 min to College Station.
Very helpful staff. made a great recommendation for supper...New Baden General Store. All you could eat catfish with lots of local atmosphere. The rooms were big and clean. Breakfast plentiful and good. Only complaint would be it is near some RR tracks.

Room Tip: West side would by best.
