We (married couple, no kids, early 30s) stayed Thanksgiving weekend (2010); checking in on Friday and out on Sunday. We came here for a wedding, but the wedding party was staying at the Sunday House. Reviews for that location were very mixed and the photos left something to be desired. After some research on Trip Advisor, we found All Seasons Downtown Retreat. We paid the standard $159 per night weekend rate (note: there was NO rate hike for the holiday weekend, thank God).
We were greeted by the owner (Joe Cloud). He was personally cleaning the room and attending to the final touches. Joe is a great owner for this type of B&B (energetic, likes what he does, and pays a lot of attention to detail: this is evident by the great stories written in the guest book; looks like Joe goes above and beyond any requests).
Joe gave us a tour of the area and offered dinner advice at some local restaurants. We called Joe after he left to request no cleaning after our first morning (we always think this is a waste of time, resources, and energy). He informed us that there was not any normally a scheduled cleaning for a two-night stay; if you require a cleaning staff to invade your space after the first night, keep this information in mind.
LOCATION: The hotel is a very easy three block walk to Main Street. This turns out to be a blessing during a busy weekend as there is no noise from Main Street. There is a parking lot for guests. No room is further than 40 feet (give or take) from the parking lot; another blessing when lugging around bags.
ROOM CONDITION: We stayed in Room #4. It is bigger than the pictures lead us to think. It has a queen bed (which is what we have at home). This room is more like a very nice studio apartment with full kitchen, study area, walk-in closet, and plenty of bathroom space.
FOOD & BEVERAGE: Room included local pastries, bananas, oranges, apples, candies (good candies, not the junk your grandma tried to force you to eat), great coffee, tea, large (unopened) HEB orange juice, Promised Land milk, variety of sodas. As well, the room had all of the “extras” like sweeteners (every brand you can imagine), liquid creamer (thank God), and butter.
AMENITIES: Full size refrigerator and freezer, coffee maker, microwave, two-burner electric stove, hairdryer, pool towels, his/her robes, and of course all of the usual utensils, pots, pans, knives, silverware you need for cooking a meal. We did not find a tea kettle so we just boiled water in a pot. There is a hot-tub with the pool, but we did not utilize it. The large flat-screen TV (with DirecTV and about 200 channels) is wall mounted and swivels around the corner for viewing in either the kitchen or the bedroom … a great idea.
PHONE/WIRELESS: There is NO land-line phone, so you must have a cell phone. There is an “emergency” cell phone provided in the room, but it ONLY dials 911. There is very fast (non-password required) wireless. Our iPhones and laptop connected instantly.
GREEN: The hotel strives for a “green” theme. For example, your unused soap, shampoo, lotions, etc. are collected, combined with other rooms, and sent to impoverished nations. We like that the owners offer these ideas without ramming them down your throat.
LAST THOUGHTS: This was our first weekend to Fredericksburg and we plan on staying at All Seasons Downtown Retreat every visit until they give us a reason not to … which we never see happening.

Marktplatz, where Fredericksburg’s many festivals are held throughout the year, is only one block away! Escape to Downtown Retreat and have the best of both worlds by staying in the lap of luxury, while being just a stone's throw from all the excitement in Fredericksburg!
