Initially I booked three nights so we could take advantage of the Nat'l Parks Annual Pass special with the regular best rate. We ended up buying a pass before our visit so I called to see if I could change our reservations for the AAA rate and they obliged. When we arrived, Ashley at the front desk was very helpful with dinner suggestions and answering questions.

I review lodging according to what it is and in its context. This is an inn in a small town in southern Utah so I will not review it in comparison to a boutique hotel in NYC. From previous reviews I knew not to expect the traditional B&B or a cosmopolitan idea of a boutique hotel. It turned out to be what I expected and a little more. The location of the inn is on the edge of town compared to the restaurants but it's a small town so you're not too far. The views from the front porch are beautiful*.

Our double queen room was very spacious. There is a gas fireplace in one corner next to a table and chairs. The corner across from it has an armchair next to a mini-fridge and coffeemaker*. There isn't a microwave in the room but there is one in the breakfast area which I imagine you can use as needed. There is a nightstand between the beds and an armoire and chest of drawers for clothing if you desire to unpack.

The bathroom has faux drawers but plenty of counter space*. The only awkward thing is that the toilet is behind the door so if you go in to wash your hands and forget about this, the door will hit the toilet. There is an indentation in the door due to this.

Breakfast is served until 10am which is great for late sleepers. It consists of scrambled eggs, cheese omelettes, bacon, biscuits, sausage and sausage gravy in the chafing dishes. There is a waffle maker which is a hit with children. There's cereal, breads, coffee, juices, and more. If tables are unavailable in the dining area, there is seating just outside*.

Spent one night at Victorian Inn. Was glad to get a room on a busy weekend.

It is charming, and so different your typical motel. It has a feel between a bed-n-breakfast, and a boutique hotel. Room was adequate size, nicely appointed.

Our room was a king with in-room fireplace and jacuzzi for $129 - great value. We liked the bath products. Bed was very firm.

Here are the nit-picky things that kept it from a 5 star review:
1) Breakfast was almost identical to a Hampton Inn, Nothing unique or special. Adequate.
2) When we arrived, someone (housekeeping?) had turned our AC to 54 degrees. It was like an icebox.
3) Moldy baseboards in the bathroom next to the shower.

We would stay there again, but not first choice.

Thank you for taking the time to let us know how your stay with us was. We always want to do and be the best we can for our guests. I am happy to have this brought to my attention, although I must apologize because it should have been my housekeeping department not one of our guests to bring it to my attention.

I have this on my top priority list to have repaired. I have also brought to their attention about the cold room. Again we always want our guests to walk into a comfortable, inviting room!

Where the breakfast is concerned, I am sorry you were not too impressed with that. We usually get great comments for our Breakfast. I am always open to suggestions to make our guests more comfortable and happy.

Thank you so much and we hope you will give us second chance and visit us on your next visit to Kanab.

Really nice place to stay when we came from Zion Nationalpark. The breakfast was awsome and the service was great. The room was spacious and clean. You can see that the tennants take care. There was WiFi included.

We stayed at the Victorian Inn for 7 nights and felt right at home! The bed was comfortable. The breakfast was plentiful. The staff was excellent! The quaint porch makes a nice place to sit in the evening. Our king size room was a little small but the double queen size rooms seemed to be very generous.

Just to let you know all of our rooms are not the exact same size. Some of our rooms are a little larger than others. The upside though is they are all beautiful and nicely done. :-)

Our "quaint porch" really is nice. Especially the one on the west side. You can watch a lovely sunset or enjoy your breakfast in the early morning crisp clean air if you desire.

Our green Victorian room with beautiful and tasteful wallpaper, big beautiful and fresh white coverlet king bed, fireplace , beautiful dark-wood dresser --- say -- we took a deep breath after a long drive and just relaxed.
Breakfast the next morning was fully appointed -- that is -- they had everything you could think of and in an inviting Victorian area in which to dine.
Unfortunately, a bus load of noisy foreign tourists woke us up at 1:00 in the morning. But even that couldn't keep us from enjoying the place.

Room Tip: Don't sign up with the place is booked for a tour group.
