We were so looking forward to everything to be as we read on the website, but upon arriving and seeing the For Sale sign in front, we knew it may not be. The innkeepers were out of the country and interim innkeepers were in their second week of running the Katy House. We were told that because the property is for sale, some of the furnishings were removed to enhance value. The Conductor's Quarters was our room and the walls were bare, no railroad memorabilia as we had expected. Our walls couldn't prevent the sounds from the bar across the street and the constant train whistles. Breakfast lacked the smell of freshly baked bread and jalapeño grits everyone raved about. The restaurant we had hoped to visit was also closed, apparently Smithville businesses close as they desire!

Loved everything about this Bed and Breakfast. From walking into on the hardwood floors, looking at all the memorabilia from the Railroad, to the clawfoot bath in the 'Texas Special' suite. Just amazing history. Breakfast was a scrumptious homemade bread, eggs, homemade preserves, fruit and many more options. Easy check in and easy check out. Would definitely stay here again.

Room Tip: I was in the Texas Special...nice little porch to have a glass of wine on.

Katy House B&B is a charming place to spend the weekend in historic Smithville. The delicious breakfast is the icing on the cake! Visit in the autumn. You can walk two blocks to downtown, you can visit the Chamber of Commerce Visitors' Center, shops and have a delicious dinner at Back Door Cafe.

Room Tip: No pool or fitness center

This grand old house is located two short blocks from antique row and a tiny park by the railroad tracks. The curtain surrounding the clawfoot tub in our private bathroom (sink nestled in an old trestle sewing machine table) and the bedroom decorated with train pictures (and a gorgeous quilt on the big wooden bed) set the atmosphere. I loved hearing the trains during the night--nostalgia from my youth. The breakfast was as pretty as it was delicious, and the conversation with the chef (Bruce) made it even more special--he's is a train engineer! Bruce and Sallie made us feel very welcome and comfortable. It was my husband's birthday, and we had a great time!

Beautiful old house, gracious and friendly hosts, and delicious breakfast. The Katy House is a first-rate B&B. We enjoyed exploring Smithville. After a long day of walking around town, the rocking chairs on the balcony of the Texas Special room offer a great way to relax. Other reviews have noted noise from the emergency siren and passing trains, but these things never presented a problem to us. In fact, they add to the small town charm. We thoroughly enjoyed our stay at the Katy House!

My husband and I stayed at Katy House for one night at the start of our (long!) honeymoon road trip. We loved our room and the porch/decking area was an added treat. In the morning we were delighted by an amazing home-cooked breakfast (those eggs! I won't forget them!) & freshly baked cookies, as well as great conversation. Highly recommended!

We picked the Katy House based on other reviews and were super happy with our choice. Check in was a breeze, our room was lovely and the rockers on the front porch were great to sit outside and read a book on a lazy afternoon (I even napped on the front porch swing). We did the walk through town to see where recent movies have been filmed and the neighborhoods are beautiful with amazing trees and old big homes. We enjoyed shopping for antiques in town, eating at the Back Door, and just relaxing. Breakfast was amazing and the chocolate chip cookies were a nice treat throughout the day. We also went to Warrenton, TX for the crazy antique show market. So many vendors, too little time!
