“Luxury on a Budget”

A beautiful B&B located right on Main Street in the historic district. Delicious breakfast served each day. Walk to shopping and local attractions. Great rates compared to other properties in district. $ 99 Sun thru Thurs and $ 199 Fri and Sat. There are 5 other very nice rooms in the main house; but check on the availability of Kadens Cottage (where my wife and I stayed), a beautiful one bedroom cabin located on the grounds of the Queen Anne, but directly behind the main house; wrought iron king size bed and large Jacuzzi tub. There is also a spa on the property, as well as a large hot tub and deck for socializing.

My husband and I hadn't taken a vacation in quite some time so we were really looking forward to our trip to Fredricksburg, Texas. We had heard so many great things about it, it seemed like the perfect get away for a few days. We had never stayed in a B & B so we decided on the Queen Anne offered through management company Absolute Charm. The pictures on the web for any vacation stay are always a chance we take when we choose a place. Such was true with the Queen Anne. We chose to stay in the Kadence suite, which is really the old carriage (garage) house of the main house. We chose it because it was separate and would be private and, we hoped quiet as well. What we found was that the Queen Anne property is on a very busy main road with 18 wheelers travling through at all hours of the day and night. But worse we found the Kadence suite to be very dark and dingy. Here are the problems we found.
1. Cobwebs everywhere
2. Dirty gritty floors
3. Dirty tub.
4. Dim lightening in side the room and no lightening outside the suite at the front door.
5. Extremely unconforable bed. It was supposed to be a Sleep Number Bed, but it felt like we were sleeping on a pull out sofa. Lumpy and dirty as well. We found stains on the bed skirt, so disgusting!
6. Two of the lamps had dead light bulbs .
7. Coffee left for us to brew expired 3 months ago, Apritl 2013.
8. The toilet would not stop running, we had to lift up the tank and reach in there and adjust it.
9. Parking was not allowed on the property but we had to park out on the main dark and busy street.
10. We had gnats in the room and in the bathroom.
11. Bathroom door does not allow for privacy.
I write this for all of you who, like us, want to have a pleasant stay in Fredricksburg, to please be aware of this particular B & B. We we were so very disappointed. Please take caution.

Stayed in the Kadens cottage for 2 nights - perfect! Spacious, clean, and comfortable! Breakfasts were delicious and we loved that it was walking distance to town (we like to walk/exercise - if you don't prob wouldn't think this walkable). Would definitely stay in the cottage again!

We stayed here for 5 nights and I must say the place is beautiful. Old, charming Victorian home. Keuring coffee maker at your disposal 24/7, HUGE breakfast and great hospitality!! We stayed in the Alyssa Suite which had a king sized bed with great mattress and pillows!!! Great place, and a great little town.

Room Tip: Rooms in rear are quieter at night, but are closer to the kitchen.

We stayed in the Caroline Suite at Queen Anne. The entire house, including our suite, was very well appointed, with expensive-looking furnishings (some antique) and very nice paintings, and our suite had a comfortable king bed. While with any bed & breakfast experience in an old house, you expect some inconvenience, this suite and house simply had too many negatives to merit a positive review. We did not hear a lot of noise from other rooms, but there is no protection from noise in the common areas. There is a common sitting area with a nice fireplace down the hall from the Caroline, but if someone is in there, you may as well ask them to join you in your room. Also, the kitchen is right outside your door, so when breakfast preparations begin, sleep time is over. There is no off-street parking. The Caroline has a flat roof, so if it rains (which it did both nights of our stay), the overhead noise is noteworrthy. To make matters worse, the ceiling leaked and dripped water on our luggage. A lovely full breakfast is served. It was very good, but nothing really remarkable or special. The Caroline has a sleep number bed, but that feature didn't work. The bathroom vanity is an antique piece that is touted as special, but the mirror is so low that a person of average height can't really use it. Service was adequate but no personal touch--very commercial. Compared to other places we have stayed in Fredericksburg, this was not a good value.

Room Tip: The Caroline is located right next to the kitchen, so about 7:30 it gets very noisy. There is also...

We stayed in the Caroline room, and LOVED it! I think it's the largest room they have in the main house! Gorgeous decorations, bed was super comfy, and a yummy breakfast every morning in their beautiful dining room! Would have loved it even more if those darn 18 Wheeler trucks found a different route. They weren't bad, but the overall experience of Fredericksburg as a whole would have been much better w/o all of that traffic going through the town! Hopefully they will get their votes passed & send those trucks a different way! I would definitely go back to visit! Loved the Queen Anne B&B! Lovely, old home kept in great condition! Takes you back to the early 1900s, which is my favorite! :)

Room Tip: This room was right next to the kitchen, so be prepared to wake up at 7:45am! I would love to stay...

We rented the whole house for a family destination wedding at one of the wineries. It was perfect! Our bride used the little cottage out back to get her seven bridesmaids and herself ready for the big day. The beds are so comfortable that it was hard to get up in the mornings. All of the beds are beautiful big ol' beds with gorgeous dressings and soft, soft linens. The breakfasts rivaled anything around and the house staff was unobtrusive and wonderful. How relaxing to sit in the rocking chairs on the porch after the big day! Breakfast is at nine, and it was so good we didn't want to eat lunch until around three o'clock! Wonderful old house and grounds, with a little house outside for massages. Great deck out back for family conversations. We didn't take advantage of the hot tub, but we left it for something to do on our next visit. Do yourself a favor and enjoy this gem.

Room Tip: Any room is a good choice.
