Couldn't get a return phone call or email after leaving two messages on the answering machine and sending two emails through the web site. Even though the venue is nice, the hostess, Paula turned very dour and terse when I explained my wife's' food allergies and that we needed something different for breakfast. Her solution was to just not serve us breakfast at the "Bed and Breakfast". This was the second and now last time we will stay there until there is a new manager/host there.

I would like to add to the great reviews this BnB has already earned. We stayed in the back rooms (San Juan room) that is near the pool and jacuzzi. Although near the street, it was quiet at night, and not that loud to disturb the daily siesta. Bikes were provided and we rode to the park and saw the multitude of seagulls and then rode over to the shoreline drive by downtown and saw the old victorian mansions.
Paula was very helpful and provided varied delicious breakfasts every morning. Coffee and tea with cookies were available anytime. Breakfast was available only at 9am, so we explored the area on blikes as mentioned until breakfast time.
The large room was spotless, and the grounds and pool kept up by the groundskeeper/handyman.
Those who entertain the notion of running a BnB would do well by staying here and take copious notes. This is hospitality done right.

I actually run out of superlatives when trying to describe what a wonderful B&B this is. However, the underlying thread that makes everything work here is the hospitality of the innkeeper. She is charming and gracious, the answer to every question seems to be 'yes,' and it is clear that her standards for excellence make the stay here so enjoyable. However, the property is somewhat amazing as well, the other 'star' in the show. The details in every room, in all of the common areas, are just delightful. We were with a group, and saw all of the rooms. Each one is charming and comfortable, and the decoration and furnishings are just amazing. Highly recommended! (Oh, and a side note .. if your group goes fishing and wants an amazing place to cook and serve your catch .. go to Shimpy's just a few miles south.)

We stayed in the Black Jack Room. It has a great view and the shower is excellent. I would rate the physical B&B with 5 stars - also a good location to walk to cute shops. The breakfasts were very good. Our room was cleaned every morning and turned back at night. The lady helping Paula was very nice. HOWEVER, Paula was extremely rude upon our arrival (at 4:30 on a Friday). There are 6 couples of us who live all over the state (high school friends). We get together once a year. Three couples arrived at the same time. She scolded us for all talking at once - told us we needed to be quite (there were no other guests there). When we tried to ask questions she explained that she would tell us the "Rules" and show us our rooms. She was absolutely no help when asked about dinner locations - told us we needed to look at the "book" in the living room (contained menus). She reminded me of a teacher that hates her job. As an adult, I can't remember anytime I have been talked to so rudely by someone that is in the hospitality business! The New York couple that owns this property need to send her to customer service classes!

This is a lovely bed and breakfast. It is charmingly decorated and clean. Our family booked all four rooms in the main house (there are more rooms in a separate building), and so I got to see all those rooms. My husband and I were in room # 4 and were very pleased with it. The bed was very comfortable (note though that all the beds, at least in the main house, are queen size only, so if you need a larger bed that could be a problem). The bathroom had only a shower but it was a large one, with a high shower head, which, being tall, I appreciate. The toiletries were nice and there were robes in the room. Granted the TV was older but we did not care about that, only being there for one night. There was some road noise. The public areas are attractive and the swimming pool, though small, is clean and pretty, with a small but nice hot tub. The grounds are well maintained. Breakfast the next morning was a tasty breakfast pizza, with bacon on the side, ripe cherry tomatoes and delicious ripe cantaloupe. I could not finish it. The house is conveniently located close to downtown shops and of course the water. Parking seemed a bit limited. Overall, it was a very nice stay and we would happily stay here again.

Hoopes Hose is right on the bay in Rockport. The rooms are comfortable and clean, and cool and dark at night. Breakfast is great. The innkeeper, Paula, is so meticulous and careful about everything that you cannot find anything to complain about. Highly recommend.
